How do you plan a garage conversion?

A garage conversion in Cheshire is usually an internal change, so planning permission is often not required, while building regulations approval normally is if the space will be lived in. This guide is the list of decisions to settle, and it is not a building sequence.

What should you decide before anyone boards the walls?

A garage conversion makes the garage into somewhere you live, or into part of the rooms you already live in. The Planning Portal says planning permission is not usually required, providing the work is internal and does not involve enlarging the building [S1]. If the intention is to convert a garage into a separate house, whoever will occupy it, planning permission may be required [S1]. Permitted development rights are sometimes removed on a new housing development or in a conservation area [S1]. Listed building consent may be required where work is proposed to a listed building [S1]. The allowances apply to houses and not to flats and maisonettes [S1].

Crewe, Nantwich and Sandbach are the first towns this guide has in mind. Anyone in the UK can post.

Does a habitable garage need building regulations approval?

The Planning Portal says the conversion of a garage, or part of a garage, into habitable space will normally require approval under the building regulations [S2]. The same page sends you on to doors and windows, drainage, electrics, external walls, internal walls and roofs [S2]. Those are the headings a quote should use, so you can see what is included. This guide does not turn those headings into a construction sequence.

GOV.UK says building regulations approval is different from planning permission and you might need both [S3]. You do not have to arrange approval yourself if you use someone registered with a competent person scheme for work the scheme covers [S3]. An infill of the garage door, a new floor and a new circuit may not all sit on one scheme. Ask the builder which body will sign which part.

What should the quote say about the door, the floor and the next-door wall?

Most integral garages are recognised from the street by the door. Filling that opening changes the appearance even when the footprint does not grow. The planning page's test is whether the work is internal and does not enlarge the building [S1]. A new window in that opening is part of the building regulations conversation the conversion page points at under doors and windows [S2]. Ask the quote to say what the street will see.

The floor of a garage is often lower, or built as a slab for a car. Making it a floor you live on is part of why approval normally applies [S2]. Ask whether the price includes raising the floor, insulating it, and the damp proofing. Do not assume a carpet solves it.

If the garage wall is the boundary with the neighbour, excavation or work to that wall can bring in the Party Wall etc. Act 1996, which GOV.UK says is separate from planning and building regulations and covers work to a party wall and excavation near a neighbour's foundation [S4]. Where it applies, the neighbour is told by a party wall notice. This guide does not set the timetable.

Who deals with the electrics and the water?

The Planning Portal says electrical installation work in a home in England and Wales must comply with the building regulations [S5]. An installer registered with a competent person scheme can self-certify [S5]. If they are not registered, notifiable jobs need inspection by a building control body [S5]. A new circuit is notifiable [S5]. In England, special locations are the spaces around baths and showers [S5]. A garage conversion that adds a shower is that sentence as well as a drainage sentence [S2]. This guide does not tell you to run cable or to move the consumer unit.

Electrical Safety First: find a registered electrician; NICEIC; NAPIT. QuoteZila is not affiliated with this organisation.

If you add a basin or a loo, say so, because drainage inside the work may be the part that needs approval even when a simple refit of fittings would not. The conversion page already expects drainage to be considered for a habitable garage [S2].

What should the quote name when no price is printed here?

This guide does not print a conversion price. Citizens Advice says some traders charge for quotes, so ask first, and to get written quotes from at least 3 traders [S6]. A quote is a fixed price and an estimate is a rough guess [S6]. Keep any unavoidable deposit to 25% at most [S6]. VAT registration applies above £90,000 of taxable turnover in 12 months, or if that is expected within 30 days [S7].

Jobs you might post

These are examples, not taken from real job posts.

  • Integral garage to a home office, door opening filled with a window to match the house. No sleeping. Ask which approvals they will run [S1] [S2].
  • Garage to a bedroom. Say someone will sleep there. Ask for the floor and the escape question to be in the brief, not added later.
  • Garage on a house in a conservation area. Ask them to check whether permitted development still applies before they draw the elevation [S1].

Anyone in the UK can post or register. QuoteZila is a new, early-stage project, so replies depend on who has joined near you [QZ5]. Up to five matched local businesses can quote [QZ2]. QuoteZila is free for customers and local businesses [QZ1].

Approval routes are on GOV.UK building regulations approval. New circuits belong with a registered electrician.

Builders and electricians are the trade pages. Garage conversion cost starts from the shell and does not print a conversion total, and converting a garage into a room is the quote list for the floor, the walls, the door and the wiring. This guide is those decisions, not that price and not a building sequence. Building a new garage is building a garage. All services.

Questions about garage conversions

Do I need planning permission to convert a garage?

The Planning Portal says planning permission is not usually required if the work is internal and does not enlarge the building. Converting the garage into a separate house may need permission. Rights are sometimes removed on new developments and in conservation areas. A listed building may need listed building consent. The allowances apply to houses, not flats.

Do building regulations still apply?

Yes in the ordinary case. The Planning Portal says conversion of a garage, or part of a garage, into habitable space will normally require approval under the building regulations. Its page points at doors and windows, drainage, electrics, walls and the roof as parts of that work.

What about the electrics?

The Planning Portal says electrical work in a home must comply with the building regulations. A registered competent person can self-certify. A new circuit is notifiable. In England the spaces around baths and showers are special locations. This guide does not tell you to add sockets or to move a consumer unit.

Is a workshop the same as a bedroom?

Describe the use honestly. The building regulations page is about habitable space. If someone will sleep there, say so. If you only want storage and shelves, that is not this guide.

Does QuoteZila check builders?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
