Two different kinds of roof insulation
Upstairs rooms in Cheshire that are cold in winter and hot in summer get bundled under one phrase: roof insulation. The first houses this guide has in mind are in Crewe, Nantwich and Sandbach, and the phrase still covers two different layouts. A layer at ceiling level is not the same specification as a layer that follows the slope. This page does not print a figure, because we could not find two dated public sources that agree on one.
It is also not a set of steps. You will not find a way to cut material, a depth to aim for, or a sequence for working above a ceiling. Those details are for the person who does the work, from documents they are prepared to name. Your part is the brief and the comparison.
Where might the insulation sit?
Ask the installer which of two layouts they are pricing. One sits at the ceiling of the top floor, so the space under the tiles stays outside the heated rooms. The other follows the slope, so a room in the roof is inside the heated part of the house. This guide does not tell you which layout you need, and it does not give a thickness for either.
Say whether anyone already sleeps in the roof, whether the loft is only storage, and whether a conversion is being talked about later. A quote for storage above a bedroom ceiling is a different visit from a quote for a room you live in. If you are not sure of the layout, say that. Do not climb up to find out. A photograph of the landing ceiling, and of the roof from the garden, is enough for a first conversation.
A conservatory roof is a different building element. If that is the job, read conservatory roof insulation rather than treating a glass roof as a loft.
What should the written quote name?
Citizens Advice describes a quote as a fixed price and an estimate as a rough guess [S1]. Ask for the price in writing, and be wary if it stays verbal [S1]. Written quotes from at least 3 traders are what that page suggests, and some traders charge for preparing a quote, so ask first [S1]. The paper should show a fixed total, a breakdown, how long the price lasts, whether VAT is included, and when it can rise [S1]. A daily rate needs days and hours written down or the work can be strung out [S1].
The VAT line on GOV.UK is about the business, not about your loft. Registration is required if taxable turnover for the last 12 months is over £90,000, or if the next 30 days are expected to push it over £90,000 [S2]. Ask whether the insulation total includes VAT.
If a deposit cannot be avoided, Citizens Advice says not to agree more than 25%, and to get a receipt [S1]. Prefer a card and stages, rather than cash for the whole job before it starts [S1]. Check the installer's insurance and your buildings insurance yourself [S1]. A much lower figure can be a thinner specification, or a trader without the skills the job needs [S1].
| Question on the quote | Why you are asking |
|---|---|
| Layout | Ceiling level, or following the slope |
| Rooms | Which parts of the home are in the price |
| What is left undone | Boarding, hatches, pipes, decoration |
| VAT | Whether it is inside the total, beside the £90,000 rule [S2] |
| Deposit | Held to 25% where one cannot be avoided [S1] |
What do the letting rules actually require?
Many houses are owner-occupied. The minimum energy efficiency standard is about landlords. GOV.UK's guidance for domestic private rented property in England and Wales says landlords can no longer let, or continue to let, properties the regulations cover if the energy performance certificate is below E, unless a valid exemption is in place [S4]. Read that as a letting rule. It does not name roof insulation as the work that must be bought.
If you need the band, search by postcode, by street and town, or by the certificate number [S5]. Where no certificate exists, or the one you find has expired, you can get a new one [S5]. Do not brief an installer to "deliver band E" from the roof alone unless you have said that the rest of the home is someone else's problem to explain. This page will not make that promise for them.
What if the covering is coming off as well?
Replacing roof coverings on pitched and flat roofs is listed by GOV.UK among works that can need building regulations approval [S3]. That approval is different from planning permission, and you might need both [S3]. You do not have to arrange the approval yourself where you use someone on a competent person scheme [S3]. Insulation laid at ceiling level is not the same sentence as a new covering. If your job is both, say both. If you only want the layer inside, say the tiles or slates stay. Ask building control when you cannot tell which description fits [S3].
GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.
House roof repairs, where the brief is a leak rather than a layer, are covered in the roof repair cost guide. Keep the two jobs from being compared as if they were one.
What should you not do in the roof space?
Do not treat this page as permission to go up. It does not tell you to open the hatch, to walk on joists, to lift boards, to move cables, or to roll a layer out yourself. Stored boxes, water tanks and cables are the installer's problem to see, not a householder method. If you already know the loft is boarded, or that a tank sits in the middle, write that down from memory. If you do not know, say you do not know.
The same refusal applies to the outside. This page does not tell you to get onto the covering, to lean out of a roof window, or to measure a slope from a ladder. Roofers and builders are the trade pages for people who do that work. You are posting a description.
How do you compare two quotes?
Put the layout side by side first. Then the rooms. Then what is excluded. Only then look at the totals. Citizens Advice notes that a price which is a lot lower may not be the same work [S1]. A quote that includes boarding you can stand on later is not the same as a quote that leaves the ceiling soft. A quote that moves a tank is not the same as a quote that stops at the tank.
Ask what happens if they find a wet patch, a wasp nest, or timber they will not work over. The answer should be that they stop and agree any extra with you, which is the Citizens Advice position on charging above a quote [S1]. Do not give a contractor an open instruction to "do whatever it needs" and then be surprised by the invoice.
What belongs in the Cheshire job post?
Write the town, the postcode, and whether the top floor is bedrooms, a loft room, or storage. Say if the house is privately rented, without turning the post into a claim that insulation is legally required. Mention access: a loft hatch on a landing, a dormer, no hatch at all. Mention if the landing is the only way to a child's room and the hatch must not be left open at the end of the day.
Anyone in the UK can post a job or register. QuoteZila is new, so the number of replies depends on which businesses have joined near you [QZ5].
Jobs you might post
These are examples, not taken from real job posts.
- Insulate above the ceiling of a two-storey house. The loft is storage. You have not been in it. Ask the quote to name what it includes around the hatch.
- Insulate the slopes of a room you already sleep in. State that you do not want the tiles replaced unless the installer finds they must stop and ask.
- Ask for a written insulation quote on a privately rented house, limited to the roof space, with no promise about the energy-certificate band.

What do people ask about roof insulation?
How much does roof insulation cost in Cheshire?
A layer at ceiling level and a layer that follows the slope are different specifications. Compare written quotes that name the same rooms and the same layout. Ask what is left out, such as boarding, the hatch and the pipes.
Should you go into the loft to measure it?
This guide says no. It does not tell you to open the hatch, to step on the ceiling, or to move belongings away from cables. Describe which rooms feel cold, take photos of the landing and the outside roof from the ground, and leave the roof space to the person you hire.
Does a private landlord have to add roof insulation to reach band E?
The GOV.UK landlord guidance says that, for domestic private rented property in England and Wales covered by the rules, they can no longer let or continue to let where the certificate is below E, unless a valid exemption is in place. It does not name a roof product and it does not set a works price. You can look the certificate up by postcode or by certificate number.
Does insulation by itself need building regulations approval?
This page does not invent a yes or a no. GOV.UK lists replacing roof coverings on pitched and flat roofs as work that can need approval, separate from planning permission. If your job also replaces the covering, ask a building control body. If you are only asking about a layer at ceiling level, ask them that narrower question rather than guessing.
Does QuoteZila check installers?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
Can you post roof insulation on QuoteZila?
Yes. Say which floors feel cold, whether anyone sleeps in the roof, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
