How much does a garage conversion cost in Cheshire?

In Cheshire, a garage conversion price depends on whether the space becomes a habitable room, what the existing shell is made of, and the services you add. Ask each firm to price that shell, the floor and the new services.

A garage conversion quote starts with the shell you already have

Cheshire garage conversions start from the shell you already have. An integral garage under a bedroom is a different structure from a detached block garage at the bottom of a garden. Photos of the outside do not show the floor slab, the damp course or the roof timbers. No figure is printed, because we could not find two dated public sources that agree on one. The quote is for that shell, not for a new building on the drive, unless you are also enlarging, and that enlargement should be named.

Planning: usually quiet, never automatic

The Planning Portal says planning permission is not usually required, providing the work is internal and does not involve enlarging the building [S1]. If the intention is a separate house, permission may be required no matter what the work involves, and the Portal says to discuss that with the local planning authority [S1].

It also says permitted development rights have sometimes been removed for garage conversions, and that you should contact the authority before proceeding, particularly on a new housing development or in a conservation area [S1]. Listed building consent may be required where work is proposed to a listed building [S1]. These householder notes do not apply to flats and maisonettes, or where a condition or an Article 4 direction has limited the rights [S1].

The Planning Portal text does not require you to keep a parking space. If a condition on your estate mentions parking, the council is the place to read it. A house in Sandbach is a Cheshire East question. A house in the west of the county may not be.

Habitable use and building regulations

The Planning Portal says the conversion of a garage, or part of a garage, into habitable space will normally require approval under the building regulations [S2]. Doors, windows, drainage, electrics, walls and the roof are the elements it points to [S2]. It does not publish a fee. Ask the building-control body what they will charge for this garage.

A study you sit in, a bedroom, or a kitchen is habitable space in ordinary speech. Say that in the brief. If you only want shelves in a garage you will still park in, say that too, because it may not be the same application. Do not strip the old lining or chase the walls until someone who is allowed to certify the work has said what the floor, the damp and the insulation need to do.

Electrics and plumbing inside the old shell

A garage that becomes a room almost always wants light, sockets and heat. The Planning Portal says electrical installation work in a home or garden in England and Wales must comply with the building regulations [S3]. A registered competent person can self-certify [S3]. Notifiable jobs include a new consumer unit, a complete new circuit, and alterations to existing circuits in special locations [S3]. In England those locations are the spaces around baths and showers [S3]. Work outside those locations can still have to comply even when it is not notifiable [S3].

Use a registered electrician for new circuits. Do not describe a plan to alter the consumer unit yourself, and do not take the method from a quote. If a bathroom is part of the brief, plumbing is a second trade. Ask for that work as its own line.

Electrical Safety First: find a registered electrician; NICEIC; NAPIT. QuoteZila is not affiliated with this organisation.

A garage that gains lights and sockets needs someone you can find on the Electrical Safety First register search. Cross-check NICEIC or NAPIT yourself. The conversion quote should name that person, or say the electrics are excluded.

What to photograph

  • The garage door, the inside looking out, and the ceiling.
  • Any steps between the garage floor and the house floor.
  • The consumer unit, from a safe distance, without taking the cover off.
  • The outside, so the firm can see if the garage is under a bedroom.
  • The postcode.

Jobs you might post

These are examples, not taken from real job posts.

  • "Integral garage on a semi in Crewe. We want a home office. Please include infilling the door with a window, insulating the floor, electrics and building control. We will keep the driveway as it is."
  • "Detached garage in the garden. We want to know if the existing shell is suitable for a habitable room before anyone prices a fit-out. If it is not, say so."
  • "Garage that already has a side door into the kitchen. Please price a utility and a downstairs WC, with building control, and keep the front as a store if the floor cannot be raised. State which option you have priced."

Comparing the quotes

Citizens Advice says a quote is a fixed price and an estimate is a rough guess, so get the description in writing from at least three traders [S4]. A much lower price can mean they are not quoting for exactly the same work [S4]. Ask to see insurance that runs until the work finishes [S4]. If there is a guarantee, ask if it is insurance-backed [S4]. Some traders charge for a quote: ask before they visit [S4].

After the old door comes out

The opening where the garage door was is the part neighbours will see, and it is the part that decides light and warmth. Ask for the infill to be described: brick or block to match, a window or a personnel door, the lintel if one is needed, and who makes good the driveway where the door track used to sit. A quote that says "front wall" and stops has not said whether the threshold steps up into the house or stays at garage level.

Think about the rooms next to the garage as well. A bedroom over an integral garage can be cold if the new ceiling is thin. Ask the firm to state the ceiling build-up they will use, and to say that building control has accepted it, or will be asked to [S2].

If the household still needs somewhere for bins, bikes or a freezer, say so. Losing the garage without a plan for those things is how a small fit-out grows a shed later. The shed is a different job. Do not let it hide inside the conversion total unless you want it there.

Parking conditions, if any, live in the planning history of the house, not in a rule you can copy from a brochure. Ask the council to read the decision for your address if the estate looks recent [S1].

Heat, the floor and the things the garage used to hold

Once the shell is accepted as a room, the arguments move to comfort and to storage you are about to lose. Ask each firm how the floor will be brought up to the house, if it needs to be, and whether a step remains at the old internal door. A quote that is silent on levels will surprise you when the fridge does not pass the threshold. Ask what happens to the old garage floor: left, overlaid, or dug out. Those are different weeks. Ask for a separate line for each floor option.

Damp in a garage that faced the weather is a reason to ask for a method, not a reason to name a tanking product in the brief. Ask the firm what they will do if the floor is wet, and ask them to write the assumption: dry slab, or treatment included. If treatment is excluded, say that in your comparison notes so a lower total is not treated as the same job.

Bins, bikes, a freezer and the lawn mower still need a home. Write them into the brief if you want the quote to include a store, or write them out so they do not appear as a surprise shed. A shed is its own planning question. Do not let it sit unnamed inside the conversion.

The trade page is builders. Circuits sit with electricians. Linings and skim sit with plasterers. All services.

This page prices the shell you already have and does not print a conversion total, while converting a garage into a room is the quote list for the floor, the walls, the door and the wiring, and how to plan a garage conversion is the decisions rather than a price.

Questions about garage conversions

How much does it cost to convert a garage?

An integral garage turned into a study is a different shell from a detached prefabricated garage. Ask quotes to name the structure, the floor, the front infill, heating and building control.

Do I need planning permission?

The Planning Portal says planning permission is not usually required if the work is internal and does not enlarge the building. Turning the garage into a separate house can need permission whatever the work looks like. Permitted development is sometimes removed, especially on a new estate or in a conservation area, so ask the council. Listed building consent may be required where the building is listed.

Do building regulations apply if I am only fitting out the inside?

For a habitable room, yes. The Planning Portal says conversion of a garage, or part of one, into habitable space will normally require approval under the building regulations. Internal decoration of a space you do not live in is a different description. Say which you want.

What about new sockets and heating?

Electrical installation work in a home must comply with the building regulations. A new circuit or a new consumer unit is notifiable, and alterations in the spaces around a bath or shower are notifiable in England. Use a registered electrician. Do not alter a circuit yourself. Ask them to price that work.

The garage door opening has to become a wall. Is that enlarging?

Infilling the door opening is not the same as extending the footprint. The Planning Portal's planning note is about work that is internal and does not enlarge the building. Whether your infill counts as enlargement is a question for the council if you are unsure. The habitable-room building-regulations point still stands.

Should I pay a large deposit?

Citizens Advice says to avoid large upfront payments, to consider buying materials yourself, and not to go above 25% if a deposit cannot be avoided. Get a receipt. Ask whether they charge to prepare the quote.

Does QuoteZila check garage conversion firms?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a garage conversion?

Yes. Say integral or detached, what the room is for, and your Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
