How much does a garage roof replacement cost?

In Cheshire, a garage roof price depends on whether the garage is detached, attached or part of the house, and on the covering being replaced. Ask whether the deck and the house abutment are included.

Three garages, three roofs

"Garage roof" in Cheshire covers at least three buildings. A detached garage in a garden in Crewe, a garage on the side of a house in Nantwich, and an integral garage under a bedroom in Sandbach are not one specification. This page does not print a figure, because we could not find two dated public sources that agree on one. The quote has to name which building it is, and which covering is coming off, before the totals can be compared.

Say which garage you have in the first line of the job. A contractor who prices a single-skin detached garage will not have priced the roof that is also the floor of a room above, and the totals will not belong in the same column.

What the Planning Portal says about the building, not the invoice

The Portal's outbuilding note is about constructing garages, not about a tariff. A new garage attached to a home would normally need building regulations approval [S4]. A new attached carport, open on at least two sides, would not normally need approval if it is under 30 square metres [S4]. A detached garage of less than 30 square metres would not normally need approval if it is under 15 square metres, or if it is between 15 and 30 square metres and is at least one metre from a boundary or built substantially of non-combustible materials [S4]. Sleeping accommodation takes a shed or outbuilding out of the small-building tests on the same page [S4].

Those tests do not say a later roof repair is exempt. Replacing the covering is on GOV.UK's list of work that can need building regulations approval, for both pitched and flat roofs [S3]. That approval is different from planning permission, and you might need both [S3]. A competent person scheme member can deal with the application so you do not have to [S3]. Ask the contractor whether your garage job is a repair of a small area or a replacement of the covering, and ask building control if the answer is unclear.

Sheets, and the chance they are asbestos cement

A lot of older detached garages are roofed with corrugated sheets. Some of those are asbestos cement. HSE's Asbestos essentials is guidance for trades on non-licensed asbestos work, and the index includes removing asbestos cement sheets and dismantling a small asbestos cement structure, plus cleaning weathered asbestos cement roofing [S5]. None of those sheets is a weekend method for the householder, and none of them is reprinted here.

Tell the contractor if the sheets are old, grey and corrugated, and that you have not broken any. Do not drop them into a skip to "make the job easier". Ask the quote to separate disposal from the new covering.

People on the garage roof

HSE treats roof work as dangerous even when it is brief, and it says sloping roofs need scaffolding so that people and materials cannot fall from the edge [S6]. Flat garage roofs need edge protection too. The same page describes a secure double guardrail and toeboard [S6]. Short tasks, measured in minutes, may be done from properly secured ladders and roof ladders [S6]. That is the contractor's plan. You do not walk the garage roof to count sheets.

An integral garage is part of the house

If a bedroom sits on the garage, the "roof" is also a floor. The Portal says that if you want to convert an integral or attached garage into habitable use, building regulations will normally apply [S4]. You may not be converting it. You may only be replacing a flat covering because it leaks into the garage. Say that, so nobody prices a conversion. Also say if the room above is cold, because the covering and the insulation are then part of the house, not a store.

Water from a failed garage roof often shows on stored belongings rather than on a ceiling. Photograph the stain and the outside junction with the house wall. The junction is where quotes go vague. Ask whether the abutment is included.

Quote lines

Citizens Advice wants the price written down [S1]. Some firms charge to prepare it, so ask [S1]. The total should say if VAT is included [S1]. Registration for VAT starts when taxable turnover over 12 months exceeds £90,000, or is expected to within 30 days [S2]. Keep any unavoidable deposit to 25% or less, with a receipt [S1].

What often gets forgotten

The garage door, the electrics on the wall, and the stuff inside are not the roof, but they decide whether the roof can be done in a day. A door that must stay usable, a freezer that must stay on, and a car that must come out are constraints. Put them in the brief. A quote that assumes an empty shell will not match a quote that assumes a working garage.

Guttering that currently dumps onto the drive should be mentioned. Replacing the roof without deciding where the water goes leaves you with a dry roof and a wet path. Ask for the outlet as its own line if it is not obvious.

Anyone in the UK can post a job or register. QuoteZila is new, so replies depend on which firms have joined near you [QZ5].

Jobs you might post

These are examples, not taken from real job posts.

  • Replace corrugated sheets on a detached garage. Note that they may be asbestos cement and must not be smashed. Ask for disposal as a separate line.
  • Replace a felt flat roof on an attached garage. The room above is a store, not a bedroom. Photos of the abutment with the house.
  • Replace the covering over an integral garage where a bedroom is above. State that this is not a conversion to living space.

Flat garages that hold water

A flat garage roof that ponds after rain is telling you about falls, outlets or a deck that has sagged. Say whether you can see standing water from an upstairs window. Do not climb up to prod it. A quote that only names a new covering, and says nothing about the fall toward the outlet, can leave the new covering sitting in the same puddle. Ask the contractor to state whether they will correct the fall, add an outlet, or leave the deck as it is.

The junction where the garage meets the house wall is the other silent line. If water has stained the brick there, photograph it. A new sheet or a new felt lap that stops short of a proper upstand will leak in the same place. Ask for the upstand to be described. If the contractor needs to cut into the wall, that is a different amount of making good from a cover that only laps the existing flashing.

Doors and side windows of the garage are not the roof, but a scaffold or a sheet delivery may block them. Say if the side passage is the only way to the back garden. A price that assumes a lorry can reverse to the door is not the price for a garage reached through a gate.

If the garage is on a shared drive, say who else uses it and when the drive must stay clear. That is not a legal ruling about ownership. It is so the contractor does not price a delivery that cannot happen. Neighbours' consent, if you need it for a scaffold on their side, should be mentioned before the quote is accepted, not after the poles arrive.

Comparing the figures

Match the covering and the disposal before you match the pounds. Citizens Advice says a much lower price can mean a different job [S1]. Pay by card in stages if you can [S1]. Check insurance yourself [S1].

Questions about garage roofs

How much does a garage roof replacement cost in Cheshire?

A detached sheeted garage and an integral flat roof over a room are different buildings. Compare quotes that name the same garage and the same covering. Ask whether the deck stays, and whether the abutment to the house is included.

Does a new attached garage need building regulations approval?

The Planning Portal says building a new garage attached to an existing home would normally need building regulations approval. A detached garage under 15 square metres normally would not, and one between 15 and 30 square metres normally would not if it is at least one metre from a boundary or built mainly of non-combustible materials, with no sleeping. A roof replacement is not the same sentence as building the garage.

Is replacing the covering controlled too?

GOV.UK lists replacing roof coverings on pitched and flat roofs as work that can need approval. Approval is different from planning permission. You do not have to arrange it yourself if you use a competent person scheme registrant. Ask building control about your garage.

What if the sheets look like asbestos cement?

HSE's Asbestos essentials includes task sheets for trades removing asbestos cement sheets and for cleaning weathered asbestos cement roofs. This page does not copy those steps. Leave suspected sheets intact and say so in the job.

Does the edge need protection?

HSE says sloping roofs need scaffolding so people and materials do not fall from the edge, and it describes edge protection for flat roofs as well. Ask who provides it. Do not go up to measure the garage yourself.

Does QuoteZila check garage roofers?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a garage roof on QuoteZila?

Yes. Say attached, detached or integral, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
