What changes the cost of roof cleaning?
A roof cleaning quote depends on the size and pitch of the roof, how it will be reached safely, the cleaning method and treatment, and whether gutters and repairs are included. HSE says almost one in five deaths in construction work involve roof work [S1], so access is a large part of the price, and this guide prints no figure.
Last reviewed:What does a roof clean usually include?
A roof clean removes moss, lichen, algae and dirt from the roof covering, then clears what falls into the gutters. Some cleaners also apply a treatment to slow regrowth, and a few offer a coating. Each of those is a separate piece of work, so two quotes can describe very different jobs under the same name.
This guide does not print a price. It explains what changes a roof cleaning quote and what to ask before you agree to one. QuoteZila starts in Cheshire, with Crewe, Nantwich and Sandbach first, and anyone in the UK can post the job.
If you want to know more about the methods themselves, our page on roof tile cleaning explains how scraping, brushing, washing and treatment differ.
What changes the price of roof cleaning?
| Factor | What to ask | Why it moves the price |
|---|---|---|
| Roof size | Which slopes are included, front, back or all? | More area means more time and materials |
| Height and storeys | Bungalow, two storeys or three? | Higher roofs need more access equipment |
| Pitch | Shallow or steep? | Steep roofs are slower and need more protection |
| Access method | Scaffold, tower, powered platform or roof ladders? | Access can be a large share of the total |
| Obstacles below | Conservatory, extension, greenhouse or busy path? | Extra protection or a different access route |
| Method | Hand scraping, brushing, low-pressure or high-pressure washing? | Gentle methods take longer |
| Treatment | Is a biocide included, and which one? | A separate product and labour line |
| Gutters | Are gutters and downpipes cleared and checked? | Often a separate line |
| Waste | Is moss and debris bagged and taken away? | Disposal and tidying time |
| Repairs found | Are slipped or cracked tiles reported or fixed? | Repairs are usually priced after the clean starts |
| Asbestos check | Is the roof covering known? | A check or survey adds cost and time |
| VAT | Included or extra? | Changes the total [S6] |
Ask every cleaner to price the same scope. If one quote includes scaffolding, gutters and treatment and another does not, they cannot be compared.
Access and safety: why it costs what it does
HSE says almost one in five deaths in construction work involve roof work [S1]. It says some of those killed are specialist roofers, but many are just repairing and cleaning roofs, and that the main causes are falls from roof edges or openings and through fragile roofs and rooflights [S1].
HSE's general advice on work at height is to do as much work as possible from the ground, make sure workers can get safely to and from where they work, and use equipment that is suitable, stable and strong enough for the job [S2]. It says ladders and stepladders should only be used for light work of short duration, a maximum of 30 minutes at a time, and should not rest against weak surfaces such as plastic gutters [S2].
HSE also says the Work at Height Regulations 2005 apply to building owners who may contract others to work at height, and that the work must be properly planned, supervised and carried out by competent people [S3]. That is a good reason to ask each cleaner how they will reach the roof before you look at the price.
This page does not give DIY steps for roof work. HSE has guidance on work at height. HSE: work at height. QuoteZila is not affiliated with this organisation.
Asbestos and older roofs
HSE says asbestos can be present in any building built or refurbished before 2000, and that using it in construction or refurbishment has been illegal since 1999 [S4]. It lists asbestos cement roofing material among the things asbestos was widely used for in the past [S4]. HSE says that if you come across material you think may contain asbestos, you must stop work immediately [S4].
Older garage roofs, outbuildings and some house roofs can have cement sheets or slates. If yours might, ask for it to be checked before cleaning starts. Scraping or washing a material that contains asbestos is not a routine clean, and the cleaner should say so if they have doubts.
Cleaning methods and their cost
The method affects both the price and the result:
- Hand scraping and brushing is gentle on tiles but slow, so it costs more in labour on a large roof.
- Low-pressure washing rinses loosened growth off without blasting the surface.
- High-pressure washing is quicker but can wear some concrete tiles and push water under the laps. Our pressure washing roof cost guide covers that method.
- Treatment only kills growth that then weathers away over time, with no scraping. It is less disruptive but slower to show results.
- Coatings after cleaning are an extra. Ask what the product is and what the business says it does.
Ask the cleaner which method they recommend for your tiles and why. A cleaner who uses the same method on every roof may not be the right fit.
What can come after a roof clean?
Cleaning often reveals problems that moss was hiding. Ask the cleaner to photograph and report anything they find, such as:
- cracked, slipped or missing tiles
- loose ridge or hip tiles
- worn mortar at the verges
- damaged flashing round the chimney
- blocked or broken gutters and downpipes
These are roofing repairs, priced separately. Our roof repair cost guide explains what changes those prices, and gutter cleaning costs covers gutters on their own. Agree in writing what happens if repairs are found, so work does not stop halfway with scaffolding still up.
Timing, weather and the visit
When the job happens can change how long it takes, and so the price:
- Dry, mild weather suits most methods. Wet or icy tiles are slippery and slow the work, and many treatments need a dry spell after they are applied.
- Scaffolding may already be up for another job, such as painting or window replacement. Sharing it can save a second access charge, so ask both trades.
- Birds sometimes nest under tiles, in gutters or on chimneys. Ask the cleaner how they will check for nests before they start, and what they will do if they find one.
- Neighbours may need to know if scaffolding, ladders or run-off will affect a shared path or drive.
A cleaner who prices from the ground or from photos may give an estimate rather than a fixed quote. If they need to go up to see the roof before quoting, ask whether that visit is charged. Be at home if you can, so you can point out problem areas, such as a leaking valley or a gutter that overflows.
How do you compare roof cleaning quotes?
Ask each business for the same details:
- which slopes and roofs are included, including any garage or extension
- the access method, and who supplies and erects any scaffolding
- the cleaning method and any treatment or coating, named
- how gutters, downpipes and waste will be handled
- how paths, plants, ponds and drains will be protected
- what happens if damage or asbestos is suspected
- the total, with VAT shown
Citizens Advice says to try to get written quotes from at least 3 different traders, and that some traders charge for quotes, so ask about this first [S5]. It says a quote is a fixed price, while an estimate is just a rough guess [S5]. It also suggests asking to see the trader's insurance policies [S5].
Jobs you might post
These are examples, not taken from real job posts.
- "Two-storey semi with moss on the back slope. Please quote to clean, treat and clear the gutters, and say how you will reach the roof."
- "Bungalow roof and detached garage. Garage has old grey sheets. Please check what they are before quoting for any cleaning."
- "Front and back slopes, conservatory below at the back. Please quote with scaffold and explain how the conservatory roof will be protected."

Questions about roof cleaning costs
How much does roof cleaning cost?
This guide does not print a figure. A single-storey bungalow roof with easy access and a three-storey house roof that needs scaffolding are very different jobs. Ask each roof cleaner for a written quote that lists access, the method, any treatment, gutter clearing and waste.
Why is access such a big part of the price?
Because roof work is dangerous. HSE says almost one in five deaths in construction work involve roof work, and that many of those people were just repairing and cleaning roofs. HSE's advice includes doing as much work as possible from the ground and using the right equipment. Scaffolding, towers and powered platforms cost money, and a quote without them may be cutting corners.
Do I have any duties when I hire a roof cleaner?
HSE says the Work at Height Regulations 2005 apply to building owners who may contract others to work at height, and that work must be properly planned, supervised and carried out by competent people. Ask the cleaner to explain how they will reach the roof safely before you agree.
Is a biocide treatment worth paying for?
It depends on the roof. A treatment can kill moss and lichen roots that scraping leaves behind, so growth returns more slowly. Ask what product the cleaner uses, how it will be applied, and how plants, ponds and drains will be protected. Ask for it as a separate line so you can choose.
Could the roof contain asbestos?
HSE says asbestos can be present in any building built or refurbished before 2000, and lists asbestos cement roofing material among things it was used for in the past. If you are unsure, ask for the roof to be checked before cleaning. That check is a separate cost.
Should gutters be cleaned at the same time?
Usually, yes. Moss and grit scraped or washed off the roof end up in the gutters. Ask whether gutter clearing and downpipe checks are included, or priced separately. Our gutter cleaning cost guide covers that job on its own.
Does VAT change the price?
It can. A business must register for VAT if its taxable turnover for the last 12 months goes over £90,000. Ask whether each quote includes VAT.
Does QuoteZila check roof cleaners?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.
