How much does a roof leak repair cost in Cheshire?
In Cheshire, a roof leak price depends on the path the water takes, the access and what is found when the covering is opened. Describe the symptom, and let each roofer name the suspected entry.
Last reviewed:A stain is not yet a specification
A roof leak in Cheshire is water arriving where it should not. The first houses this page is for are in Crewe, Nantwich and Sandbach, and a stain on a ceiling is not yet a named repair. This page does not print a figure, because we could not find two dated public sources that agree on one. What you can do, from the ground and from the room below, is describe the symptom so three roofers price the same symptom: where the mark is, when it appears, and what you can see of the slope outside.
A brown patch on a ceiling can be two slipped slates, a split in a valley, a blocked gutter overflowing back under the felt, or a failed flashing at a chimney. Those are not one line on a quote. If you tell every roofer "the ceiling is stained above the landing", you have at least given them the same starting point. If you tell one of them "it is the valley" and another "it is the chimney", you will not be able to compare the replies.
What to write down before anyone visits
Stay off the roof. HSE defines work at height as a place where a person could fall far enough to be injured, including a fall through a fragile roof, and it says to avoid that work where reasonably practicable [S4]. Photos from a landing window, from the garden, and of the stain itself are the useful ones.
Note:
- Which room, and whether the stain grows in heavy rain or appears later.
- Whether there is a loft, and whether you have looked only from the hatch without walking off the boards. If you have not looked, say you have not.
- Any roof window, valley, chimney or flat section near the stain.
- How old the covering is, if you know, and that you may be wrong.
- Whether water is still coming in today.
Do not lift felt, do not pull a slate back into place, and do not lean out of a roof window. The roofer's first job is to find a path. Your job is the description.
A look at the roof can be a charged visit
Citizens Advice says some traders charge for quotes, so ask before anyone comes [S1]. The Advertising Standards Authority says a "no call-out" claim is misleading if the firm still charges for travel, for the initial diagnosis, or for any other fee before the work is agreed [S5]. Ask the plain question: if you find the cause and I do not go ahead, what do I owe?
A quote, once you do go ahead, should be a fixed price rather than a rough estimate [S1]. Citizens Advice says the trader cannot charge more unless you agree extra work, or there was a genuine mistake in the written price [S1]. The National Federation of Roofing Contractors says an estimate for refurbishment can change once tiles or slates come off and the sub-structure can be seen [S6]. Put those two sentences together in the instruction you send: the first visit prices a defined repair, and anything found after the covering is opened is a new agreement, not an automatic extra.
Access, fragile surfaces, and a repair that grows
HSE says sloping roofs need scaffolding to stop people and materials falling from the edge, including at the rear of a terrace [S3]. Short tasks, measured on that page in minutes, may use properly secured ladders and proper roof ladders [S3]. Falls through fragile roofs and fragile rooflights are listed there as a main cause of death and injury in this work [S3]. If your leak is at a roof light, say so, and do not stand on the light to show someone where it is.
All of that access belongs in the quote. A price with no access line is not yet comparable with a price that includes a tower.

If the repair becomes a replacement of the covering, GOV.UK says replacing roof coverings on pitched and flat roofs can need building regulations approval, which is different from planning permission [S7]. You might need both [S7]. You do not arrange that approval yourself if you use a competent person scheme member [S7]. NFRC says its scheme in England and Wales applies when more than 50% of the roof area is replaced, and that those members can self-certify without a building inspector [S6]. A leak repair is not that sentence until someone shows you it is. Membership of the federation is voluntary [S6].

The lines on the paper
VAT is separate from the leak. A business registers when taxable turnover for the last 12 months passes £90,000, or is expected to pass it within 30 days [S2]. Ask if the repair total includes it. If a deposit is asked for, Citizens Advice says not to go above 25% where you cannot avoid one, and to get a receipt [S1].
| Line | What you are checking |
|---|---|
| Symptom you described | Repeated back in their words |
| Suspected entry | Named as a suspicion, not as a fact you certified |
| Opening the covering | What they will lift, and what happens if timber is soft [S6] |
| Access | Scaffold, tower, or a short-task ladder plan [S3] |
| Roof lights | Treated as fragile, not as a place to stand [S3] |
| If it becomes a re-cover | Whether the area would pass 50% [S6] |
| Making good inside | Ceiling stain in or out of the roof price |
| VAT | Included or not, beside £90,000 [S2] |
Jobs you might post
These are examples, not taken from real job posts.
- Stain on a landing ceiling that grows in rain. Photos of the ceiling and of the rear slope from the garden. Ask for a written price for the investigation and a separate note if the repair cannot be fixed until the covering is open.
- Leak beside a roof window. State that nobody should stand on the window. Ask for the access method in the quote.
- Overflow from a gutter that seems to run back under the tiles. Ask the roofer to say if the gutter is part of their price or a different trade.
Anyone in the UK can post or register. QuoteZila is new, so how many roofers reply depends on who has joined near you [QZ5].
Inside the house, and leaks that are not the roof
A ceiling stain is sometimes a pipe, a shower tray or a tank in the loft, not the covering at all. If the stain appears when nobody has run a bath and it tracks the rain, say that. If it appears after a shower, say that too, because a roofer and a plumber will otherwise price the wrong trade. This page does not tell you to open a ceiling. It tells you to mention the timing.
Making good the plaster is often missing from a roof quote. Ask whether the price stops at the felt, or whether someone will cut out the stained board and leave the ceiling ready to decorate. Decoration itself can be a third trade. Leaving it out is fine if the quote says it is out.
Chimney flashings, valley linings and abutment lead are common places for water to get in, and they are also common places for a quote to say "check and seal" without saying what will be replaced. Ask for the material. A smear of sealant is not the same as a new flashing. If the contractor will not know until they are up there, the quote should say the first price is for the look and the opening, and that a flashing replacement will be priced before it is done [S1].
Comparing leak quotes
Lay them side by side and mark any quote that prices a full re-cover while the others price a local repair. That gap is not a bargain until you know the roof needs the larger job. Citizens Advice says a much lower price may mean the work is not the same work [S1]. Pay by card, in stages, rather than cash for the whole job up front [S1]. Check the roofer's insurance yourself [S1].
NFRC says to ask up to three roofing contractors to look, and not to choose only because a figure is the lowest [S6]. It recommends asking for an insurance-backed guarantee on refurbishment work [S6]. A small leak repair may not come with one. Ask, and do not invent one if the answer is no.

Post a leak
Describe the stain and the town. Up to five matched local businesses can reply [QZ2]. QuoteZila is free for customers and local businesses [QZ1].
Honest status: QuoteZila is new. We're starting in Cheshire, beginning with Crewe, Nantwich and Sandbach, and growing area by area. Anyone in the UK can still post a job or register a business. How fast you get quotes depends on how many local businesses have joined near you. Businesses can register and receive jobs straight away. We don't check insurance, qualifications or registrations, so please check these yourself before you hire.
Posting a job is not open yet
Start with roofers if the water is from the covering. A plumbing leak in a pipe is a different trade: plumbers and the plumber cost guide. Scaffolders are separate if you are hiring access yourself. All services.
This page is the leak, where the water shows and what to write down from the ground, while roof repair cost covers a wider repair or a flat-roof replacement, including access and waste, and it also prints no pound figure.
Questions about roof leaks
How much does it cost to repair a roof leak in Cheshire?
A slipped slate and a failed valley are different jobs. Compare quotes that name the same suspected path for the water and the same access. Describe the stain and the weather that brings it on, and let the roofer name the entry as a suspicion.
Is the stain on the ceiling the location of the hole?
Not always. Water can travel along felt or a rafter before it drips. Describe the stain, and say you do not know the entry point. Let the roofer say what they will open. An estimate can change once a covering is removed and the sub-structure is visible.
Will someone charge to come and look?
Some traders charge for a quote, so ask first. If the advert says there is no call-out charge, the Advertising Standards Authority says that is fair only when you are not charged for the journey, the first look, or any other fee before you agree the work.
Does a small leak still need scaffolding?
HSE says sloping roofs require scaffolding so people and materials do not fall from the edge. It allows properly secured ladders and roof ladders only for short tasks, which it measures in minutes. Ask whether access is in the price. This page does not tell you to climb.
Could a leak repair become a replacement?
It can. GOV.UK lists replacing roof coverings as work that can need building regulations approval. NFRC's competent person scheme in England and Wales applies where more than 50% of the roof area is replaced. A leak visit that turns into that job should be re-quoted, not assumed.
Does QuoteZila check roofers?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
Can I post a leak on QuoteZila?
Yes. Say where the water shows, attach ground-level photos, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
