What changes the cost of pressure washing a roof?
In Cheshire, the cost of pressure washing a roof depends on the size and pitch of the roof, how it is reached safely, the tile or slate type, whether moss treatment and gutter clearing are included, and any repairs found. This guide prints no price, so compare quotes that cover the same method, access and clean-up.
Last reviewed:Why people clean their roofs
Moss, lichen and algae can build up on roofs, especially on slopes that stay damp and shaded. Some people simply want the roof to look clean. Others clean it because thick moss can hold water against the tiles, lift edges, and wash into gutters, where it blocks downpipes and causes overflows.
A roof clean is a different job from a roof repair, but the two often meet. Once the moss is off, a cleaner may find cracked, slipped or missing tiles, or worn mortar on the ridge. Those are repairs for a roofer.
QuoteZila is starting in Cheshire, with Crewe, Nantwich and Sandbach among the first towns. This guide prints no price. It explains the cleaning methods, the safety and wildlife rules, what changes the cost, and what to ask.
Ways to clean a roof
- Pressure washing. A jet of water from a pressure washer lifts moss and dirt off the tiles. It is quick, but high pressure can damage some roof coverings.
- Low-pressure soft washing. A cleaning solution is applied at low pressure, left to work, then rinsed off gently. It is aimed at algae and lichen with less risk to the surface.
- Hand removal. Moss is scraped and brushed off by hand, often followed by a treatment. Slower, but gentle on older tiles and slates.
- Treatment only. A moss or algae treatment is sprayed on and left to kill growth, which then weathers off over time.
- Cleaning and coating. Some businesses offer a coating after cleaning. Ask what the coating is, what it does, and whether it suits your tiles.
The right method depends on the roof covering and its age. Concrete tiles, clay tiles, natural slate and fibre cement slates all behave differently. Ask the business why they recommend their method for your roof.
Safety: roof work is high risk
Cleaning a roof is work at height, and roofs are among the most dangerous places to work. HSE says almost one in five deaths in construction work involve roof work [S1]. It says some are specialist roofers, but many are just repairing and cleaning roofs [S1]. It says the main causes of death and injury are falls from roof edges or openings, and through fragile roofs [S1].
HSE also says working at height remains one of the biggest causes of fatalities and major injuries, with common cases including falls from ladders and through fragile surfaces [S2]. A roof covered in wet moss and cleaning water is slippery. Do not climb onto your roof to clean it. This guide does not give steps for cleaning from a ladder or the roof. HSE: work at height. Ask every business how they will reach the roof safely: scaffolding, a tower, a cherry picker or a long-reach pole system from the ground. The access method can be a large part of the price.
Asbestos cement roofs
Some roofs, garages and outbuildings are covered in fibre cement sheets or slates, and older ones may contain asbestos. HSE says asbestos can be present in any building built or refurbished before 2000 [S3], and that in the past it was used widely for things such as asbestos cement roofing materials [S3]. HSE says that if you come across any material you think may contain asbestos, you must stop work [S3].
Do not pressure wash, scrape or brush a roof covering you are not sure about. Ask a specialist to check it first, and tell any roof cleaner if your roof may be of that type. Health and Safety Executive (HSE). QuoteZila is not affiliated with this organisation.
Birds, chemicals and run-off
Nesting birds. Birds can nest under tiles, in gutters and around chimneys. GOV.UK says all wild bird species, their eggs and nests are protected by law [S4]. It says you are breaking the law if you intentionally take, damage or destroy a wild bird's nest while it is being used or built [S4]. It suggests avoiding harm by timing work to avoid the breeding season [S4]. Ask the cleaner to check for nests before starting.
Treatments. Moss and algae treatments are biocidal products. HSE says members of the general public should never use biocidal products that are only intended for professional users [S5]. Ask which product the business uses, and how they will protect plants, ponds and pets.
Run-off. Cleaning water carries moss, grit and any treatment into gutters and drains. Ask how the business will stop debris blocking downpipes, and how they will protect paths, cars and windows below.
What changes the cost of pressure washing a roof
| What is being priced | What makes it bigger or smaller | What to ask |
|---|---|---|
| Roof size | Bungalow, semi, detached, or several roof slopes | How they measured the roof |
| Pitch and height | Steep roofs and taller houses are harder to reach | How they will reach it safely |
| Access | Scaffold, tower, cherry picker or pole system | Whether access hire is in the price |
| Roof covering | Concrete tile, clay tile, slate or fibre cement | Why their method suits your covering |
| Method | Pressure wash, soft wash or hand removal | What pressure and products they use |
| Treatment | Moss or algae treatment after cleaning | Which product, and how plants are protected |
| Gutters | Clearing gutters and downpipes after | Whether gutter clearing is included |
| Repairs | Cracked or slipped tiles found during cleaning | Whether repairs are priced separately |
| Coating | Optional coating after cleaning | What it is and whether it suits your roof |
| VAT | Whether the business is VAT registered | Whether the total includes VAT |
A business must register for VAT when its taxable turnover for the last 12 months goes over £90,000 [S7]. Ask whether each total includes VAT.
Gutters, repairs and what comes after
Moss washed off a roof ends up in the gutters. A quote that does not include clearing the gutters and downpipes afterwards may leave you with a blocked system. Ask for gutter clearing to be named in the quote.
Ask the cleaner to photograph anything they find, such as cracked tiles or loose ridge mortar, and to tell you before they start any repair. Roof repairs are a job for a roofer, and you may want quotes for them separately. See the roof repair cost guide for what changes the price of common repairs.
Moss comes back over time, especially on shaded slopes. Ask what the business suggests to slow regrowth, and how often they think the roof will need treating.
Roof cleaning in Cheshire
A roof cleaner or roofer covering Crewe, Nantwich, Sandbach and the villages around them will want photos of each roof slope, and to know the type of house and how many storeys it has. Say whether there is a conservatory, an extension or a garage roof that also needs doing, and whether there is space for access equipment.
If the house is in a terrace, mention it, because the cleaner may need to protect neighbouring roofs and gutters. Anyone in the UK can post a job or register a business on QuoteZila.
What to have ready before you ask for quotes
- photos of each roof slope, taken from the ground
- the type of house and number of storeys
- the roof covering, if you know it
- whether there are conservatory, extension or garage roofs too
- whether you want gutter clearing and a moss treatment
- where access equipment could go
- your postcode and any dates to avoid
How to compare roof cleaning quotes
Check each quote for:
- The method, and why it suits your roof.
- How they will reach the roof safely.
- Any treatment product, and how plants and drains are protected.
- Gutter and downpipe clearing.
- How repairs found during the job will be handled.
- How they will check for nesting birds.
- Whether the price is fixed and includes VAT.
Citizens Advice says a quote is a fixed price, while an estimate is a rough guess, so you might end up paying more [S6]. It suggests asking to see the trader's insurance policies and checking they do not run out before the work is finished [S6]. Public liability insurance is the cover for when someone is hurt or property is damaged [S6].
Jobs you might post
These are examples, not taken from real job posts. "Moss on the back roof slope of a two-storey semi. Please quote to clean, treat and clear the gutters." Or: "Bungalow roof with heavy moss. Please advise whether pressure washing or hand removal suits the tiles." Or: "Clean the roof and conservatory roof, and check for any slipped tiles."

Questions about roof cleaning costs
How much does it cost to pressure wash a roof?
This guide does not print a price. The size and pitch of the roof, the access and any scaffolding, the tile or slate type, the cleaning method, moss treatment, gutter clearing and repairs all change the total. Ask for quotes that name the same method and the same clean-up.
Is pressure washing bad for roof tiles?
It can be, depending on the tiles and the pressure used. High-pressure water can strip the surface of some concrete tiles, push water under laps and loosen older tiles or slates. Ask whether pressure washing suits your roof, or whether hand removal or a low-pressure soft wash is a better fit.
Should I clean my roof myself?
It is not a good idea. HSE says almost one in five deaths in construction work involve roof work, and that while some are specialist roofers, many are just repairing and cleaning roofs. A wet, mossy roof is slippery. Leave it to a business with the right access equipment.
Can I pressure wash a roof with cement sheets?
Do not jet wash corrugated cement sheets or tiles you are not sure about. HSE says asbestos can be present in any building built or refurbished before 2000, and it was used in asbestos cement roofing materials. Get it checked by a specialist first.
When is the right time to clean a roof?
Dry, mild weather suits roof cleaning and treatment. Avoid the bird nesting season if birds are using the roof. GOV.UK says it is against the law to intentionally take, damage or destroy a wild bird's nest while it is being used or built.
Do roof cleaners use chemicals?
Some apply a moss or algae treatment after cleaning to slow regrowth. These are biocidal products. Ask what product they use and how they will protect plants, ponds and drains. HSE says members of the public should never use biocidal products that are only intended for professional users.
Does QuoteZila check the businesses who quote?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
