How much does a metal roof cost in Cheshire?
In Cheshire, a metal roof figure depends on the system being named and on the covering it replaces. Sheets, a tile effect and a standing seam are different specifications, so the quote should name which one.
Last reviewed:Name the system before you name a figure
"Metal roof" in Cheshire is a family of coverings, not one product. A corrugated sheet on a workshop, a pressed tile on a house, and a standing-seam sheet on an extension can all be described with the same two words, including on buildings around Crewe, Nantwich and Sandbach. They are not one specification. This page does not print a figure, because we could not find two dated public sources that agree on one. Ask for the system, the profile and the deck underneath to be named before you set two quotes side by side.
Ask every contractor to write the system they will use: the metal, the profile, the manufacturer if they have one, and whether the sheet is the finished weathering or only a layer in a build-up. A quote that says "metal roof" and then a total cannot be compared with a quote that names a seam, a coating and a trim. This page does not claim that one system is lighter, quieter, or longer lived than another. Those comparisons were not on the sources read for this guide. If a contractor makes them, ask what they are basing them on.
The covering coming off
The new sheet is only half the conversation. The old covering decides disposal, and sometimes whether the job should stop. Corrugated cement sheets can look a little like metal from the garden, especially when they are grey and ridged. HSE publishes Asbestos essentials for building and maintenance trades doing non-licensed asbestos work [S7]. The task list includes removing asbestos cement sheets, small asbestos structures, and cleaning weathered asbestos cement roofing and cladding [S7]. None of that is reprinted here as a weekend job. Do not break sheets to "see what they are". Tell the contractor the roof is old and corrugated, that you have not sampled it, and that you want disposal separated from the new covering.
If the existing roof is clearly tile or slate, say that instead. A metal covering going onto a roof that has just lost its tiles is a different visit from a sheet-for-sheet swap. The federation says a refurbishment estimate can change once tiles or slates come off and the sub-structure can be seen [S4]. Agree that any extra timber is explained and accepted by you before it is done. Citizens Advice says the trader cannot go above the quoted price unless you asked for extra work, you agreed extra work they described, or the written calculation contained a genuine mistake [S1].
Approval, and a percentage that is not a tariff
Replacing roof coverings on pitched roofs and on flat roofs is on GOV.UK's list of work that can need building regulations approval [S3]. Approval and planning permission are different, and a job can need both [S3]. Using a competent person scheme member means you do not have to arrange the approval yourself [S3]. If the description of your job is unclear, ask a building control body [S3].
There is a separate scheme point from the roofing federation. Its Competent Person Scheme operates in England and Wales when the work replaces more than 50% of the roof area, and members can self-certify that work without a building inspector [S4]. A repair of a few sheets is not that sentence. Ask the quote to say whether the area being replaced crosses that line. Treat 50% as the scheme threshold only, still tied to that federation page [S4]. It does not sort one quote from another, and it is not a metal rate.
GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.
Membership of the federation is voluntary [S4]. A listed or historic building can be taken to the National Heritage Contractors Register [S4]. Metal on a listed house is a question for the council as well as for the contractor. This page does not decide listing.
Edges, fragile lights, and staying off the sheet
All roof work is highly dangerous, HSE says, even if the crew is only up there for a few minutes, and it wants trained competent people [S5]. On a slope, scaffolding is part of keeping people and materials from going over the edge, and the eaves need that protection, including the rear of a terrace [S5]. Flat metal roofs are not exempt from edge thinking: the same page describes a secure double guardrail and toeboard [S5]. Tasks measured in minutes may be done from properly secured ladders and proper roof ladders [S5]. You do not choose that shortcut from the lawn, and this guide does not explain how to rig it.
Falls from edges, through fragile roofs, and through fragile rooflights are the main causes of death and injury on that page [S5]. A metal sheet can sit next to an old plastic rooflight. Do not use the rooflight as a step. Work at height, defined by HSE, is any place where a fall could injure a person, including a fall through a fragile roof, and it must be planned, supervised and done by competent people [S6]. Avoid the work at height where it is reasonably practicable to avoid it [S6]. For a householder, that means photographs from the ground.

Written totals, VAT and deposits
A quote, on the Citizens Advice page, is a fixed price. An estimate is a rough guess [S1]. Be wary if nobody will write it down [S1]. Try for written quotes from at least 3 traders, and ask whether they charge for the quote itself [S1]. The paper should carry a fixed total rather than an open daily rate, a breakdown, separate material costs, how long the price holds, whether VAT is in it, and the circumstances in which it can rise [S1]. If a day rate is all you can get, write down the days, the hours in a day, and the point at which they must stop and ask you [S1]. A day rate can otherwise be stretched.
VAT registration kicks in when taxable turnover for the past 12 months exceeds £90,000, or is expected to exceed £90,000 within 30 days [S2]. Ask the metal quote to say if VAT is included. The threshold belongs to the firm's turnover, not to your roof.
Where a deposit really cannot be avoided, do not agree more than 25%, and take a receipt [S1]. Pay by card, in stages, rather than cash up front [S1]. Check the contractor's insurance and your buildings insurance yourself [S1].
The federation's advice to householders is to select up to three contractors, ask each for a quote, and not to decide only because one number is the lowest [S4]. Judge the advice and whether you have confidence in that contractor [S4]. Ask for a guarantee on new work or refurbishment. An insurance-backed guarantee is what they recommend [S4]. QuoteZila does not issue that guarantee.
| Line | What the quote should state |
|---|---|
| System | Metal, profile and build-up, named |
| Old covering | Tile, slate, metal, or suspected cement sheet [S7] |
| Area replaced | Whether it is more than 50% [S4] |
| Deck and trims | Included, or listed as extras |
| Edge protection | In the contractor's plan [S5] |
| Disposal | Separate from the new sheet |
| VAT | Next to the £90,000 threshold [S2] |
| Deposit | 25% ceiling if a deposit is unavoidable [S1] |
Noise and condensation
Householders ask whether rain on metal will be loud, and whether the underside will drip. This guide has no measurement for either, and it will not rank systems. Ask the contractor to say, in writing, whether an underlay, a lining or a ventilation detail is part of the price. If they say nothing, the quote is for the outer sheet only until they say otherwise.
Junctions are where metal jobs go quiet on paper: a wall abutment, a valley, a roof window, a soil pipe. Ask each one to be named. A total that stops at "supply and fit metal" has not yet said who cuts the hole around the pipe or who replaces the flashing at the chimney. Those lines change the job, so ask for each junction to be named before you compare totals.
Say how the material will arrive. A long sheet that cannot turn into a terraced rear can mean a different handling plan from a sheet that can. You do not need to solve the handling. You need the quote to admit it.
Jobs you might post
These are examples, not taken from real job posts.
- Price a metal sheet roof on a detached outbuilding. Note that the existing corrugated sheets might be asbestos cement and must not be broken. Disposal as its own line.
- Price a metal covering for a house slope that is currently tiled. Ask for the sub-structure to be allowed for in writing if it is soft once the tiles are off.
- Price standing seam on a single-storey extension. Name the wall abutment and the outlet. No claim about weight.
Anyone in the UK can post a job or register. QuoteZila is new, so the number of replies depends on who has joined near the job [QZ5].
Setting the quotes next to each other
Line up the system, the disposal and the edge protection. Then look at the totals. Citizens Advice warns that a much lower price may be different work, or a trader short of the skills [S1]. The roof repair cost guide is the place for a patch on a covering you are keeping. Do not compare that patch with a whole metal replacement.

Questions about metal roofs
How much does a metal roof cost in Cheshire?
Sheets, a tile effect and a standing seam are different specifications. Compare quotes that name the same system and the same building. Ask what covering is coming off, and who disposes of it, before you compare the totals.
Does a new metal covering need approval?
GOV.UK lists replacing roof coverings on pitched and flat roofs as work that can need building regulations approval, which is different from planning permission. You might need both. A competent person scheme registrant can deal with the approval so you do not arrange it yourself.
What does the 50% line mean?
The National Federation of Roofing Contractors says that where more than 50% of the roof area is replaced, its Competent Person Scheme in England and Wales lets members self-certify without a building inspector. Membership is voluntary. Do not read that 50% line as a metal price.
What if the old sheets are not metal?
Some corrugated sheets are asbestos cement. HSE's Asbestos essentials is for trades doing non-licensed work and includes task sheets for removing asbestos cement sheets and for cleaning weathered asbestos cement roofing. This page does not copy those steps. Say the sheets are old and leave them whole.
Who goes on the roof?
HSE says roof work stays highly dangerous even when it is short, and trained competent people must do it. Scaffolding is required on slopes so people and materials stay inside the edge protection, including at the back of a terrace. You should not climb up to identify the sheet.
Does QuoteZila check metal roofers?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
Can I post a metal roof on QuoteZila?
Yes. Name the system you want priced, say what is on the roof now, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
