How much does a new roof cost in Cheshire?
In Cheshire, a new roof price is the cost of replacing the covering on the slopes you name, not a patch. Compare quotes that list the same slopes, the same layers and the same access.
Last reviewed:A new covering is a scope, not a national rate
Asking for a new roof in Cheshire means you want a covering replaced, not a slipped tile put back. The house might be a terrace behind Crewe, a bungalow near Nantwich, or a newer roof in Sandbach, and the shape still decides the job. This page does not print a figure, because we could not find two dated public sources that agree on one. Tiles, slates, a flat membrane, underlay, battens, lead, timber and labour belong on the written quote for this roof, each named so two contractors are pricing the same layers.
Write the slopes into the first sentence of the brief. "The whole house", "the rear slope only", and "the flat roof over the kitchen" produce three different quotes. If you mix them up, you will compare a patch with a replacement and think one firm is out of line. A repair that leaves the rest of the covering in place is a different brief. Use the roof repair cost guide for that conversation, and keep this page for the covering you want renewed.
What "new" should list
A new covering usually disturbs more than the outer layer. Underlay, battens, fixings, hip and ridge pieces, abutments and the way rain leaves the eaves can all move. Ask the quote to say which of those are included. A single line that says "new roof" is not yet a specification.
The National Federation of Roofing Contractors tells householders that a refurbishment estimate can change once the tiles or slates are removed and the contractor can see the sub-structure [S4]. That is the moment a "new covering" becomes "new covering plus timber". Citizens Advice says you should not be charged above a quote unless extra work was requested by you, extra work was agreed after they explained it, or they made a genuine mistake in the written price [S1]. Build that pause into the job before anyone starts. A contractor who wants authority to replace every rafter they dislike, without coming back to you, is pricing a different agreement.
Permission and the half-area scheme
Building regulations approval is not planning permission [S3]. Replacing roof coverings, pitched and flat, sits on the GOV.UK list of works that can need approval [S3]. You might need both approvals [S3]. You can leave the building-regulations application to someone on a competent person scheme [S3]. Where you are unsure, ask the building control body [S3].
The federation runs a Competent Person Scheme in England and Wales for jobs that replace more than 50% of the roof area [S4]. Members of that scheme can self-certify, and a building inspector is not part of that route [S4]. Joining the federation is voluntary [S4]. If your job is one slope of a large roof, ask whether the area being replaced sits over that 50% line or under it [S4]. Do not use the threshold to guess a price. It does not contain one.
GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.
Listed buildings and roofs the federation treats as historic can be discussed with members on its National Heritage Contractors Register [S4]. Whether your house is listed is a council question. A new covering that changes the look of a listed roof is not something this page can clear.
The roof is a workplace
HSE's roof-work page calls all of this highly dangerous, including work that lasts only a few minutes, and it limits the work to trained competent people [S5]. Sloping roofs need scaffolding so that people and materials cannot fall from the edge [S5]. Edge protection belongs at the eaves, and that includes the rear of a terrace, not only the side you see from the street [S5]. For a flat roof, the page describes prevention of edge falls by a secure double guardrail and toeboard [S5]. Where the task really is short, and the page's measure is minutes, properly secured ladders and proper roof ladders can be used [S5]. That judgement is not yours to make with a domestic ladder, and this guide will not tell you how.
The same page names the main causes of death and injury as falls from edges, falls through fragile roofs, and falls through fragile rooflights [S5]. If your "new roof" includes old rooflights, say so, and stay off them. HSE's wider definition of work at height includes a fall through a fragile roof, and it requires planning, supervision and competent people, with the work avoided where reasonably practicable [S6]. Measuring from the loft hatch by climbing out is not the brief. Photos from the garden are.

Paperwork around the money
Citizens Advice distinguishes a quote, which is a fixed price, from an estimate, which is a rough guess [S1]. It suggests written quotes from at least 3 traders, and caution if a trader will not write the price down [S1]. Some traders charge for quotes. Ask before you book the visit [S1]. On the written quote, look for a fixed total, a breakdown, how long the figure lasts, whether VAT is included, and when the price is allowed to rise [S1]. A daily rate needs the days and the hours written down, or the job can be strung out [S1].
The VAT registration threshold is taxable turnover over £90,000 in the last 12 months, or an expectation of going over £90,000 in the next 30 days [S2]. Your new roof is not that test. The test tells you why one quote shows VAT and another might not. Ask, and have the answer on the paper.
Deposits: if you cannot avoid one, Citizens Advice says not to agree more than 25%, and to get a receipt [S1]. Pay by card and in stages where you can, rather than cash for the whole job at the start [S1]. Insurance, theirs and your buildings policy, is for you to check [S1].
Householders are also told, by the federation, to pick up to three contractors and invite quotes, and not to select one only for having the lowest figure [S4]. Confidence in the contractor and the quality of the advice come first [S4]. Ask about a guarantee for new work or refurbishment, and note that an insurance-backed guarantee is the federation's recommendation [S4]. That document, if you get one, comes from the contractor's arrangements. It does not come from QuoteZila.
| Line | Ask them to write |
|---|---|
| Slopes | Which parts are being renewed |
| Build-up | Covering, underlay, battens, ridges, lead |
| Hidden timber | How a change is agreed [S4] |
| Share of the area | Above or below the 50% scheme line [S4] |
| Rooflights | Replaced, kept, or out of scope [S5] |
| Scaffold | Included at the eaves, front and rear [S5] |
| VAT | Declared against the £90,000 threshold [S2] |
| Deposit | No more than 25% if unavoidable [S1] |
Gutters, chimneys, neighbours
A new covering that stops at the eaves and ignores a failed gutter will put the water in a new place. Ask for the eaves detail. Chimney flashings and soil-pipe collars are the same kind of line: easy to assume, and easy to discover only after the covering is on.
Scaffold on a shared entry, a conservation street where a skip needs thought, or a driveway that a neighbour uses at school time, should be in the brief. You are describing access, not settling a boundary. If the contractor needs the neighbour's side for poles, raise it before you accept.
Anyone in the UK can post or register. Because QuoteZila is new, how many roofers quote depends on who has joined near you [QZ5].
Jobs you might post
These are examples, not taken from real job posts.
- Renew the covering on both slopes of a semi-detached house. State the current material and ask for underlay and battens to be explicit. Scaffold included.
- Renew only the flat covering over a kitchen extension. Say the main house slopes are out of scope.
- Renew a covering and the rooflights in it. Ask for the rooflights to be named so they are not walked on and not forgotten.
Aerials, pipes and anything bolted to the slopes
A new covering has to pass things that are already fixed on. An aerial, a satellite dish, a soil pipe, a flue, or panels that someone expects to come off and go back are not the tiles. This page has no price for moving them, and it does not tell you to unbolt anything yourself. Name them in the job. A quote that assumes a clear slope will not match a quote that includes a second visit. If panels are part of the story, say whether they are in this price or left to another firm. Solar and EV charger installers are the trade page when the brief is the panel rather than the covering under it.
Chimney pots and the lead around them deserve their own line when the chimney is still in use. Say if the flue is live, unused, or you do not know. The roofer is not being asked, on this page, to sweep the flue or to sign off an appliance. They are being asked whether the new covering includes the junction. Valley gutters between two slopes are the same kind of quiet omission. Ask for them by name if you can see a valley from the street.
Inside, a new covering can shake dust into the loft and into bedrooms. Ask whether protection of furniture is in the price, and whether the loft hatch will be used for access. You still should not go up there to "make space". Say what you know is stored, from memory, and leave the sorting of the roof space out of the method.

Questions about a new roof
How much does a new roof cost in Cheshire?
A full covering on a semi-detached house and a new covering on one flat extension are different jobs. Compare quotes that name the same slopes and the same layers. A patch that leaves the rest of the covering in place belongs on a repair quote.
Is a new covering different from a repair?
Yes, in the way you should brief it. A patch that keeps the rest of the covering belongs with a repair quote. A new roof, on this page, means the covering is being replaced on the area you describe. Say which one you want so the totals can be compared.
When does building regulations approval come into it?
GOV.UK includes replacing roof coverings on pitched and flat roofs in the works that can need approval. That is different from planning permission, and you might need both. A competent person scheme member can handle the approval instead of you.
What is the federation's 50% point?
If more than 50% of the roof area is replaced, the National Federation of Roofing Contractors says its Competent Person Scheme in England and Wales allows members to self-certify without a building inspector. The scheme is voluntary. The percentage is not a new-roof tariff.
Do I need to get on the roof to measure it?
No. HSE says roof work is highly dangerous even for a few minutes and must be done by trained competent people, with scaffolding on slopes so people and materials do not fall from the edge. Send photos from the ground.
Does QuoteZila check roofers?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
Can I post a new roof on QuoteZila?
Yes. List the slopes, the covering you want priced, and a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
