What changes the cost of a house removal?

A house removal quote is driven by how much you are moving, how easy both properties are to load and unload, how far the van goes, and whether you want packing, dismantling or storage. This guide does not print a price, so ask each remover to survey and quote for the same list.

Last reviewed:

What are you paying a remover for?

A removal quote is mostly a price for people and vehicle time, plus the materials and extras you ask for. The remover needs to know how much there is, how long it will take to load and unload, how far it is going, and what else you want done.

This guide does not print a price for a house move, a van or a crew. It explains what changes each of those, so you can make removers quote for the same job. Our removal firms page covers the trade.

QuoteZila starts in Cheshire, with Crewe, Nantwich and Sandbach first, and anyone in the UK can post a move.

What changes the quote most?

How much you own. The number of bedrooms is only a rough guide. A loft full of boxes, a garage of tools or a large dining set can add a van load. The remover needs an inventory or a survey.

Access at both ends. Stairs, a lift that is out of action, a long path from the door to the road, a narrow lane, or a top-floor flat all add time. So does a van that cannot park close.

Distance. A move within a town is mostly loading time. A long move adds driving time, fuel and sometimes an overnight stay for the crew.

Packing. You can pack yourself, have the remover pack fragile items only, or have them pack everything. Each option changes the price and the number of people on the day before the move.

Dismantling and reassembly. Wardrobes, beds and some tables have to come apart to get through doors. Ask who does it and whether reassembly is included.

Specialist items. Pianos, safes, large mirrors, gym equipment, aquariums and hot tubs may need extra people, equipment or a specialist.

Storage. If the new house is not ready, goods may go into storage for days or months. That is a separate price, often with a separate contract.

The day itself. On completion day in a chain, keys can arrive late. Ask what happens if the van is loaded and waiting, and whether waiting time is charged.

Timing the move

The date can change the quote as well as the size of the job. Ask each remover whether the price would be different on another day of the week, and whether they can hold a provisional date while your chain firms up.

If you are buying or selling, the completion date is often confirmed late. Find out how much notification the remover needs, what happens to a deposit if the date moves, and whether they can split the job over two days. Packing the day before and moving the next morning gives the crew a full day for loading, travelling and unloading.

If you are renting, check the dates on both tenancies. Overlapping by a day or two gives you time to clean the old home and makes the move less rushed.

Moving out of a flat with a shared entrance or lift? Tell the managing agent or the neighbours, book the lift if there is a booking system, and protect the communal walls and floors. The remover should know about any building rules on move times.

Parking the van

A removal van needs to get close to the door. If it cannot, the crew carries everything further, which takes longer.

In Cheshire East, the council says it will not issue an on-street parking dispensation for moving house, because you can park to load and unload without one [S2]. Its list of places where it will not give a dispensation includes where loading restrictions are in place, zigzags, school keep clears, bus stops, taxi bays and disabled bays [S2]. Those rules come from the council's own page. Other councils, including Cheshire West and Chester or any council at the other end of a long move, may have different rules, so check each end.

Tell the remover about yellow lines, permit zones, narrow streets, low bridges, weight limits and anything else that affects where a large van can stop. A smaller vehicle shuttling to a larger one adds time.

Packing, materials and fragile items

Packing is an easy place for two quotes to differ without it being obvious. Ask:

  • whether boxes, tape, paper and wardrobe cartons are included or charged per item
  • whether the crew packs the day before or on the morning of the move
  • who packs china, glass, pictures and electrical items
  • whether mattresses and sofas are wrapped
  • whether packed boxes are labelled by room

If you pack yourself, the remover may limit what they will accept responsibility for. Read the terms. If you are paying a deposit to secure the date, Citizens Advice says do not agree to pay everything up front, push any deposit down as much as possible, do not agree to more than 25%, and always get a receipt [S5].

Breakages and complaints

Citizens Advice uses the example of hiring a man and van to move house and finding a broken ornament 3 weeks later [S1]. It says the Consumer Rights Act 2015 requires services to be provided with reasonable care and skill [S1]. You are entitled to ask for things to be put right for up to 6 years in England, Wales and Northern Ireland, and up to 5 years in Scotland [S1]. If the trader agrees to redo something, you are entitled to have it done within a reasonable time [S1].

That does not replace the remover's own cover. Before the move, ask what the remover's terms say about damage, any limit per item, what is excluded, and how long you have to report a problem. Photograph valuable items before they are packed.

What about things you are not taking?

A move is a good time to clear out, but the remover is not automatically a waste carrier. GOV.UK's waste code says householders have a duty to take all reasonable measures to make sure they only transfer household waste to an authorised person [S3]. If a private business takes it, you should check it is an authorised carrier with an up to date and valid upper tier registration, and each carrier should have a registration number starting CBDU [S3].

For a whole house of unwanted contents, house clearance costs covers that job. Our rubbish clearance and skip hire pages cover the trades. If you are leaving a rented home, end of tenancy cleaning explains that separate job, and our cleaners page covers the trade.

How do you compare removers?

Give every remover the same information: both addresses, the date and any flexibility, the size of the home, a room-by-room list or a video walk-round, the access at both ends, and what you want packed.

Citizens Advice suggests trying to get written quotes from at least 3 different traders, and says that some traders charge for quotes, so ask about this first [S5]. A quote is a fixed price, while an estimate is a rough guess and you might end up paying more [S5]. After you say yes to a quote, it is a binding agreement whether it is written down or not [S5].

Compare the inventory as well as the total. A lower quote that has left out the loft, the shed or the piano is not lower.

Jobs you might post

These are examples, not taken from real job posts.

  • "Two-bed terraced house to a flat across town. Second floor at the new address, no lift. Please quote with packing of kitchen items only."
  • "Three-bed semi moving to the other end of the country. Survey wanted. Please quote for full packing, dismantling beds and wardrobes, and reassembly at the other end."
  • "Completion date may slip. Please quote for a move plus two weeks of storage, and say what waiting time costs if keys are late."

Posting a move

A video walk-round of every room, including the loft, the shed and the garage, is the most useful thing you can add. Your job goes to up to five matched local businesses [QZ2]. QuoteZila is free for customers and local businesses [QZ1].

Honest status: QuoteZila is new. We're starting in Cheshire, beginning with Crewe, Nantwich and Sandbach, and growing area by area. Anyone in the UK can still post a job or register a business. How fast you get quotes depends on how many local businesses have joined near you. Businesses can register and receive jobs straight away. We don't check insurance, qualifications or registrations, so please check these yourself before you hire.

Questions about house removal costs

How much does a house removal cost?

This guide does not print a figure. A one-bed flat moving across town and a four-bed house moving to the other end of the country are different jobs, and access, packing and storage can change a quote as much as size. Ask each remover to survey, in person or by video, and to quote for the same inventory.

Do I need a parking permit for the removal van in Cheshire East?

Cheshire East Council says it will not issue an on-street parking dispensation for moving house, because you can park to load and unload without one. It also lists places where it will not give a dispensation, including where loading restrictions are in place, zigzags, bus stops and disabled bays. If you are moving outside Cheshire East, check with that council.

What if something is broken and I only find it later?

Citizens Advice gives the example of hiring a man and van to move house and finding a broken ornament 3 weeks later. It says the Consumer Rights Act 2015 requires services to be provided with reasonable care and skill, and that you are entitled to ask for things to be put right for up to 6 years in England, Wales and Northern Ireland. Check the remover's own terms and cover before the move.

Can the removal company take things to the tip?

Only if it is authorised to carry waste. GOV.UK's waste code says householders must take all reasonable measures to make sure they only transfer household waste to an authorised person, and that a business taking it should have a valid registration. Ask for the registration number before you hand anything over.

Is a quote the same as an estimate?

No. Citizens Advice says a quote is a fixed price, so you know what it will cost, while an estimate is just a rough guess and you might end up paying more. Ask for a written quote after a survey.

Does VAT change the price?

It can. A business must register for VAT if its taxable turnover for the last 12 months goes over £90,000. Ask whether the quote includes VAT.

Does QuoteZila check removal firms?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.
