How much does end of tenancy cleaning cost?

In Cheshire, an end-of-tenancy clean is priced from the rooms and tasks you list, not from a tariff. A professional clean is a purchase you choose, and the deposit rules are a separate question.

A task list at the end of a let

An end-of-tenancy clean in Cheshire is the work of leaving a rented home in the condition the agreement actually requires. Flats and houses in Crewe, Nantwich and Sandbach are where this guide starts, and a studio is not the same task list as a family house. This page does not print a figure, because we could not find two dated public sources that agree on one. This guide does not say you must hire a professional cleaner, and it does not say a landlord must accept one. It tells you how to buy a clean you have chosen to buy, and how that sits next to the deposit rules on GOV.UK.

If you are the tenant, read the agreement you signed. If you are the landlord, read the same document from the other side. This page is not that document. A clause in a tenancy can ask for a standard of cleanliness. Turning that clause into "you must use a named company" is a further step this guide will not take for you.

What the deposit page does, and does not, say

GOV.UK's private-renting deposit guidance sets maximum amounts for the tenancies it covers. The deposit can be up to 5 weeks' rent if the annual rent is less than £50,000, or up to 6 weeks' rent if the annual rent is £50,000 or more [S3]. In England, where the tenancy is an assured periodic tenancy and the deposit was taken on or after 6 April 2007, the landlord must protect it in a government-approved scheme [S3].

The deposit can be returned at the end of the tenancy if you meet the terms of the agreement, do not damage the property, and pay the rent and bills [S3]. If you do not, the landlord can keep some of it, for example for unpaid rent or the cost of repairs [S3]. It usually takes 5 to 10 days for the deposit to come back [S3]. None of those sentences says "hire a professional cleaner" and none of them publishes a cleaning price. A receipt from a cleaner is not, on this page, a promise that the deposit will be returned in full. Damage, unpaid rent and the wording of the agreement still sit in the way.

Do not brief the cleaner as if they were returning the deposit. Brief them with rooms and tasks. The money question stays between the tenant, the landlord and the scheme that holds the deposit.

Repairs are a different column from dirt

A landlord is always responsible for repairs to the structure and exterior of the home [S4]. The same page puts basins, sinks and baths, pipes and drains, heating and hot water, gas appliances, pipes, flues and ventilation, and electrical wiring on the landlord's side [S4]. You are responsible for damage that you cause, and for damage caused by family and friends [S4].

Cleaning is not that repair list. A greasy oven is not a failed flue. A stained carpet is not the structure of the house, unless the conversation has moved on to damage rather than dirt. Say which one you are posting. If something is broken, do not hide it inside a cleaning quote and hope the cleaner will "sort it". Cleaners are not plumbers or electricians.

If you damage the property, the deposit guidance says a landlord can keep some of the deposit, for example the cost of repairs [S3]. That repair sum is separate from whatever you pay a cleaner.

Building the task list the quotes can share

Write the rooms. Kitchen, bathrooms, bedrooms, living areas, hall, and whether a garage or a shed is included. Then write the extras people argue about: the oven, the hob, the fridge, the inside of the windows, the skirting, the inside of cupboards. A quote that says "end of tenancy clean" and nothing else can be any subset of that list.

Carpets and upholstery are often a second firm. If you want them, say so, and expect a separate line. Carpet cleaners are the trade page for that work. The house cleaner cost guide is the wider cleaning conversation, still without a figure you should treat as yours. Do not paste a whole-house deep clean and a carpet clean into one total and then compare it with a kitchen-only quote.

Pets, smoking, and how long the tenancy ran are context, not a tariff. Mention them so a cleaner can see the job. Do not invent a surcharge on this page. If a cleaner adds one, it should be written down.

The paper quote

Citizens Advice says a quote is a fixed price and an estimate is a rough guess [S1]. Get the clean in writing [S1]. Be wary if the firm will not [S1]. Some traders charge for a quote, so ask first [S1]. For a whole house it is worth collecting written quotes from at least 3 traders [S1]. The quote should carry a fixed total, a breakdown of rooms and extras, how long the price stays valid, whether VAT is included, and when it can rise [S1]. If someone prices only by time on site, ask how many hours they have allowed [S1]. An open daily rate can be strung out when days and hours are not written [S1].

VAT registration is due when taxable turnover for the last 12 months exceeds £90,000, or is expected to exceed £90,000 in the next 30 days [S2]. Ask the cleaning quote whether VAT is in the total. The threshold is the firm's turnover, not the deposit.

Where you cannot avoid a deposit to the cleaner, keep it to 25% or less and get a receipt [S1]. That 25% line is Citizens Advice talking about paying a trader [S1]. It is not the tenancy deposit, and it is not the 5-week or 6-week cap [S3]. Pay the cleaner by card, in stages if the job is large, rather than cash for everything first [S1]. Check their insurance yourself [S1]. A much lower price can mean fewer rooms or a firm without the capacity for the date you need [S1].

Keys, photos and what a cleaner cannot promise

Take photos of the condition you are handing over if you want a record. This page does not tell you that photos win a dispute. It tells you not to ask the cleaner to promise the outcome of one. The deposit comes back when the GOV.UK conditions are met, not when a mop has been round [S3].

Say if furniture is staying, if the home is already empty, and if there is no water or no power. An empty house with the water off is a different clean from a lived-in one. Meters, bins and post are not the cleaner's job unless you have written them in. Neither is garden waste, unless you say the brief includes it.

If you are a landlord arranging the clean between lets, say that. The energy-certificate rules for private rented homes are not a cleaning specification. You are buying labour and products for rooms.

Anyone in the UK can post or register. QuoteZila is new, so replies depend on which cleaners have joined near the property [QZ5].

Jobs you might post

These are examples, not taken from real job posts.

  • End-of-tenancy clean of a two-bedroom flat. Oven and inside windows included. Carpets excluded. Empty of furniture.
  • Same clean, plus carpets quoted as a separate line so it can be declined. Keys available on a named morning.
  • Landlord booking a clean between tenants. Kitchen and bathrooms only. No promise about the deposit or about repairs to the boiler.

Questions about end of tenancy cleaning

How much does end of tenancy cleaning cost in Cheshire?

A studio and a four-bedroom house are different task lists, and an oven or a carpet can sit inside one quote and outside another. Compare quotes that name the same rooms and the same extras. The deposit rules are separate from the cleaner's task list.

Do you have to hire a professional cleaner to get the deposit back?

No. GOV.UK says the deposit can come back if you meet the agreement, do not damage the property, and pay the rent and bills, and that a landlord can keep some of it for unpaid rent or the cost of repairs. Cleaning is not listed there as a compulsory hire. Read your own agreement, and do not treat a cleaner as a substitute for it.

How large can the deposit be?

For the tenancies that page covers, the maximum is up to 5 weeks' rent where annual rent is less than £50,000, or up to 6 weeks' rent where annual rent is £50,000 or more. In England, a landlord must protect the deposit in a government-approved scheme for an assured periodic tenancy if it was taken on or after 6 April 2007. It usually takes 5 to 10 days to return the deposit.

Is a deep clean the same as the landlord's repair duty?

No. A landlord is always responsible for the structure and exterior, for basins, sinks, baths, pipes and drains, for heating and hot water, for gas appliances, pipes, flues and ventilation, and for electrical wiring. You are responsible for damage you cause, including damage by family and friends. Dirt from ordinary living is a cleaning conversation. A broken boiler is not.

What should the cleaning quote include?

A written fixed total, the rooms, and whether ovens, inside windows, carpets and the fridge are in or out. Ask if VAT is included. Registration applies when taxable turnover over 12 months passes £90,000, or is expected to within 30 days.

Does QuoteZila check cleaners?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post an end-of-tenancy clean on QuoteZila?

Yes. List the rooms and the town, and say whether carpets are included. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
