Can you put a sink in a kitchen island?
Yes, a sink can go in a kitchen island if water pipes and a waste pipe with enough fall can reach it, usually under the floor. In Cheshire, ask a kitchen fitter and plumber to check the floor and the drain route before you fix the layout.
Last reviewed:Is an island sink possible in your kitchen?
If you are planning an island sink in a Cheshire kitchen, the practical question is simple: can the water and drain reach the middle of the room? Whether you are in Crewe, Nantwich or Sandbach, the answer depends on the floor and the route to the drain, not on the town. Anyone in the UK can post or register on QuoteZila.
A sink on a wall is easy to plumb because the pipes run along the wall and out to the drain. An island has no wall. Water supply pipes, a waste pipe and often power all have to travel under the floor or through the base of the island to reach it. That is usually possible. It just needs planning before the units are ordered.
How do the water and waste reach the island?
Water supply. Hot and cold pipes are the easier part. They can run under the floor, or along the base of the units, to the island. Ask for isolation valves under the sink so the water can be turned off locally later.
Waste. This is the harder part. Waste water runs by gravity, so the pipe must fall steadily from the sink to the drain or the soil stack. The further the island is from the drain, the more height the fall uses up. Ask the plumber where the waste will join the drain and how they will keep the fall.
Floor type. On a suspended timber floor, a plumber can often lift boards and run pipes between the joists. Running a pipe across joists means notching them, which must be kept within safe limits and may need a builder's advice. On a solid concrete floor, the usual route is a channel cut into the slab, which is messier and easier to do before a new floor goes down.
Venting and pumps. A long or awkward run may need extra venting so the trap does not empty, or a small pump in the island base. Ask the plumber whether either is needed, and what it means for noise and maintenance.
What about power in the island?
Most islands end up with sockets, and an island sink often comes with a dishwasher, a waste disposal unit or a boiling water tap. All need power, which means running a cable to the island and possibly a new circuit.
GOV.UK lists the installation of a new circuit connected to the fuse box among work you must tell a building control body about, unless you use an installer registered with a competent person scheme [S1]. It says extra power points on an existing circuit do not need notifying, except around baths and showers [S1]. It also lists electrical installation work in association with kitchen installations among the jobs competent person schemes cover [S1].
This page gives no steps for electrical work. Use a registered electrician, found through Electrical Safety First, and ask for the certificate. Our electricians page covers kitchen electrics.

Do you need building regulations approval?
It depends on what else is in the project. GOV.UK says like-for-like replacements of baths, toilets, basins or sinks do not need to be told to a building control body [S1]. A new circuit for the island does, unless the electrician is on a competent person scheme [S1]. GOV.UK also says building regulations cover many alteration projects and that you should check with a building control body if you cannot decide [S2].
If the kitchen is part of an extension, or walls are being moved, the bigger project will have its own approvals. Ask your designer or builder how the island fits into that. GOV.UK explains building regulations approval.

Who does what on an island sink job?
An island sink usually needs three skills:
- a kitchen fitter to set out and build the island, cut the worktop for the sink, and fit the base units around the pipes
- a plumber to run the water supply and waste, connect the sink, tap and any dishwasher, and test for leaks
- an electrician for sockets and any new circuit
Some kitchen fitters bring their own plumber and electrician. Others expect you to book them separately. Ask at the start who is responsible for each part, and who coordinates the order of work. The pipes must go in and be tested before the floor finish and the island go down.
Citizens Advice suggests trying to get written quotes from at least 3 different traders, and says a quote should break down all the work and the materials needed [S3]. It also says the trader cannot charge more than the quote unless you ask for extra work or agree to extra work they tell you about [S3]. Our kitchen fitters and plumbers pages cover this work. For prices, kitchen costs and kitchen sink replacement costs explain what changes the figure.

Jobs you might post
These are examples, not taken from real job posts.
- New kitchen with the sink moving from the window wall into a central island. Suspended timber floor. Plumber to plan the waste route and quote.
- Island with sink, dishwasher and two sockets on a concrete floor. Customer wants one firm to coordinate the fitter, plumber and electrician.
- Existing island to get a small prep sink. Customer wants to know if the waste can reach the drain before buying the sink.

Questions about island sinks
How does the waste pipe get from an island to the drain?
Usually under the floor. A waste pipe needs a steady fall towards the drain, so the route, the distance and the floor type all matter. On a suspended timber floor the pipe can often run between joists. On a solid floor it may mean cutting a channel. Ask the plumber to walk you through the route.
Can I have a dishwasher in the island too?
Often, yes. A dishwasher next to the sink can share the water and waste runs, which is one reason people pair them. It also needs a power supply, so plan the electrics at the same time. Dishwasher installation costs explains that job.
Do I need building regulations approval for an island sink?
Swapping a sink like for like does not need it. GOV.UK says like-for-like replacements of sinks do not need to be told to a building control body, but a new electrical circuit does unless your electrician is on a competent person scheme. Ask your fitter which parts of your plan count.
Is an island sink or an island hob better?
Neither is right for every kitchen. A sink needs water and a drain in the middle of the room. A hob needs power or gas and extraction above or down-draft. Think about which is easier to get to the island and how you cook and wash up.
