What affects the cost of a gas safety certificate?
The price of a gas safety check depends mainly on how many gas appliances and flues the engineer must check, whether it is booked with a boiler service, and travel. Landlords must have the check done every year by a Gas Safe registered engineer, so compare what each quote includes.
Last reviewed:What is a gas safety certificate?
"Gas safety certificate" is the everyday name for a landlord gas safety record, the written record of an annual gas safety check on a rented home. Some people call it a CP12, after an old form name.
During the check, a Gas Safe registered engineer looks at each gas appliance and flue the landlord provides, such as the boiler, a gas fire and a gas hob, and records whether they are working safely. The record lists each appliance, what was checked, and any defects.
QuoteZila starts in Cheshire, with Crewe, Nantwich and Sandbach first, and anyone in the UK can post a gas safety job.
Who needs one, and how often?
Landlords. HSE says landlords are responsible for making sure an annual gas safety check is carried out within 12 months of a new appliance or flue being installed, and annually after that, by a Gas Safe registered engineer [S1]. It says the landlord must keep a record of the check for 2 years, give a copy to each existing tenant within 28 days of the check, and give a copy to any new tenants before they move in [S1].
HSE also says the check can be carried out up to 2 months before it is due while keeping the original deadline date [S1]. That helps landlords keep the same yearly date.
Homeowners. There is no landlord-style record required for your own home. But HSE strongly advises that all gas appliances, flues and pipework are installed, maintained and serviced at least annually by a Gas Safe registered engineer [S2].
What changes the price of a gas safety check?
This page does not print a price. These are the things that change it:
| Factor | Why it matters |
|---|---|
| Number of appliances | Each boiler, fire, hob and cooker is checked and recorded |
| Flues | Open flues and long flue runs take longer to check |
| Combined with a service | Many engineers price a check and a boiler service together |
| Several properties | Landlords with more than one home may be offered one booking |
| Travel and access | Distance, parking, and tenants being in to give access |
| Faults found | Repairs are extra and priced separately |
| VAT | Some engineers add VAT, some aren't registered |
Ask whether the price covers all the gas appliances in the property, or only the boiler. A quote that lists "boiler only" won't cover a gas fire or hob.
Is a gas safety check the same as a boiler service?
No. HSE says you should not assume that an annual service inspection includes the points required by a safety check, and that a safety check on its own may not be enough to keep appliances properly maintained [S1].
- A safety check looks at whether each appliance and flue is working safely and produces the record.
- A service cleans, adjusts and maintains the boiler or appliance so it keeps working well.
Many engineers offer both on the same visit. What changes the cost of a boiler service explains the service side.
How do you find the right engineer?
HSE says anyone employed to work on gas appliances in a home must be a Gas Safe registered engineer and competent in that area of gas work, and that their competencies are shown on the back of their Gas Safe Register ID card [S2]. Ask to see the card, and check the engineer on the Gas Safe Register before the visit. Gas Safe Register. QuoteZila is not affiliated with this organisation.
This page gives no method for any gas work. Gas checks, repairs and servicing are for a Gas Safe registered engineer only.
If the engineer finds an appliance unsafe, HSE says it is illegal to use a gas appliance you suspect is unsafe, and that you should turn it off and not touch it until a Gas Safe registered engineer has checked it [S2].
Citizens Advice says a quote is a fixed price, while an estimate is just a rough guess, and suggests getting written quotes from at least 3 different traders [S3]. Check whether VAT is included: GOV.UK says a business must register for VAT if its taxable turnover for the last 12 months goes over £90,000 [S4].

Questions about gas safety certificates
How often does a landlord need a gas safety check?
Every year. HSE says landlords must have an annual gas safety check carried out by a Gas Safe registered engineer on the appliances and flues they provide, within 12 months of a new appliance or flue being installed and annually after that.
Do homeowners need a gas safety certificate?
There is no landlord-style legal duty for owner-occupiers. HSE strongly advises that all gas appliances, flues and pipework are serviced at least annually by a Gas Safe registered engineer.
Is a gas safety check the same as a boiler service?
No. HSE says you should not assume an annual service inspection includes the points required by a safety check. Many engineers offer both on one visit, so ask for each to be named on the quote.
What happens if the engineer finds a fault?
HSE says the record should be issued when the checks are finished, even if defects are found. If the engineer says an appliance is unsafe, follow their advice. HSE says it is illegal to use a gas appliance you suspect is unsafe.
Does QuoteZila check gas engineers?
