What should a boiler service cost you?

A boiler service price depends on the boiler type, its age and access, whether a landlord gas safety record is needed too, and whether parts or cleaning are included. This page does not print a figure, because we could not find two dated public sources that agree on one.

What does a boiler service price cover?

For most homes in Cheshire with a gas boiler, the annual service is the one heating job that comes round every year. The price covers an engineer's visit, an inspection of the boiler and its flue, checks that it is burning gas safely, any cleaning that is needed, and a written record of what was found. It does not usually cover parts, and it is not the same as a repair.

QuoteZila is starting in Cheshire, with Crewe, Nantwich and Sandbach among the first towns, and anyone in the UK can post a job. We have not printed a service price here. We could not find two dated public sources that agree on a figure for a domestic gas boiler service, so a number on this page would be a guess. Instead, this guide sets out what is normally included, what changes the price, and how to compare one engineer's offer with another's.

What happens during a service?

Ask the engineer to follow the boiler manufacturer's instructions and to tell you what they checked. These are the points worth asking about:

  • looking at the boiler, the flue and the area around it
  • taking the casing off and inspecting the parts inside
  • cleaning parts where the manufacturer's instructions call for it
  • checking the flame, the gas pressure and the burner
  • testing the safety devices and controls
  • analysing the flue gases with a meter
  • writing up the results and any advice

Each manufacturer sets its own service checklist. An engineer who follows the boiler's manual may take longer on one model than another. That is part of why prices differ.

Service, safety check or repair?

People use these words loosely, and quotes do too. They are different jobs.

JobWhat it is forWhat to ask
Boiler serviceMaintaining the boiler so it runs safely and efficientlyIs the casing removed, and what is cleaned?
Gas safety checkConfirming appliances and flues are safe to useWhich appliances are included, for example a gas fire or hob?
Landlord gas safety recordThe annual check landlords must arrange on each appliance and flue they provide, with a copy for tenants [S3]Is the record included in the service price?
Breakdown visitFinding and fixing a faultIs there a charge for diagnosis, and how are parts priced?
Cover agreementA yearly or monthly arrangement that may bundle a service and repairsExactly what is covered, and what is excluded?

If you are a home owner, you may only want the service. If you are a landlord, the gas safety record is a legal duty, and many engineers do both in one visit. If you have other gas appliances, such as a gas fire, ask whether they are checked too, or priced separately.

What changes the price of a boiler service

Several things change what an engineer charges, even before any fault is found:

  • Boiler type. A combi, a system boiler and a regular boiler with a cylinder take different amounts of time. Older floor-standing boilers and back boilers behind a fire can take longer again.
  • Age and condition. An older boiler may need more cleaning and more parts checked. If parts are hard to get, the engineer may say so in the service record.
  • Access. A boiler in a loft, a tight cupboard or above a high shelf takes longer to reach safely.
  • Other appliances. Adding a gas fire, a cooker or a second boiler adds time.
  • Landlord paperwork. A landlord gas safety record is a separate duty, even if done on the same visit [S3].
  • Parts. Seals, gaskets and electrodes may be replaced during a service. Ask whether these are included or extra.
  • Timing. Some engineers are busier in autumn and winter. Ask about availability before the cold weather if you can.

None of these give a price on their own. They explain why two engineers may quote differently for what sounds like the same visit.

Why an annual service matters

HSE advises that gas appliances, flues and pipework are serviced at least once a year by a Gas Safe registered engineer, and that a carbon monoxide alarm should not be treated as a replacement for regular maintenance and safety checks [S2].

Boiler makers may also set servicing conditions for their warranty. Check the paperwork that came with the boiler. If the warranty says annual servicing by a registered engineer, keep each service record with the boiler manual.

Stop using a gas appliance if you think it is unsafe. HSE says it is illegal to use a gas appliance you suspect is unsafe, and that it should be turned off and not touched until a Gas Safe registered engineer has checked it [S2]. If you smell gas, call the gas emergency line.

Gas Safe Register. QuoteZila is not affiliated with this organisation.

Who can service your boiler?

Only a Gas Safe registered engineer who is competent for that type of appliance. HSE says the competencies are listed on the back of the engineer's ID card [S4]. You can check an engineer on the Gas Safe Register before the visit.

There are no DIY steps in this guide. Do not take the boiler casing off, adjust gas settings or try to clean inside the boiler yourself. Topping up pressure, resetting faults and similar tasks should follow the boiler's manual, and if in doubt, ask the engineer to show you during the service.

Call-outs, parts and add-ons

The service price may not be the whole bill. Ask each engineer about:

  • Call-out wording. The Advertising Standards Authority says a no call-out charge claim is only fair if there is no charge for travel, for the first diagnosis or for anything else before the work is agreed [S5].
  • Parts found during the service. Will the engineer fit them on the spot, or quote first?
  • A system clean or filter clean. Often a separate line.
  • VAT. A business must register for VAT when its taxable turnover goes over £90,000 [S6]. Ask whether the total includes VAT.

Citizens Advice suggests asking for a fixed quote rather than an estimate, and getting written quotes from at least three traders [S7]. For a routine service, a short written price that names the boiler and what is included is enough.

Signs to book sooner

You do not have to wait for the yearly date if something seems wrong. Book a Gas Safe registered engineer sooner if you see any of these:

  • a lazy yellow or orange flame where there is normally a crisp blue one
  • dark staining or soot on or around the boiler or its flue
  • more condensation than usual on the inside of windows in the room
  • a pilot light that keeps going out, or a boiler that keeps locking out
  • water dripping from the boiler or its pipes
  • new noises, such as banging or kettling, when the heating runs

If anyone in the house has headaches, dizziness, sickness or breathlessness that gets better when they leave the house, turn the appliance off, open windows, get fresh air and seek medical advice. Then have the appliance checked before it is used again [S2].

For landlords: the record and the dates

A landlord's duty is more specific than a home owner's. HSE says landlords must arrange an annual gas safety check by a registered engineer on each gas appliance and flue they provide, keep the record, and give tenants a copy [S3]. New tenants should have a copy before they move in.

When you ask for quotes as a landlord, list every gas appliance you provide, not just the boiler, and say whether you want the service and the safety check on the same visit. Give the date the last record was issued, so the engineer can book the visit in time.

Jobs you might post

These are examples, not taken from real job posts.

  • "Annual service needed for a combi boiler fitted about eight years ago. Kitchen cupboard, easy access."
  • "Landlord. Need a boiler service and gas safety record for a two-bedroom rented house, gas hob included."
  • "Boiler has not been serviced for three years. Would like a service and an opinion on its condition."

Say what boiler you have, roughly how old it is, where it sits and when it was last serviced. Mention any other gas appliances in the house.

Questions about boiler service prices

How much is a boiler service?

This page does not print a figure. The boiler type, its age, how easy it is to reach and whether parts or a landlord record are included all change the price. Ask two or three Gas Safe registered engineers for a written price for the same job.

How often should a boiler be serviced?

HSE advises that gas appliances, flues and pipework are serviced at least once a year by a Gas Safe registered engineer. Check the boiler manual as well, because the maker may set its own interval.

Is a boiler service the same as a gas safety check?

Not quite. A service maintains the boiler so it runs safely and efficiently. A gas safety check confirms that appliances and flues are safe. Landlords must arrange an annual gas safety check on each appliance and flue they provide. Ask the engineer which you are getting, or both.

Do I get a certificate after a boiler service?

Ask for a written record of what the engineer found and any advice they gave. A written record is useful if you sell the house or need to show a warranty has been kept. Landlords need a gas safety record for tenants.

Who can service a gas boiler?

A Gas Safe registered engineer who is competent for that type of appliance. HSE says the engineer's competencies are listed on the back of their ID card. Check the card and the register before the visit.

What does a no call-out charge advert mean?

The Advertising Standards Authority says a no call-out charge claim is only fair if there is no charge for travel, for the first diagnosis or for anything else before the work is agreed. Ask what you will pay if the engineer finds a fault.

Does QuoteZila check the businesses?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.
