What changes the cost of fitting soffit lights?
In Cheshire, the cost of soffit lights depends on how many lights you want, how the cable gets from the house supply to the eaves, the switches or sensors, what the soffit boards are made of, and how the electrician reaches them safely. We print no price, so compare written quotes for the same layout, controls and certificate.
Last reviewed:What are soffit lights?
Soffit lights are small downlights set into the soffit boards under the eaves of a house, pointing down onto the walls, paths and driveway below. They are a tidy way to light the outside of a house, because the fittings sit flush with the boards rather than sticking out from the wall.
Fitting them is outdoor electrical work at height. It usually means running a cable from a supply inside the house up to the eaves, cutting holes in the soffit boards, wiring the lights and their driver if they need one, and fitting a switch, timer or sensor. The electrician then tests the work and issues a certificate.
QuoteZila is starting in Cheshire, with Crewe, Nantwich and Sandbach among the first towns. This guide does not print a price for soffit lights. We could not find two dated public UK sources for one. It covers what changes the cost, what to check, and how to compare quotes.
Electrical rules and who to call
This page gives no DIY steps. Outdoor wiring, connections at the consumer unit and new circuits are jobs for an electrician. The Planning Portal says an installer registered with a competent person scheme can self-certify compliance with the building regulations [S3]. Whether your job is notifiable depends on what is being done, such as whether a new circuit is needed. Ask each electrician to say in the quote, and to name the certificate you will receive.
You can find registered electricians through the official registers:
Electrical Safety First: find a registered electrician; NICEIC; NAPIT. QuoteZila is not affiliated with this organisation.
What changes the cost of soffit lights
| What is being priced | What makes it bigger or smaller | What to ask |
|---|---|---|
| Number of lights | Front only, front and back, or all the way round | How many lights, and where each one goes |
| Light fittings | Fitting type, finish, colour temperature, who supplies them | The fitting named, and whether it is made for outdoor use |
| Cable route | Through the loft, down a wall, through a garage | How the cable will reach the eaves |
| Supply | Extending an existing circuit or a new circuit | Which, and whether that makes the job notifiable |
| Controls | Switch, timer, dusk sensor, motion sensor, smart control | Which controls are included |
| Soffit material | uPVC, timber, older board materials | How they will check and cut the boards |
| Access | Ladders, towers, scaffolding | What access they will use, and whether it is in the price |
| Making good | Filling, trunking, decorating inside where cables run | What making good is included |
| Testing and certificate | Testing and the electrical certificate | Which certificate you will get |
| VAT | Whether the business is VAT registered | Whether the total includes VAT |
A business must register for VAT when its taxable turnover goes over £90,000 [S2]. Ask whether each total includes VAT.
The cable route and the supply
Much of the time on a soffit lighting job goes on getting the cable to the right place. In a house with an accessible loft above the eaves, the cable may run through the loft to each light. In a house with a flat roof, a room in the roof or no loft access over part of the eaves, the route may be harder, and some cable may need to run outside in a protected route.
The supply matters too. Some jobs extend an existing lighting circuit. Others need a new circuit from the consumer unit. Ask each electrician which they are pricing, and why, because two quotes that make different choices are not the same job.
Think about the controls before the electrician arrives. A switch inside the front door is the simplest. A timer, a dusk sensor or a motion sensor adds parts and can change where the cable needs to go.
The soffit boards themselves
Soffit lights need a soffit that can take them. uPVC soffits, timber soffits and older board materials are each cut and fixed differently, and the light has to fit the depth available behind the board. If the soffits are damaged, soft or about to be replaced, it often makes sense to replace them first, or at the same time.
In older houses, the boards may be an older sheet material. HSE lists asbestos insulating board and asbestos cement soffits among the outside places where asbestos can be found in homes [S5], and says asbestos may be part of any domestic building built or refurbished before 2000 [S6]. If your house is older and the soffits look like flat sheet boards, ask the electrician how they will find out what the boards are made of before anything is drilled or cut. Do not cut or drill old soffit boards yourself to check.
Access and working at the eaves
Soffit lights are at the edge of the roof, so access is a real part of the job. The Health and Safety Executive's order of approach is to avoid work at height where it is reasonably practicable, then prevent falls with an existing safe place or the right type of equipment, and only then minimise the distance and consequences of a fall [S4]. Ask each electrician what access they will use.

A bungalow is a different job from a three-storey house, and a level drive is different from a sloping garden or a conservatory roof under the eaves. If scaffolding is already up for roofing or fascia work, that can be a good time to add the lights.
Where the light falls
It is worth thinking about the effect before the holes are cut. Soffit lights wash light down the wall, so their spacing decides whether the front of the house looks evenly lit or patchy. A light placed over a window can shine into a bedroom, and one near a boundary can shine into a neighbour's garden or windows. Warm white light tends to suit brick and render, while cooler light can look harsher at night. Ask the electrician to mark the positions on the soffit, or on a photo, before they start, and agree them in writing. Moving a light after the hole is cut means patching or replacing the board.
What to have ready before you ask for quotes
Give each electrician the same information:
- how many lights you want, and on which sides of the house
- photos of the eaves and soffits from the ground
- what the soffits are made of, if you know, and the age of the house
- whether there is a loft above the eaves, and whether it is easy to get into
- where the consumer unit is
- which controls you want: switch, timer, dusk sensor, motion sensor or smart control
- whether you are buying the lights or want the electrician to supply them
- your postcode, and when the work could be done
How to compare soffit lighting quotes
Check each quote for:
- The same number of lights in the same places.
- The fitting named, and who supplies it.
- The cable route, and whether it extends a circuit or adds a new one.
- The controls included.
- How the soffit boards will be checked and cut.
- The access method, and whether it is in the price.
- Testing and the certificate you will get.
- Whether VAT is included.
Citizens Advice suggests getting written quotes from at least three traders, avoiding large upfront payments and keeping any deposit you cannot avoid to no more than 25% [S1].
Jobs you might post
These are examples, not taken from real job posts. "Fit six soffit downlights across the front of a two-storey house, on a dusk sensor." Or: "We are having new fascias and soffits fitted in Nantwich next month and want soffit lights added at the same time." Or: "Fit soffit lights over the drive and the back door of a bungalow, with a switch by the front door."

Questions about soffit light costs
How much do soffit lights cost to install?
This guide does not print a figure, because we could not find two dated public UK sources for one. The number of lights, the cable route, the controls, the soffit material and the access all change the total. Ask electricians to price the same layout and say which certificate you will get.
Do soffit lights need a qualified electrician?
This is fixed outdoor electrical work, and this page gives no DIY steps. The Planning Portal says an installer registered with a competent person scheme can self-certify compliance with the building regulations. Ask whether your job is notifiable and what certificate you will receive.
Can soffit lights go into any soffit board?
Not without checking first. uPVC and timber soffits are cut in different ways, and some boards are too thin or too close to the gutter for the light chosen. In older houses, HSE lists asbestos soffits among the places asbestos can be found in homes, so the board material must be identified before anything is cut.
Can soffit lights work on a timer or a sensor?
Usually, yes. Many people choose a switch inside, a timer, a dusk sensor, a motion sensor or a smart control. Each choice changes the parts and the wiring. Say which you want when you ask for quotes, so each electrician prices the same controls.
Can soffit lights be fitted at the same time as new fascias?
Often that is the easiest time, because the soffits are already being replaced and access is already in place. Ask the fascia installer and the electrician to plan it together, so the cable route and the light positions are agreed before the new boards go up.
Does QuoteZila check the electricians who quote?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
