What does fascia and soffit replacement involve?
Fascia and soffit replacement means taking off the boards along the edge of the roof and fitting new ones, usually with the gutters taken down and refitted or renewed at the same time. It is work at height, so it should be done by a roofer or fascia installer with proper access equipment.
Last reviewed:What are fascias and soffits?
The fascia is the upright board that runs along the bottom edge of the roof, at the end of the rafters. On most houses, the gutters are fixed to it. The soffit is the board underneath the overhang, closing the gap between the fascia and the wall. On a gable end you may also see bargeboards, which follow the slope of the roof.
Together they protect the ends of the rafters and the top of the wall from weather, and keep birds, insects and other pests out of the roof space. Some soffits also include vents that let air into the roof.
When do fascias and soffits need replacing?
Look for these signs from the ground:
- paint flaking and timber that looks soft, split or dark at the joints
- gutters that sag, drip at the brackets or overflow even when clear
- boards that have dropped, bowed or come away from the wall
- gaps where birds or wasps are getting in
- old boards that look like flat sheets rather than timber, which can mean an older board material
You do not need to climb up to check. A photo taken with a zoom from the garden or the pavement is plenty for an installer to look at first.
Is it full replacement or capping?
Installers usually offer one of two approaches. Full replacement takes the old boards off and fits new fascias and soffits, often in uPVC, with the gutters taken down and refitted or renewed. Capping, sometimes called cladding over, puts a new cover board over the existing timber.
Capping only makes sense if the timber underneath is sound. Covering a rotten board hides the problem rather than fixing it. Ask each installer which method they are pricing, how they will check the timber, and what happens to the price if they find rot once the work starts. Ask about roof ventilation too, and whether the new soffits will include vents.
What should you check about safety and the law?
Work at height. This job is done at the edge of a roof. The Health and Safety Executive's approach is to avoid work at height where it is reasonably practicable, then to prevent falls with an existing safe place or the right type of equipment, and only then to minimise the distance and consequences of a fall [S4]. This page gives no DIY steps. Ask each installer what access they will use.
Asbestos. HSE lists asbestos insulating board and asbestos cement soffits among the outside places where asbestos can be found in homes [S1]. It also says asbestos may be part of any domestic building built or refurbished before 2000 [S2]. If your house is older and the soffits are flat sheet boards, ask the installer how they will find out what the boards are made of before anything is cut or broken.
Nesting birds. The RSPB says it is an offence to intentionally take, damage or destroy any active wild bird's nest, and that you must let the chicks leave before removing a nest or blocking an entrance [S3]. Late autumn and winter are often easier times to plan the work.

What should a fascia and soffit quote include?
Ask each installer to say in writing:
- which elevations are included, and the rough length of each run
- full replacement or capping, and the material and colour
- whether gutters and downpipes are refitted, or replaced, and which
- what access is used, and whether scaffolding is in the price
- how old boards are tested or handled if they might contain asbestos
- what happens if rotten rafter ends are found
- how waste is taken away
- whether VAT is included
Citizens Advice suggests getting written quotes from at least three traders [S5]. Quotes that cover the same runs, the same method and the same access are the only ones you can fairly compare.
Jobs you might post
These are examples, not taken from real job posts. "Replace fascias, soffits and gutters across the front and back of a semi-detached house. Some boards are soft." Or: "Our gable bargeboards are split and paint is peeling. Please quote to replace them in white uPVC." Or: "We think our 1970s house in Crewe has the original soffit boards. We need advice on what they are before any work."

Questions about fascias and soffits
What is the difference between a fascia and a soffit?
The fascia is the upright board along the edge of the roof, where the gutters are usually fixed. The soffit is the board underneath the overhang, between the fascia and the wall. Both close off the roof edge and help keep out weather and pests.
Can new fascias be fitted over the old ones?
Some installers offer capping, where a cover board goes over sound existing timber. It only makes sense if the timber behind is solid. Rotten or loose boards should come off. Ask each installer which method they are pricing and how they will check the timber underneath.
Could old soffits contain asbestos?
They can. HSE lists asbestos cement and asbestos insulating board soffits among the places asbestos can be found in homes, and says asbestos may be part of any domestic building built or refurbished before 2000. Do not cut, drill or break old soffit boards. Ask the installer how they will find out what the boards are made of.
What if birds are nesting in the eaves?
The RSPB says it is an offence to intentionally take, damage or destroy an active wild bird's nest, and that you must let the young leave before removing a nest or blocking its entrance. Plan fascia work outside the nesting season where you can, and tell the installer if you have seen birds going in and out.
Does QuoteZila check the businesses who quote?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
