How much does a soakaway drain cost in Cheshire?
In Cheshire, a soakaway price depends on where surface water will go, how large the installation must be and whether the ground can take it. This page does not print a figure, because we could not find two dated public sources that agree on one.
Last reviewed:Start with where the water is supposed to go
In Cheshire, a soakaway is an installation that lets surface water disperse into the ground, rather than a trench that only carries water somewhere else. Gardens in Crewe, Nantwich and Sandbach are the first ones this guide is written for. This page does not tell you to dig one.
Your job is to say where the water comes from. A downpipe from a roof is a different brief from a patio that sheds water, and both are different from a foul drain. Do not describe sewage as "just rain". If you are not sure, say you are not sure.
Anyone in the UK can post a job or register. QuoteZila is new, so the number of replies depends on which firms have joined near you [QZ5].
What the Planning Portal actually says
The Planning Portal's interactive answer on soakaways says a soakaway does not normally require an application for planning permission provided it deals with surface water and does not discharge into a public sewer [S1]. Additional regulations may apply in a conservation area or within the boundary of a listed building [S1]. That is the planning half of the sentence.
The same answer says building regulations will apply to the creation of a soakaway, and that it must comply with Part H, which specifies where soakaways can be located and the size that is permitted [S1]. This page does not copy those sizes out, because the answer points you to Approved Document H rather than printing a diagram. Ask the contractor which part of that document they are designing to, and ask building control if the two of you disagree.
GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.
GOV.UK says building regulations approval is different from planning permission, and that you might need both [S2]. You do not have to arrange the approval yourself if you use someone registered with a competent person scheme [S2]. The approval page is on GOV.UK [S2].
Foul water is a different system
A surface-water soakaway is not a place to send a toilet, a sink or a washing machine. Septic tanks and package plants have their own rules, including a drainage field that is not a rainwater crate. Septic tank emptying is the page for tanks that hold sewage. If your quote mentions both rain and foul water, split them before you compare totals.
A boiler condensate pipe is also not this page. If the only water is the plastic pipe from a boiler, that is a gas appliance question. Condensate pipes says who should look. Do not ask a groundworker to alter a boiler.
What the quote has to name
| Line | Why you are asking |
|---|---|
| Source of the water | Roof, patio, or something else |
| Destination | Ground, or a sewer you were told not to use |
| Size and location | Part H sets limits this page does not reprint [S1] |
| Trial hole or test | Whether the ground was checked |
| Spoil and reinstatement | Who takes the soil and who puts the lawn back |
| Neighbour's foundations | Excavation near them can be a different legal job [S3] |
| VAT | Threshold £90,000 [S4] |
| Fee if you decline after a site visit | Call-out claims are narrow [S5] |
Citizens Advice says not to rely on a verbal price, because a quote is fixed and an estimate is only a rough guess [S6]. Collect written quotes from at least 3 traders if you can [S6]. Some traders charge for a quote, so ask before the visit [S6]. The paper should show a fixed total, a breakdown, how long the price lasts, whether VAT is included, and when the price can rise [S6].
A business registers for VAT when taxable turnover for the last 12 months goes over £90,000 [S4]. Ask whether the soakaway total includes VAT.
If an advert promises no call-out charge, the Advertising Standards Authority says that is fair only when there is no charge for travelling to the premises, the initial diagnosis, or any other charge before you agree the work [S5]. A visit to look at the lawn can be the whole of the first appointment. Ask if you can decline afterwards without paying.
Where a deposit cannot be avoided, Citizens Advice says not to agree more than 25%, and to get a receipt [S6]. Pay by card rather than cash for the whole job before the hole is dug [S6].
What you can see without a spade
Walk the garden and write what you can see. Downpipes that end on a patio, a gully that sits proud of the lawn, a shed, a tree, and the neighbour's wall are all useful. A photo from the path is enough. Do not dig a trial hole beside the footing to "see if the ground drains". Do not lift a manhole. The contractor can ask for a test pit as their own line of work, with the spoil and the making-good named on the quote.
Say how a small machine would get in, or that it could not. A price that assumes a clear route from the road is a different job from a price that assumes every bucket is carried through the house. If you do not know which, say you do not know, and ask the quote to state the assumption.
Rain on a roof is not water from a boiler
A soakaway for roof water starts at the gutters and downpipes you already have. It does not start at a boiler. Condensate from a heating appliance is a gas question, and it stays on the condensate page. If a groundworker offers to "sort the white pipe as well", split that offer off and do not treat it as part of the pit.
If the quote is really for a new hard surface, do not use the soakaway planning answer to judge it. That answer is about a soakaway [S1]. Driveways are the surface. This page is the place the water is supposed to go.
What to say about the garden
- Which downpipes or gullies you want connected.
- Whether the area is lawn, paving, or both.
- Trees, sheds, and manholes you can see without lifting a cover.
- How a digger would get in, or that it could not.
- Whether the neighbour's wall is close.
- Your postcode.
Do not dig a trial pit yourself beside the house. GOV.UK's party wall guidance is about excavation near and below a neighbour's foundation level [S3]. You do not need to decide the legal label. You need to tell the contractor the wall is there.
A crate, a pit and a trench are not one product
Ask the quote to pick a noun. A crate, a rubble-filled pit and a trench that only moves water along the garden are different installations, and only some of them are the soakaway the Planning Portal answer is about [S1]. If the paper says "drainage" and nothing else, send it back. You are not expected to design the pit. You are expected to refuse a total that could be any of the three.
Say what must stay. A shed, a tree, a path and a washing line are not decorations on the quote. They decide whether the pit can sit where the contractor first thought. If the only place left is tight against the house or tight against next door, that is the moment to ask about Part H's location rules rather than to accept a smaller price for a worse place [S1]. This page still does not copy those distances out.
Spoil is part of the price even when the crate is not. Soil has to go somewhere. A quote that is silent on spoil can look lean because the heap stays on the lawn for you to deal with. Ask who loads it and who takes it. The same question applies to turf. Putting the lawn back is not included unless the breakdown says so.
Jobs you might post
These are examples, not taken from real job posts.
- Two downpipes currently empty onto the patio. Ask for a surface-water soakaway quote that names where the pit would sit. You have not dug a hole.
- The lawn holds water after rain and a contractor has used the word soakaway. Ask them to say whether they mean a pit, crates, or a trench, and to keep foul water out of the price.
- A previous owner left a crate that may be silted. Ask for a look first, with any replacement priced as a second line. Do not ask anyone to empty sewage into it.
How to compare soakaway quotes
Match the water source, the location, and what is put back. A price that stops at "supply crates" is not a price that includes excavation, spoil and reinstatement. Citizens Advice says a much lower figure may mean the work is not the same work [S6]. Be wary of a trader who will not write the quote down [S6]. Ask to see insurance and check it covers the dates of the dig [S6].
Builders and landscapers are the trade pages for outside ground. Plumbers are the page when the water is a waste pipe in the house. Driveway cost is about a surface, not a pit.

Questions about soakaways
How much does a soakaway cost in Cheshire?
Size, depth, access and where the water ends up all change a soakaway job in Cheshire. Compare written quotes that describe the same destination for the water, so a rainwater crate is not set beside a system that takes foul water.
Do I need planning permission?
Often you do not, and you should not treat that as a promise. The Planning Portal says a soakaway does not normally need a planning application if it deals with surface water and does not discharge into a public sewer, and that a conservation area or a listed building can bring extra rules. Ask your council about your plot.
Do building regulations apply?
Yes, to the creation of a soakaway. The Planning Portal says building regulations apply, and that the soakaway must comply with Part H, which sets where a soakaway can be located and the size that is permitted. GOV.UK adds that building regulations approval is different from planning permission, and that you might need both.
Is a French drain the same thing?
No. A French drain is a trench that moves water along. A soakaway is where water is meant to disperse into the ground. If the quote uses both words, ask which installation you are paying for. French drains are a separate question.
What if the dig is next to a neighbour?
GOV.UK says the Party Wall etc. Act 1996 covers excavation near to and below the foundation level of neighbouring buildings, and that this is separate from planning and from building regulations approval. Ask the contractor whether the pit would be that kind of dig before they price it as a garden hole.
Does QuoteZila check groundwork firms?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
Can I post a soakaway on QuoteZila?
Yes. Say where the water comes from, whether it is rain or something else, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
