How much does septic tank emptying cost in Cheshire?

In Cheshire, a septic tank emptying price depends on what the tank is, how the tanker reaches it and whether the visit is only a desludge. This page does not print a figure, because we could not find two dated public sources that agree on one.

Name the tank before you ask for a price

In Cheshire, emptying a septic tank is a tanker visit to remove sludge, not a quote for a new drainage field and not a price for a boiler. The tanks people describe from Crewe, Nantwich and Sandbach are the starting point for this guide.

GOV.UK describes a septic tank as an underground tank where the solids sink to the bottom, forming a sludge, and the waste water flows out to a drainage field [S1]. A small sewage treatment plant, also called a package treatment plant, treats the liquid further [S1]. A cesspool holds sewage and does not treat it in that way. If you book the wrong word, you will compare the wrong quotes.

Nantwich stands on the River Weaver. That is a place fact, not a claim about your tank. This page cannot tell you whether your system is near a watercourse. If you know it is, say so.

Anyone in the UK can post a job or register. QuoteZila is new, so how many tanker firms reply depends on who has joined near you [QZ5].

What the emptying rules say

For a discharge to the ground under the general binding rules, GOV.UK says you must have the sludge removed before the tank exceeds its maximum capacity, and that you should do this at least once a year or as the manufacturer instructs [S1]. If you do not, solids can be carried into the drainage field [S1]. The company that takes the sludge must be a registered waste carrier [S1].

If you already have a sewage discharge permit, GOV.UK's permit page says you must have the septic tank or treatment plant emptied at least once a year, and that the company must be a registered waste carrier [S2]. The same page says you must keep records of emptying, maintenance and repair, such as invoices [S2]. A quote that will not give you paperwork is a weak match for that duty.

A cesspool is outside those binding rules. GOV.UK says it must be emptied regularly, and gives once a month as an example, by a registered waste carrier, and that it must not leak or overflow [S3]. The Environment Agency or the council can require a repair or replacement if it is in poor condition [S3]. Do not copy the yearly septic sentence onto a cesspool, and do not copy the monthly example onto a septic tank.

Discharge volumes under the general binding rules

The general binding rules published by GOV.UK include a limit of 2 cubic metres or less a day for a discharge to ground, and 5 cubic metres or less a day for a discharge to surface water [S4]. Sewage under those rules must be domestic [S4]. A discharge to ground must not be in a groundwater source protection zone 1, or within 50 metres of a well, spring or borehole used to supply water for domestic or food production purposes [S4].

This page does not convert those volumes into a household size, and it does not measure your garden. If you do not know whether you meet the rules, say that to the installer or to the Environment Agency rather than asking an emptying firm to guess.

The tanker has to reach a lid you have not opened

Describe the route from the road to the lid without opening the tank. A hose that runs across a drive is a different visit from a hose that would have to cross a locked side gate, a soft lawn, or a neighbour's path. Say if the lid is under decking, under a parked car you can move, or somewhere you cannot find. Ask the quote to say what happens if the crew arrives and cannot reach it. That is the moment a "no call-out" advert needs the question in writing [S7].

Do not lift the lid to measure the sludge. Do not add a household chemical to "thin it". Do not ask the driver to pump the tank into a ditch or onto the garden. GOV.UK says a septic tank must not discharge its effluent to a watercourse, and that the company taking the sludge must be a registered waste carrier [S1]. Ask to see the carrier's certificate, and keep the invoice [S2].

A yearly empty is not a new drainage field

The binding-rule sentence about desludging at least once a year, or as the manufacturer instructs, is about removing sludge [S1]. It is not a sentence that tells you to dig a new drainage field, move the tank, or connect to a sewer. If the quote includes any of those, they are extra lines. A camera survey of a foul pipe is also extra. A drain survey should be priced on its own paper if you want one.

If you do not know whether the system is inside the binding rules, say that. The volume limits on the rules table, 2 cubic metres or less a day to ground and 5 cubic metres or less a day to surface water, are not a household-size calculator [S4]. This page will not turn them into a number of bedrooms. The 50 metre distance from a well, spring or borehole used for domestic or food-production water is a rule about where a ground discharge may be, not a price [S4].

What the quote should separate

Citizens Advice says a quote is a fixed price and an estimate is a rough guess, so get it in writing [S6]. Try for written quotes from at least 3 traders [S6]. Some traders charge to prepare a quote, so ask first [S6].

Ask the paper to say:

  • which tank, and that they have not assumed a size you did not give
  • whether the price is one load or more
  • how the tanker gets to the lid, and what happens if the hose run is long
  • that the carrier is registered, and that you can see the certificate [S1]
  • whether a lid repair, a new cover or a pump is included
  • whether VAT is included

A business must register for VAT when taxable turnover for the last 12 months goes over £90,000 [S5].

If a deposit is demanded for a single empty, Citizens Advice says not to agree more than 25% where a deposit cannot be avoided, and to get a receipt [S6]. The Advertising Standards Authority says a no call-out claim is fair only when there is no charge for travelling to the premises, the initial diagnosis, or any other charge before you agree the work [S7]. Ask whether you pay if the tanker cannot reach the lid.

Jobs you might post

These are examples, not taken from real job posts.

  • Empty a septic tank that serves one house. The lid is in the back garden and a hose can reach it from the drive. Ask for the waste carrier certificate with the invoice.
  • You have been told the system is a cesspool, not a septic tank. Ask the quote to treat it as a cesspool and not to apply a yearly septic interval you have not checked.
  • The tank alarm is sounding and you do not know the make. Ask for an emptying visit first, with any repair priced separately. You have not opened the lid.

What not to add to the same price

A new soakaway for rainwater is not an emptying visit. Soakaway drains are that other job. A camera in a foul pipe is a survey. CCTV drain surveys should be a separate line if you want one. Do not ask the tanker driver to dig a drainage field on the same ticket unless that is a written second quote.

Plumbers cover pipes in the house. Builders are the page if the tank itself is being replaced. Plumber cost is about reading a plumbing price, not a tanker visit.

Questions about emptying a tank

How much does it cost to empty a septic tank in Cheshire?

The type of tank, the access for a tanker and whether anything is repaired all change the visit. Compare written quotes that name the same tank and say the waste will go with a registered carrier, so one empty is not set beside a repair.

How often should a septic tank be emptied?

GOV.UK's rules for a small sewage discharge to the ground say you must have the sludge removed before the tank goes beyond its maximum capacity, and that you should do this at least once a year or in line with the manufacturer's instructions. If you have a permit, a separate GOV.UK page says the tank or treatment plant must be emptied at least once a year.

Is a cesspool the same as a septic tank?

No. GOV.UK says the general binding rules do not apply to a cesspool, and that a cesspool must be emptied regularly, for example once a month, by a registered waste carrier, and must not leak or overflow. If the system releases sewage into the ground or into surface water, GOV.UK says it is not a cesspool.

Who can take the sludge away?

GOV.UK says the company that disposes of the sludge must be a registered waste carrier, and that you can ask the company to confirm that when you book, or ask the driver for a copy of the certificate. This page does not look the register up for you.

Can a septic tank discharge into a ditch?

GOV.UK says you must not discharge effluent from a septic tank to a watercourse, and that a septic tank should discharge to a drainage field. A treatment plant is a different system. If you do not know which you have, say so, and do not assume a ditch is allowed.

Does QuoteZila check tanker firms?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post an emptying job on QuoteZila?

Yes. Say whether you think it is a septic tank, a treatment plant or a cesspool, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
