What changes the cost of scaffolding hire for a house?
The Federation of Master Builders flat roof guide, updated March 2026, says to expect around £400 a day for scaffolding [S6], and its new roof guide of 5 November 2025 says hire can cost from £400 a day [S7]. Prices vary by the job and the location and are not a Cheshire price, and QuoteZila does not set prices.
Last reviewed:What does scaffolding hire include?
Scaffolding hire for a house is usually a package: delivering the equipment, putting the scaffold up, leaving it in place for an agreed number of weeks, inspecting it, and taking it down again. The price depends on the scaffold that has to be built, not on the house as such. A single chimney scaffold for a day's repair is a very different job from a full wrap-round scaffold for a re-roof that will stay up for a month.
QuoteZila is starting in Cheshire, with Crewe, Nantwich and Sandbach among the first towns. The Federation of Master Builders flat roof guide, dated 7 November 2025 and updated March 2026, says to expect around £400 a day for scaffolding, depending on the amount and where it stands [S6]. Its new roof guide of 5 November 2025 says scaffolding hire can cost from £400 a day [S7]. Those are the hire lines those pages state. They are not a Cheshire price, and council licence fees are not copied from them. Prices vary by the job and the location, and QuoteZila does not set prices.
Scaffolding on the pavement
If a scaffold stands on the pavement, verge or road, it is on the highway. Cheshire East Council says licences and permits are required for any proposed obstruction or closure of the highway, and lists scaffolding among the things that need one [S3]. The licence is a council matter with its own fee and conditions, separate from the price of the scaffold. Cheshire West and Chester and other councils set their own terms.
If your scaffold stays inside your own boundary, a highway licence is not usually needed. Ask the scaffolder whether any part will stand on the pavement and, if so, who applies, how long the council takes, and whether the licence cost is in their price.
What changes the cost of scaffolding hire
| What is being priced | What makes it bigger or smaller | What to ask |
|---|---|---|
| Height | Single storey, two storeys, three storeys, chimney | The height to the working platform they priced |
| Length and elevations | Front only, front and back, all sides, gable end | Which elevations and the rough length of each |
| Type of scaffold | Independent scaffold, chimney scaffold, tower, bridging over a conservatory | Which type, and why |
| Hire period | Days or weeks, and the rate for each extra week | The weeks included and the extra-week rate |
| Roof edge protection | Guard rails and boards at the eaves for roof work | Whether edge protection is included |
| Loading bay or hoist | For tiles, materials or waste | Whether a loading area is included |
| Sheeting and netting | Debris netting, sheeting for weather | Whether netting or sheeting is in the price |
| Ground and access | Slopes, soft ground, narrow paths, a neighbour's land | How the scaffold will be based and reached |
| Highway licence | Scaffold on the pavement or verge | Who applies, and whether the fee is in the total |
| Alterations | Moving lifts or adapting the scaffold mid-job | How alterations are priced |
| VAT | Whether the business is VAT registered | Whether the total includes VAT |
A business must register for VAT when its taxable turnover goes over £90,000 [S2]. Ask whether each total includes VAT.
Hire period and alterations
The hire period is the part of a scaffolding quote that most often grows. A roof job that runs into bad weather, a builder who finds more work, or a gap between two trades using the same scaffold can all keep it up for longer than planned.
Before the scaffold goes up, agree in writing:
- the number of weeks included in the price
- the rate for each extra week or part week
- what happens if the trade using the scaffold is delayed
- the cost of any alteration, such as raising a lift for a chimney or moving boards for a window fitter
If more than one trade will use the scaffold, such as a roofer and a painter, tell the scaffolder. It may affect the design, and it is easier to plan the order of work at the start.
Safety, inspections and nesting birds
The Health and Safety Executive's order of approach to work at height is to avoid it where it is reasonably practicable, then prevent falls using an existing safe place or the right type of equipment, and only then minimise the distance and consequences of a fall [S4]. A properly designed and erected scaffold is one of the main ways of preventing falls on house jobs.
Inspections are part of that. A scaffold used for building work should be checked by a competent person after it goes up, at regular intervals while it is in use, and after anything that could affect it, such as high winds or an alteration. Ask the scaffolder, or the trade who booked it, who will carry out the inspections, and how you will see the records. This page gives no advice on putting up or altering scaffolding yourself.

Birds can nest under eaves and in roofs, especially in spring and summer. The RSPB says it is an offence to intentionally take, damage or destroy an active wild bird's nest, and that you must let chicks leave before removing a nest or blocking an entrance [S5]. If you know birds are nesting where the scaffold or the work will go, tell the scaffolder and the roofer before dates are fixed.
Security, neighbours and the pavement
A scaffold can make an upper floor easier to reach for anyone, not only the trades. Ask the scaffolder whether ladders will be removed or boarded at the end of each day, and whether they offer an alarm. Check your home insurance for anything it says about scaffolding.
If the scaffold needs to stand on a neighbour's land, or bridge over their garden or a shared path, talk to them early and get their agreement in writing. If it stands on the pavement, a highway licence may be needed, as described above, and the council sets the conditions.
What to have ready before you ask for quotes
Give each scaffolder the same information:
- what the scaffold is for: roof repair, re-roof, chimney, painting, fascias, windows
- which elevations need scaffolding, and the number of storeys
- photos of each side of the house from the ground, including what is underneath: conservatory, porch, drive, flower beds
- whether any part would stand on the pavement or a neighbour's land
- how long the work is expected to take, and the trade doing it
- whether roof edge protection or a loading bay is needed
- your postcode, and the dates you have in mind
How to compare scaffolding quotes
Check each quote for:
- The same elevations, heights and type of scaffold.
- The number of weeks included, and the rate for extra weeks.
- Edge protection, loading bays, netting or sheeting.
- The highway licence, if needed, and who applies.
- Inspections: who does them, and how often.
- How alterations are priced.
- Whether VAT is included.
- Whether it is a fixed price for the listed scaffold and period.
Citizens Advice suggests getting written quotes from at least three traders, avoiding large upfront payments and keeping any deposit you cannot avoid to no more than 25% [S1].
Jobs you might post
These are examples, not taken from real job posts. "We need a scaffold on the front and side of a two-storey semi for a roof repair, for about two weeks." Or: "Chimney scaffold needed on a terraced house in Crewe so a roofer can repoint the stack. Part of it may need to stand on the pavement." Or: "Quote for scaffolding round a detached house so the fascias, soffits and gutters can be replaced."

Questions about scaffolding hire costs
How much does scaffolding cost for a house?
The Federation of Master Builders flat roof guide, updated March 2026, says to expect around £400 a day for scaffolding, depending on how much is used and where it stands. Its new roof guide of 5 November 2025 says scaffolding hire can cost from £400 a day. Neither line is a Cheshire price. Prices vary by the job and the location, and QuoteZila does not set prices. Height, length, the number of sides and the hire period still change the quote.
Do I need a licence to put scaffolding on the pavement?
Usually, yes. Cheshire East Council says licences and permits are required for any proposed obstruction or closure of the highway, and lists scaffolding among them. Other councils set their own rules and fees. Ask the scaffolder whether a licence is needed, who applies and whether the cost is in the quote.
Who inspects the scaffolding while it is up?
Scaffolding used for building work should be inspected by a competent person after it goes up and at regular intervals while it is in use, and again after bad weather or alterations. Ask the scaffolder, or the trade who booked it, who will carry out the inspections and how you will see the records.
What happens if the job overruns the hire period?
Most quotes cover a set number of weeks, with a rate for each extra week. Ask for that rate in writing before the scaffold goes up, and agree who pays it if the delay is caused by the trade using the scaffold rather than by you.
Who should book the scaffolding, me or my builder?
Either can work, but be clear. If your roofer or builder books it, the cost and the inspections usually sit in their quote. If you book it yourself, you deal with the scaffolder directly and need to agree the design, the dates and the hire period with both firms.
Should I pay a deposit for scaffolding?
Citizens Advice suggests avoiding large upfront payments and keeping any deposit you cannot avoid to no more than 25%. Ask what the deposit covers and get a receipt.
Does QuoteZila check the scaffolders who quote?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
