What changes the cost of render cleaning?
A render cleaning quote depends on the type of render, how much wall there is, how high it goes and how it will be reached, and whether the method is a soft wash, a treatment or a pressure clean. HSE advises doing as much work as possible from the ground [S1], and this guide prints no price.
Last reviewed:What does render cleaning involve?
Render cleaning removes green algae, black mould, lichen, dirt and run-off staining from rendered outside walls. The aim is to restore the colour without harming the render itself. Most jobs combine a cleaning method with a treatment that kills growth and slows its return.
This guide does not print a price. It explains what changes the quote and what to ask before you agree to one. QuoteZila starts in Cheshire, with Crewe, Nantwich and Sandbach first, and anyone in the UK can post the job.
Not every stained wall needs a clean, and not every clean needs the whole house. Some people only clean the front or the shaded side. Sometimes the render is failing, cracked or coming away, and a clean will not help. Our rendering cost guide covers new render and repairs.
What changes the price of render cleaning?
| Factor | What to ask | Why it moves the price |
|---|---|---|
| Render type | Sand and cement, monocouche, silicone, acrylic or painted? | Some renders need a gentler method |
| Wall area | Which walls are included, measured how? | More area means more time and product |
| Height | Single storey, two storeys or more? | Higher walls need towers, platforms or scaffold |
| Access | Clear ground, conservatory, steep garden or shared path? | Awkward access slows the job |
| Method | Soft wash, low-pressure rinse or pressure wash? | Gentler methods may take longer |
| Treatment | Is a biocide included, and which product? | A separate product and labour line |
| Protection | Windows, doors, plants, cars and neighbours' property | Sheeting and masking take time |
| Staining type | Algae, black mould, rust or run-off marks? | Some stains need specialist products |
| Repairs | Are cracks or hollow patches reported? | Repairs are usually priced separately |
| VAT | Included or extra? | Changes the total [S4] |
Two quotes can look far apart because one includes a scaffold and a treatment and the other is for a quick rinse of the ground floor. Ask every business to price the same walls with the same method.
Access and safety on rendered walls
Rendered walls often go up two or three storeys. HSE's advice on working at height is to do as much work as possible from the ground, make sure workers can get safely to and from where they work, and use equipment that is suitable, stable and strong enough for the job [S1]. It says ladders and stepladders should only be used for light work of short duration, a maximum of 30 minutes at a time, and should not be rested against weak surfaces such as plastic gutters [S1].
HSE also says a ladder should only be used on firm, level, clean and solid ground, where it will not be struck by vehicles or pushed over, where the public cannot walk underneath and where it has been secured [S2]. A wet wall, a slippery patio and a cleaning hose make those conditions harder to meet.
That is why many render cleaners use extension poles from the ground, towers or powered platforms for upper walls. Access equipment is often a large part of the price. This page does not give DIY steps for work at height. HSE has guidance on work at height. HSE: work at height. QuoteZila is not affiliated with this organisation.
Which cleaning method suits your render?
- Soft wash. A cleaning or biocide solution is applied at low pressure, left to work, then rinsed gently. It is often offered for thin coat, silicone and acrylic renders.
- Low-pressure rinse. Loosened growth is rinsed away without blasting the surface.
- Pressure washing. Quicker on hard sand and cement renders, but a strong jet can erode some finishes, open cracks and drive water behind the render.
- Treatment only. A biocide is applied and left to weather the growth away. It costs less in labour but takes longer to show results.
Ask the cleaner which method they would use on your render and why. If you have the render manufacturer's details from when it was applied, show them, because the manufacturer may have its own cleaning guidance.
Painted render and repairs
Painted render is a different surface. A strong clean can lift loose paint, and some stains are in the paint film rather than on it. If the paint is tired, a repaint may be the better option. Our exterior house painting cost guide covers that job.
Cleaning can also reveal problems:
- hairline or wider cracks
- hollow patches that sound different when tapped
- render coming away round windows or at the base of the wall
- blown areas near gutters or overflow pipes
Ask the cleaner to photograph and report anything they find before carrying on. Cracks that let water in are a job for a renderer or plasterer, not a cleaner.
Why does render go green or black?
Algae and mould grow where a wall stays damp. Common reasons are:
- a north-facing or shaded wall that rarely dries out
- an overflowing or leaking gutter
- a dripping overflow pipe or condensate pipe
- plants, trees or a fence close to the wall
- ground levels or soil heaped against the base of the wall
Cleaning removes the growth, but fixing the cause stops it coming back as fast. A wall that is cleaned while the gutter above it still overflows will usually turn green again, so it can be worth booking the gutter repair first and the clean afterwards. Ask the cleaner what they think is keeping the wall damp, and whether a gutter repair or trimming back plants would help. Roofs suffer from the same growth, and our roof cleaning cost guide explains that job.
Run-off, plants and neighbours
Cleaning products and dirty water have to go somewhere. Before work starts, ask the cleaner:
- how plants, lawns and beds under the wall will be protected, for example by wetting them first or covering them
- where the run-off will drain, and whether it will reach a pond, a soakaway or a neighbour's garden
- how windows, doors, vents and electrical fittings on the wall will be covered
- whether cars need moving off the drive
- how long any treatment needs to stay dry, and what happens if it rains
If the wall is on a boundary, or the only access is over a neighbour's land, talk to the neighbour before booking. A cleaner will need their agreement to put a ladder or tower on their side.
What to have ready before you ask for quotes
Good information helps each business price the same job:
- photos of every wall to be cleaned, taken from far enough back to show the full height
- close-up photos of the stains and the render surface
- any details of the render from when it was applied, such as the product name
- the age of the house, if you know it
- notes on anything in the way, such as a conservatory, a greenhouse, a steep bank or overhead cables
- whether you also want gutters, fascias or windows cleaned on the same visit
How do you compare render cleaning quotes?
Ask each business for the same details:
- which walls are included and the area they have measured
- the render type they think you have
- the method, the product and any treatment, by name
- the access equipment for each wall
- how windows, doors, plants, cars and neighbours' property will be protected
- what happens if cracks or damage are found
- the total, with VAT shown
Citizens Advice says to try to get written quotes from at least 3 different traders, and that some traders charge for quotes, so ask about this first [S3]. It says a quote is a fixed price, while an estimate is just a rough guess [S3]. It suggests not agreeing to a deposit of more than 25%, and always getting a receipt [S3].

Questions about render cleaning costs
How much does render cleaning cost?
This guide does not print a figure. A single bungalow wall that can be reached from the ground and a three-storey house that needs a tower or scaffold are very different jobs. Ask each business for a written quote that lists the wall area, access, method, treatment and any protection for windows and plants.
What is a soft wash?
A soft wash uses a cleaning or biocide solution applied at low pressure, left to work, then rinsed off gently. It is often offered for thin coat and silicone renders, which can be damaged by high pressure. Ask what product will be used and whether the render manufacturer's guidance allows it.
Can a pressure washer damage render?
It can. A strong jet can erode the surface of some renders, open cracks and push water behind the render. Ask the cleaner what pressure they would use on your render type, and whether they will test a small area first.
Why does the height of the wall matter?
Because higher walls need safer access. HSE says ladders and stepladders should only be used for light work of short duration, a maximum of 30 minutes at a time. Cleaning a large rendered wall from a ladder is rarely light or short, so many jobs need a tower, a powered platform or scaffolding.
Will the algae come back?
It may, especially on shaded or damp walls. A treatment after cleaning can slow regrowth. Fixing the cause also helps, such as an overflowing gutter, a dripping overflow pipe or plants growing against the wall. Ask the cleaner what they would suggest for your wall.
Does VAT change the price?
It can. A business must register for VAT if its taxable turnover for the last 12 months goes over £90,000. Ask whether each quote includes VAT.
Does QuoteZila check render cleaners?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
