What changes the cost to move a boiler?
The cost to move a boiler depends on how far it goes and how the flue, gas supply, condensate pipe and heating pipes are re-routed, plus any making good afterwards. GOV.UK lists new or replacement boilers among notifiable work [S1], so ask the Gas Safe registered engineer how the move will be certified.
Last reviewed:Why do people move a boiler?
A boiler is often moved during a kitchen refit, a loft conversion, an extension or a bathroom change. Some people want the kitchen wall back for cupboards. Others are replacing an old back boiler or a floor-standing model and want the new one somewhere else. Each reason leads to a different job, so a single price does not fit them all.
This guide does not print a price. It explains what changes each quote and what to check before you agree to one. QuoteZila starts in Cheshire, with Crewe, Nantwich and Sandbach first, and anyone in the UK can post the job.
What does moving a boiler involve?
Moving a boiler is more than lifting it off one wall and hanging it on another. A typical move means:
- Turning off and removing the boiler and capping the old connections safely.
- A new gas supply to the new position, sized for the boiler's demand.
- New heating flow and return pipes, and for a combi, new hot and cold water connections.
- A new flue route through an outside wall or the roof, meeting the clearances the manufacturer sets.
- A new condensate pipe to a drain, with a route that will not freeze.
- An electrical supply for the boiler and its controls.
- Commissioning, which includes the gas safety checks and registration of the work.
- Making good at both the old and new positions.
None of this is DIY work. The boiler is a gas appliance, and HSE says anyone employed to work on gas appliances in a home must be a Gas Safe registered engineer, competent in that area of gas work [S2]. Check the engineer on the Gas Safe Register before you book.

What changes the price of moving a boiler?
| Factor | What to ask | Why it moves the price |
|---|---|---|
| Distance | How far, and through how many rooms or floors? | Longer pipe runs take more time and materials |
| Flue route | Where will the flue exit, and is a vertical flue needed? | Roof flues and long horizontal runs cost more |
| Gas pipe size | Will the gas pipe from the meter need upsizing? | A longer route can need a larger pipe |
| Condensate pipe | Where will it drain, inside or outside? | External runs may need insulation or a larger pipe |
| Same boiler or new | Is the existing boiler being reused? | A new boiler adds its own cost, but may suit the new position better |
| Loft or cupboard | Is there access, boarding, lighting and space to service it? | Loft work can add a ladder, boarding and a light |
| Electrics | Does the boiler need a new fused spur or control wiring? | Electrical work may need a separate electrician |
| Making good | Who fills holes, patches plaster and redecorates? | Often left out of the first quote |
| Certification | Who registers the work and issues the certificate? | Should be included, but check |
| VAT | Is it included in the total? | Changes the figure you compare [S5] |
Two quotes can look very different because one includes the gas pipe upgrade and the making good and the other does not. Ask each engineer to name every line.
Building regulations and certificates
GOV.UK's guide to building work lists new or replacement boilers among examples of notifiable work [S1]. It says notifiable work must be shown to comply with the Building Regulations by a building control body, unless it is carried out by an installer registered with a competent person scheme who can self-certify [S1]. GOV.UK names Gas Safe Register as the scheme for installing gas appliances [S1].
Where a scheme installer does the work, GOV.UK says you should receive a certificate of compliance within 30 days of completion [S1]. Keep it with your house papers, as it can matter when you sell. GOV.UK explains building regulations approval. GOV.UK: building regulations approval. QuoteZila is not affiliated with this organisation.
Electrical work for the new position, such as a new fused spur, should be done by someone competent. Our electrician cost guide covers how that work is usually priced.
Where can the boiler go?
The new position has to suit the boiler, not just the room. Ask the engineer about:
- The flue. The flue needs a route to open air, with distances from windows, doors, corners and boundaries that the manufacturer specifies. That can rule out some walls.
- Servicing space. The boiler needs clearance around it so an engineer can open it and work on it safely.
- The condensate pipe. It needs to fall to a suitable drain.
- Lofts. A loft position needs permanent safe access, a floor, lighting and room to work.
- Bedrooms and bathrooms. Some positions bring extra rules about the type of boiler and its electrics.
A good engineer will tell you plainly if your first choice will not work, and suggest the nearest position that will.
What happens on the day of a boiler move?
A boiler move is usually a full day or more of work, and the house will be without heating and hot water for part of it. Ask the engineer for a plan that covers:
- When the gas, water and heating will be off, and for how long.
- Where holes will be drilled for the flue and pipes, and what the outside wall will look like afterwards.
- What happens to the old position, including capping pipes and filling the old flue hole.
- How the system will be refilled and tested, and what the engineer will show you before leaving.
- What paperwork you get, such as the commissioning checklist and the registration of the work.
Clear the area round both positions before the engineer arrives, and keep children and pets away from the work.
Carbon monoxide and safety after the move
Moving a boiler means breaking and remaking gas and flue connections, so the commissioning checks matter. The NHS says carbon monoxide is colourless and does not smell [S3]. It recommends a carbon monoxide alarm that makes a loud sound in each room with an appliance that burns gas, oil, coal or wood, and says to get heating appliances properly installed and well maintained [S3].
HSE says it is illegal to use a gas appliance you suspect is unsafe, and that you should turn it off and not touch it until a Gas Safe registered engineer has checked it [S2]. For a suspected gas leak, HSE gives the National Gas Emergency freephone number, 0800 111 999 [S2].
How do you compare quotes to move a boiler?
Ask each engineer for the same information:
- where the boiler will go and the route of the flue, gas, water and condensate pipes
- whether the existing boiler is reused or replaced, and the model if new
- any gas pipe upgrade from the meter
- electrics, and who does them
- making good at both positions, and who redecorates
- registration of the work, and the certificate you will get
- the total, with VAT shown
Citizens Advice says to try to get written quotes from at least 3 different traders, and that some traders charge for quotes, so ask about this first [S4]. It suggests not agreeing to a deposit of more than 25%, and always getting a receipt [S4]. Our plumber cost guide explains call-out charges and hourly rates. If the old boiler has a fault, see our page on the F2 boiler fault before deciding.

Questions about the cost to move a boiler
How much does it cost to move a boiler?
This guide does not print a figure. Moving a boiler a short way along the same wall and moving it up into a loft are very different jobs. The distance, the new flue route, the gas pipe size and the making good all change the total. Ask each engineer to itemise those lines in a written quote.
Who can move a gas boiler?
A Gas Safe registered engineer. HSE says anyone employed to work on gas appliances in a home must be Gas Safe registered and competent in that area of gas work, and that competencies are shown on the back of the engineer's ID card. Check the card covers boilers before work starts.
Does moving a boiler need building regulations approval?
GOV.UK lists new or replacement boilers among notifiable work, and says an installer registered with a competent person scheme can self-certify that the work complies. GOV.UK names Gas Safe Register as the scheme for installing gas appliances. Ask the engineer how a relocated boiler will be registered and certified.
Is it worth replacing the boiler at the same time?
It can be, if the boiler is old. A move already means new pipework and a new flue, so some of the labour overlaps. Ask each engineer to price the move with the existing boiler and the move with a new boiler as two separate options, so you can see the difference.
Can a boiler go in a loft?
Sometimes. The loft needs safe, permanent access, boarding, lighting and room to service the boiler, and the flue and condensate pipe need a workable route. Ask the engineer to inspect the loft before quoting, and to say what extra work the loft itself needs.
Do I need a carbon monoxide alarm after the move?
The NHS recommends a carbon monoxide alarm that makes a loud sound in each room of your home with an appliance that burns gas, oil, coal or wood. If the boiler moves to a new room, ask the engineer where the alarm should go.
Does VAT change the price?
It can. A business must register for VAT if its taxable turnover for the last 12 months goes over £90,000. Ask whether each quote includes VAT, so you compare like with like.
Does QuoteZila check boiler engineers?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.
