How do you set up a plaster skim?

Set a skim up by agreeing the rooms, the background and the finish plaster, then clear the space so the plasterer can tape, bead and apply the coat. Decoration waits until that plaster is thoroughly dry, and this guide is the job sequence rather than a definition of the coat.

What is this guide for?

What a skim coat is explains the thin finish and what that coat will not hide. This guide is the practical sequence: what you agree, what you clear, what to ask the plasterer to describe, and when the decorator can start. Read them together. They answer different questions. Neither page prints a thickness.

A skim in a Cheshire house, whether in Crewe, Nantwich, Sandbach or another town, still starts with the same list. Anyone in the UK can post the job or register.

What do you agree before the day?

Write the job so two plasterers cannot imagine two different rooms.

  • Rooms, and whether ceilings are in or out.
  • What is on the surface now: new board, old skim, bare undercoat, or a textured coating.
  • Whether they are only finishing, or also floating an undercoat. Floating is the undercoat page.
  • Which finish plaster, and whether a primer or a bonding coat is included. That choice is PVA, primer and bond.
  • Who protects the floors and who removes waste.
  • Whether the room will be empty.

Citizens Advice says to get written quotes from at least three traders, and that a quote is a fixed price while an estimate is only a rough guess [S4]. After you accept a quote it is a binding agreement, so the writing is what you can check later [S4].

How do you leave the room?

Plaster is wet, and it marks everything it touches. A useful handover looks like this:

  • Furniture out, or grouped and agreed.
  • Floors clear. Say if a new carpet is already down. Most plasterers would rather see boards or a protected floor.
  • Radiators and switch plates: ask who removes them and who puts them back. Do not take electrical fittings off yourself. Electrical Safety First says that, apart from some minor tasks, electrical work is reported to building control or done by a registered electrician [S5]. Electrical Safety First: find a registered electrician; NICEIC; NAPIT. QuoteZila is not affiliated with this organisation. See its building regulations page.
  • A path from the door to the walls, wide enough for a board and a hawk.
  • Water nearby, if the plasterer asks for it. This page does not print a mixing quantity. Mixing a bag is their job, not a step for you.
  • Pets and children out of the room until the plaster has set.

If the ceiling is high or the stairs are the working platform, ask what the plasterer will stand on. Work above floor level, where a fall could cause injury, is work at height [S3]. HSE: work at height. QuoteZila is not affiliated with this organisation.

See HSE's work at height questions.

What should you ask the plasterer to describe?

This is not an instruction to skim the room yourself, and this page does not print a thickness, a tape type or a mixing quantity. Ask the quote to say, in the plasterer's own words:

  • What happens to joints and corners before the finish goes on.
  • Which finish plaster, and what thickness they will apply.
  • Whether a primer is included, and its name. PVA, primer and bond is why the name matters.
  • Whether an undercoat is finished before it has dried, or left to settle. The undercoat page is that coat.
  • How they want the room aired before anyone paints.

If the background is a textured coating, stop. HSE includes those coatings, for example Artex, on its diagrams of where asbestos can be found [S2]. Do not sand, scrape or drill them. Health and Safety Executive (HSE). QuoteZila is not affiliated with this organisation.

How long before decoration?

This guide does not print a number of days. Cold rooms and closed windows slow drying down. Ask the plasterer what to do with the heating and the windows, and wait until they say the surface is evenly dry. Follow the instructions on the paint or the paper you will actually use. A decorator who paints too soon is a different problem from a plasterer who skimmed a wall that was not ready. Bathroom wall paint is only for the decorating question, and only in a bathroom.

What if the wall is not ready to skim?

Say so in the post if you already know the plaster sounds hollow, the board is green-faced moisture-resistant board, or the ceiling is cracked along every joint. A plasterer who turns a skim into a replaster on the day will not match a quote that assumed a sound wall. Plastering repairs covers patches. Bathroom board is where to ask about green board. This page does not print a maker's rule for skimming it.

Where 25 per cent or more of an external wall is re-plastered internally, the Planning Portal says the building regulations would normally apply and the insulation would normally have to be improved [S6]. Mention the size of the wall if that might be your case.

Jobs you might post

These are examples, not taken from real job posts.

  • "Front bedroom, new plasterboard, furniture already out. Please tape joints, bead the window, and skim walls and ceiling. Name the finish plaster."
  • "Stairs and landing, old skim is sound. Please skim only. Say what access you need on the stairs."
  • "Kitchen ceiling is textured. Please do not sand it. Quote to advise on testing, and skim only if you will work over a coating that has been checked."

Posting the skim

List the rooms and attach photos of one wall and the ceiling. Up to five matched local businesses can send a quote [QZ2]. QuoteZila is free for customers and local businesses [QZ1].

Honest status: QuoteZila is new. We're starting in Cheshire, beginning with Crewe, Nantwich and Sandbach, and growing area by area. Anyone in the UK can still post a job or register a business. How fast you get quotes depends on how many local businesses have joined near you. Businesses can register and receive jobs straight away. We don't check insurance, qualifications or registrations, so please check these yourself before you hire.

Questions about setting up a skim

What should I move before the plasterer arrives?

Move furniture out, or into the middle and cover it if the plasterer agrees to work around it. Take down curtains, pictures and loose shelves. The plasterer needs a clear path and bare walls. Ask whether they bring dust sheets and who lifts the floor covering.

What happens on the day, in outline?

Ask the plasterer to describe it in the quote: what happens to joints and corners, how many applications, and which finish plaster they will use. This page does not print a thickness or a trowel method. On a sound undercoat, ask whether they finish it before it has dried, or whether they wait. If they will use a primer, ask them to name it.

When can the room be painted?

This page does not print a number of days. Ask your plasterer how they want the room aired, and follow the paint maker's instructions for new plaster. Do not hang heavy paper on plaster that still feels cold and damp.

Should I skim a textured ceiling myself?

No. HSE lists textured decorative coatings, for example Artex, among places asbestos can occur. Do not sand or scrape the coating. A ceiling is also overhead work. HSE treats work above floor level as work at height where a fall could cause injury. Hire a plasterer and agree the access.

Does QuoteZila check the plasterers?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.
