How much does a Velux window cost in Cheshire?

The Federation of Master Builders loft guide of 3 September 2025 says to plan around £980 to £1,200 per standard roof window [S7]. Prices vary by the job and the location and are not a Cheshire price, and QuoteZila does not set prices.

A brand name for a hole in the slope

In Cheshire, people say "Velux" when they mean a window set into a roof slope. The word is a brand householders recognise. It is not a tariff, and it is not proof that every roof window on a quote is that brand. Lofts in Crewe, Nantwich and Sandbach are where this page starts, and a swap in an existing opening is not the same job as cutting a new one. The Federation of Master Builders loft conversion cost guide of 3 September 2025 says to plan around £980 to £1,200 per standard unit [S7]. The same page says its loft conversion prices depend on the property location, the project complexity and the materials chosen [S7]. It is not a Cheshire price. Prices vary by the job and the location, and QuoteZila does not set prices.

Two jobs hide inside the same search. One is taking out a roof window that is already there and putting another in the same opening. The other is cutting a new opening in a slope that has never had one. A fitter who has priced a swap has not priced new rafters, a new lining, and a ceiling made good below. Say which job you mean before anyone visits.

This page does not link to the manufacturer and it does not repeat a product catalogue. Ask the quote to name the unit, the size, the flashing kit and who supplies them. If you want a particular brand, say so. If you will accept an equivalent, say that too. A silent quote can be either.

What the Planning Portal actually says, and where it stops

Planning permission is not usually needed for repairs and minor improvements, or for inserting windows and doors of a similar appearance to those already used on the house [S3]. A new bay window is treated as an extension [S3]. Those sentences are about the windows the page is describing. They are not a blanket permission for every new hole in a roof.

The same page says there are different rules for roof and skylight installations, and that those rules are set out in its Roof section [S3]. This guide does not copy a width, a height or a projection from that section, so no roof-window dimension is printed here. If someone offers you a maximum size and calls it "permitted development", ask them for the current wording and check it with the council. Do not take a size from this guide.

Upper-floor side windows must be obscure-glazed, and either non-opening or more than 1.7 metres above the floor of the room [S3]. Read that as a rule about side windows in walls. Do not paste it onto a roof window and call it the skylight rule. The Portal has already said the roof rules are different [S3].

An Article 4 direction can remove rights the page would otherwise allow [S3]. Listed buildings need listed building consent for significant works [S3]. This guide does not decide whether your house is listed or whether an Article 4 direction covers your street. The council does. A leaseholder may also need the landlord's permission. The doors-and-windows page raises that as something that can apply. It does not mean every roof window needs a landlord's signature, and it does not mean yours does not. Ask if you do not own the freehold.

Building regulations are a separate question

Building regulations approval is different from planning permission, and you might need both [S4]. GOV.UK lists replacing windows and doors among the works that can need approval, and it lists replacing roof coverings on pitched and flat roofs as well [S4]. Those are two entries. A roof window sits in the covering. Replacing a unit in an existing opening may be read as window replacement. Cutting a new opening changes the roof. This page will not collapse those into one answer. Ask a building control body if you cannot tell which description fits [S4].

You do not need to arrange the approval yourself if you use someone registered with a competent person scheme [S4]. Ask the fitter whether they are dealing with it, and ask for that to be written on the quote. A quote that says "no paperwork" without saying why is not the same as a quote that names the scheme.

The glass is not a path

Falls through fragile roofs and fragile rooflights are a main cause of death and injury, alongside falls from edges [S5]. HSE says all roof work is highly dangerous even if it only takes a few minutes, and that it must be done by trained competent people [S5]. Sloping roofs require scaffolding so people and materials do not fall from the edge, with protection at the eaves, including the rear of a terrace [S5]. A roof window is often the fragile part of that sentence. Do not step onto the frame, the glass or the surrounding slates to point at a stain.

Work at height means any place where a person could fall a distance liable to cause personal injury, and HSE gives a fall through a fragile roof as an example [S6]. The work has to be properly planned, supervised and carried out by competent people, and avoided where that is reasonably practicable [S6]. Short-duration tasks, measured in minutes on the roof-work page, may use properly secured ladders and proper roof ladders [S5]. That is a contractor's decision. This guide has no sequence for removing a unit, fitting a flashing, or lining the reveal.

If the leak is inside, put a bowl under it and photograph the ceiling. The photograph is the brief. The roof is not a place for a householder with a phone.

How to make two quotes describe one window

Citizens Advice treats a quote as a fixed price and an estimate as a rough guess [S1]. Get the price in writing, and be wary if the fitter will not [S1]. Try to collect written quotes from at least 3 traders [S1]. Ask first if they charge to prepare the quote [S1]. The written piece should show a fixed total, a breakdown, how long it stays valid, whether VAT is included, and when it can rise [S1]. A daily rate can be strung out unless the days and the hours are written down [S1].

VAT registration is required when taxable turnover across the last 12 months passes £90,000, or when the business expects to pass £90,000 in the next 30 days [S2]. A roof window is not that threshold. Ask whether VAT sits inside the total you were given.

Keep any deposit you cannot avoid to 25% or less, with a receipt [S1]. Prefer paying by card, in stages [S1]. Check insurance yourself, both the fitter's and your buildings policy [S1]. A much lower figure can be a different specification, or a trader without the skills for the opening [S1].

Blinds, electrics and the room below

A roof window quote often grows when someone adds a blind, a blackout, or an electric opener. This page has no price for those extras. If you want them, list them. If you do not, say the quote is for the window and the weathering only, so a fitter does not assume a powered blind.

Anything electrical is a different trade from the flashing. Do not ask this page how to wire an opener. Say if a cable is already there, or if you expect the quote to stop at the window. Glaziers and roofers are not the same page as electricians.

Decoration of the reveal is the line that makes a "finished" room. One quote may leave bare plaster. Another may fill, tape and leave paint to you. Write down the finish you expect. Furniture under the opening, a bed that cannot be moved, and a loft room that is the only way to a child's bedroom are constraints. Put them in the job so the fitter does not price an empty loft.

When the roof covering is also tired

A new window in a failing covering can be the wrong order of work. If slates around the opening are slipping, say so. The fitter may need to disturb more of the covering than the flashing kit. That is still not a price. It is a reason two quotes diverge. House roof repairs, without a new window, sit in the roof repair cost guide. Do not merge that job into a window quote and then compare it with a quote that only changes the glass.

Anyone in the UK can post or register. QuoteZila is new, so replies depend on which businesses have joined near the postcode [QZ5].

Jobs you might post

These are examples, not taken from real job posts.

  • Replace one roof window on a rear slope. Same opening. No new electrics. Ask for the flashing to be included and for access to be described.
  • Cut a new roof window into a loft room that is already used as a bedroom. State that planning and building control are questions you want the quote to address, not assumptions.
  • Replace a roof window that has leaked into the ceiling below. Photos of the stain. The ceiling repair is listed as its own line so it is not forgotten and not double-counted.

Questions about roof windows

How much does Velux window work cost in Cheshire?

The Federation of Master Builders loft guide of 3 September 2025 says to plan around £980 to £1,200 per standard roof window. That line is for a standard unit in a loft conversion, not a Cheshire price and not a small dormer. Prices vary by the job and the location, and QuoteZila does not set prices. Swapping a unit is a different specification from cutting a new opening, so compare quotes that name the same opening and the same making good.

Do roof windows follow the same planning rules as wall windows?

The Planning Portal says there are different rules for roof and skylight installations, and it points to a Roof section for them. This guide does not copy a size limit from that section. Usual permission for repairs, or for new windows of similar appearance, is what that page says about windows in walls.

What is the 1.7 metre rule, and what is it not?

On the same page, upper-floor side windows must be obscure-glazed and either non-opening or more than 1.7 metres above the floor. That sentence is about side windows in walls. It is not a roof-window size this guide is willing to invent. Ask the council about the opening you actually want.

Does a new opening need building regulations approval?

GOV.UK lists replacing windows and doors, and replacing roof coverings on pitched and flat roofs, as work that can need approval. Approval is different from planning permission. A new hole cut for a roof window is a question for building control, not a yes or no this page invents. A competent person can arrange approval so you do not have to.

Why does this page say not to walk on the glass?

HSE says falls through fragile roofs and fragile rooflights are a main cause of death and injury, and that all roof work is highly dangerous even if it is brief. Do not cross a roof window to show someone a leak. Access is the contractor's plan.

Does QuoteZila check window fitters?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a roof window on QuoteZila?

Yes. Say replacement or new opening, name the floor, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
