How much does a thatched roof cost in Cheshire?

In Cheshire, a thatch price depends on the roof in front of you, the straw or reed, and what is found once the ridge and the coat are opened. A ridge repair and a full strip are different jobs.

A coat and a ridge, priced for one roof

A thatched roof in Cheshire is a particular coat on a particular building. Crewe, Nantwich and Sandbach are the towns this guide starts from, and a cottage further out is still a one-off specification rather than a catalogue item. This page does not print a figure, because we could not find two dated public sources that agree on one. A ridge on a sound coat, a patch, and a full strip are different jobs, so the quote should name the material and the access as well as the scope.

People use one word for several jobs. A ridge that has worn thin, a slipped patch over a bedroom, and a coat that is being taken back to the rafters are not the same visit. Say which of those you want in the first line of the job. A contractor who has priced a ridge only has not priced a strip and a recoat, and the two totals do not belong in one column.

Householders often expect a lifespan for reed or straw, and a fire-separation distance to a chimney, a boundary or a neighbour's roof. Neither is stated here. If a contractor states a life or a clearance, ask them which document they are using, and do not treat this page as that document.

What you can see from the lane, and what you cannot

From the ground you can often see the ridge, the eaves, the valleys and whether wire holds the surface. You cannot see the timber under the coat, the fixings, or how thick the coat still is in the middle of a slope. The National Federation of Roofing Contractors says an estimate for refurbishment can change once tiles or slates are removed and the sub-structure is seen [S4]. A thatched roof is not a tile roof. The same kind of uncertainty applies once a coat is opened: the timber may not match what the estimate assumed. Citizens Advice says a trader cannot charge above a written quote unless you asked for extra work, you agreed extra work they told you about, or there was a genuine mistake in the written or calculated price [S1]. Put that rule next to any figure offered before the coat is opened.

Ask the quote to name the material. Water reed and straw are different specifications. A quote that says only "thatch" can be either. Ask whether the existing coat stays and is patched, or comes off. Ask who supplies the material, who fixes it, and who takes the old coat away. Those are separate lines even when one firm does all of them.

Listed cottages and a voluntary register

Membership of the roofing federation is voluntary [S4]. For a listed building, or a roof the federation treats as historic, it points householders to members on its National Heritage Contractors Register [S4]. That is a route to a contractor list. It is not a decision that your cottage is listed, and it is not a promise about the price. QuoteZila does not check that register. You would look it up yourself, and you would still compare what each contractor has written.

If you do not know whether the house is listed, ask the council before you accept a quote that changes the appearance of the roof. This page does not tell you the answer. An old-looking thatch in a village is not proof either way.

Replacing a covering, and the half-roof point

GOV.UK lists replacing roof coverings on pitched and flat roofs among work that can need building regulations approval [S3]. That approval is different from planning permission, and you might need both [S3]. You do not need to arrange the approval yourself if you use someone registered with a competent person scheme [S3]. If you cannot tell whether the job is covered, check with a building control body [S3].

The federation says its Competent Person Scheme operates in England and Wales if more than 50% of the roof area is replaced, and those members can self-certify without a building inspector [S4]. A ridge repair is not the same sentence as a replacement of more than half the area. Ask the contractor which one they are pricing, and ask them to say so in writing. The percentage is a scheme threshold. It is not a band for the invoice.

GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.

People on the slope

HSE treats roof work as highly dangerous even if the task only takes a few minutes, and it says the work must be done by trained competent people [S5]. Sloping roofs require scaffolding so people and materials do not fall from the edge, including edge protection at the eaves and at the rear of a terrace [S5]. A thatched cottage is often a slope. Do not go up with a tape to "help the quote". Photograph from the ground, from an upstairs window that already opens onto a view of the roof, or not at all.

Work at height, on HSE's introduction, includes any place where a person could fall a distance liable to cause injury, and the examples include a fall through a fragile roof [S6]. The work must be planned, supervised and carried out by competent people, and avoided where it is reasonably practicable to avoid it [S6]. Short tasks, which that roof-work page measures in minutes, may use properly secured ladders and proper roof ladders [S5]. That choice is the contractor's plan. This guide does not describe how to set a ladder against a thatch, and it does not describe how to dress, spar or wire a coat.

HSE: work at height. QuoteZila is not affiliated with this organisation.

Fragile rooflights are a main cause of death and injury on the same HSE roof page, together with falls from edges and falls through fragile roofs [S5]. If a thatched roof has a window set into the slope, say so, and do not walk across it to show a contractor where the leak is.

What the written price should separate

Citizens Advice says a quote is a fixed price and an estimate is a rough guess [S1]. Be wary of a trader who will not write the quote [S1]. Try to get written quotes from at least 3 traders [S1]. Some traders charge for preparing a quote, so ask before they visit [S1]. A written quote should include a fixed total rather than a daily rate, a breakdown, how long the price stays valid, whether VAT is included, and when the price can rise [S1]. If you are only offered a daily rate, get the number of days and the hours that count as a day in writing, because a daily rate can be strung out [S1].

A business must register for VAT if taxable turnover for the last 12 months goes over £90,000, or if it expects to go over £90,000 in the next 30 days [S2]. Ask whether the thatch total includes VAT. The threshold is not a thatch price.

If a deposit cannot be avoided, Citizens Advice says do not agree more than 25%, and get a receipt [S1]. Pay by card rather than cash, and pay in stages rather than everything at the start [S1]. Check the trader's insurance and your own buildings insurance [S1]. QuoteZila does not do those checks for you.

Wire, chimneys, birds and the bits a short quote skips

A thatched roof often has a wire net, a decorated ridge, and a junction with a chimney or a dormer. This page does not tell you how to fix any of those. It tells you to ask whether they are in the price. A quote for "the ridge" that is silent about the wire, the eaves and the chimney abutment can be a different job from a quote that names them.

Say if birds are pulling at the ridge, if the wire is loose, or if you can see daylight from inside. Those are observations from rooms you already use. They are not an instruction to get into the roof space. If you suspect the chimney or the flue is part of the problem, say that too, and keep the roofing quote separate in your own notes from any flue question. This page is not a sweeping guide.

Rainwater goods at the eaves, if the cottage has them, should be their own line when they are rotten. A new coat that dumps water onto a failed gutter is a dry roof and a wet wall. Ask where the water is supposed to go.

Scaffold, lanes and neighbours

Many thatched houses sit on narrow lanes or shared drives. Say whether a lorry can stop, where a skip would go, and who else uses the access. That is so the contractor does not price a delivery that cannot happen. It is not a ruling about who owns the lane.

If scaffold must stand on a neighbour's side, say so before you accept the quote. The poles are part of the job on a slope [S5]. A price that assumes a wide front garden is not the price for a cottage that opens onto the pavement.

Anyone in the UK can post a job or register a business. QuoteZila is new, so how many firms reply depends on who has joined near you [QZ5]. A thatcher may travel further than a contractor who only does modern tiles. The page still starts in Cheshire, and the postcode on the job is what matching uses.

Jobs you might post

These are examples, not taken from real job posts.

  • Renew the ridge on a thatched cottage. The coat stays. Photos of the ridge from the garden. Ask for scaffolding to be stated.
  • Patch one slope where daylight shows in a bedroom. Do not describe it as a full recoat. Ask what happens if the timber is soft.
  • Recoat a whole thatched roof and name the material you want priced. Say the house may be listed and that you have not yet had that confirmed.

Reading two thatch quotes side by side

Match the material, the scope and the access before you match the pounds. Citizens Advice says a much lower price may not be the same work, or the trader may lack the skills [S1]. The roofing federation says to invite quotes from up to three contractors and not to choose only because a figure is the lowest [S4]. Base the choice on the advice you are given and on your confidence in the contractor [S4].

Ask for a guarantee on new or refurbishment work. The federation recommends an insurance-backed guarantee [S4]. That is something you ask the contractor for. It is not something QuoteZila provides.

Questions about thatched roofs

How much does a thatched roof cost in Cheshire?

A new ridge on a sound coat is a different job from stripping a whole slope. Compare quotes that name the same roof, the same material and the same access. Ask whether timber found later is agreed before it is done.

Does replacing the covering need building regulations approval?

GOV.UK lists replacing roof coverings on pitched and flat roofs as work that can need approval, and that approval is different from planning permission. You do not have to arrange it yourself if you use a competent person scheme registrant. Ask building control if you cannot tell whether your thatch job is covered.

What is the 50% point the roofing federation mentions?

The National Federation of Roofing Contractors says its Competent Person Scheme operates in England and Wales where more than 50% of the roof area is replaced, and those members can self-certify without a building inspector. Membership is voluntary. That percentage is not a price band and it is not a thatch tariff.

Can a listed cottage use a heritage list of roofers?

The same federation says listed or historic property can be taken to its National Heritage Contractors Register. This page does not decide whether your house is listed. The council does. An old thatch is not, by itself, proof of listing.

Who should be on a thatched roof?

HSE says all roof work is highly dangerous even when it lasts only a few minutes, and it must be done by trained competent people. Sloping roofs need scaffolding so people and materials do not go over the edge. Do not go up to measure the coat yourself.

Does QuoteZila check thatchers?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a thatched roof on QuoteZila?

Yes. Name the village or town, say whether you want a ridge, a patch or a whole coat, and add photos from the ground. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
