How much does a slate roof cost in Cheshire?

In Cheshire, a slate roof price depends on the area, the pitch, the access and what is found once the covering is lifted. Compare quotes that name the same slopes and the same underlay.

What a slate quote in Cheshire is pricing

A slate roof quote in Cheshire is the price of covering one particular roof, not a tariff for the stone. QuoteZila is starting here, with Crewe, Nantwich and Sandbach among the first towns. A steep slope behind a terrace and a shallower roof on a later house are different jobs even when both owners use the same word. Pitch, area, the way a crew reaches the eaves, and whatever is found once the old covering is lifted all change the job. This page does not print a figure, because we could not find two dated public sources that agree on one.

People sometimes ask for a rate per slate, as if the stone were the whole job. The slates are one line. Battens, underlay, nails or hooks, hip and ridge pieces, lead at the abutments, replacement timber, and taking the old covering away are others. A quote that names only the slate can look far lower than a quote that names the deck it sits on. Neither number is wrong until you know which lines are in it.

The National Federation of Roofing Contractors says an estimate for refurbishment can change once the contractor has removed the main covering, such as tiles or slates, and can see the sub-structure underneath [S5]. Keep that sentence beside any figure you are offered before the roof is opened. Citizens Advice says a quote is a fixed price and an estimate is a rough guess, and that the trader cannot charge more than the quoted price unless you ask for extra work, you agree to extra work they have told you about, or they made a genuine mistake when writing or calculating the price [S1].

Slate is a covering, not a permission category

GOV.UK lists replacing roof coverings on pitched and flat roofs among the alterations that can need building regulations approval [S4]. Approval is different from planning permission, and you might need both [S4]. You do not need to arrange the building regulations approval yourself if you use someone registered with a competent person scheme [S4]. If you cannot tell whether your job is covered, that page says to check with a building control body [S4].

The National Federation of Roofing Contractors says its Competent Person Scheme operates in England and Wales and applies if more than 50% of the roof area is being replaced, so that those members can self-certify that work without a building inspector [S5]. Membership is voluntary [S5]. A repair of a few slipped slates is not the same sentence as a replacement of more than half the area. Ask which one is being priced.

GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.

If the house is listed, or the roof is of historic value, the same federation points householders towards members on its National Heritage Contractors Register [S5]. This page does not decide whether a house is listed. The council can. An old-looking slate roof in Sandbach is not, by itself, proof of anything about listing.

When the covering comes off

Citizens Advice says to try to get written quotes from at least 3 different traders before you decide, and to be wary of a trader who will not put a quote in writing [S1]. It also says to be cautious if a price is a lot lower than the others, because the work may not be the same work, or the trader may lack the skills [S1]. Some traders charge for quotes, so ask about that first [S1].

On that page, a quote should include a fixed total rather than a daily rate, a breakdown of the work and materials, separate costs for each material and part, how long the price stays valid, whether VAT is included, and when the price can go up [S1]. A daily rate rather than a fixed total brings a risk that the work is strung out. If a day rate is all you are offered, get the number of days, the hours that count as a day, and the point at which they need your go-ahead for more days, in writing [S1].

A business must register for VAT when taxable turnover for the last 12 months goes over £90,000, or when it expects turnover to go over £90,000 in the next 30 days [S2]. Ask whether the slate total includes VAT. A firm below the threshold does not have to charge it. The threshold is not a slate price.

LineWhat to ask for in writing
Area and pitch of this roofThe slopes they have priced, not a generic slate roof
Slates, underlay, battens and fixingsNamed, so a supply-only line is not compared with supply and fit
Ridges, hips, valleys and abutmentsSeparate if they are not in the covering line
Timber found after the covering is liftedA refurbishment estimate can change once slates are off [S5]
Access at the eavesSloping roofs need scaffolding so people and materials do not fall from the edge [S3]
Waste, including old slates and timberWho takes it, and whether that is in the total
More than half the area replacedThe scheme described applies in England and Wales above 50% of the area [S5]
VATRegistration starts over £90,000 of taxable turnover [S2]

Work above the eaves

All work on roofs is highly dangerous, even if a job only takes a few minutes, and the people doing it must be trained and competent [S3]. HSE says sloping roofs require scaffolding so that people and materials do not fall from the edge, and that edge protection is also needed at the eaves, including at the rear of a terrace as well as the front [S3]. Where the work is of short duration, and that page describes the tasks as measured in minutes, properly secured ladders and proper roof ladders may be used [S3]. That is a rule for the contractor's method. This page does not tell you to go up a slate roof, and it does not describe how to fit a roof ladder.

Falls through fragile surfaces sit on the same HSE page as a cause of death and injury, alongside falls from edges and through fragile rooflights [S3]. If you can see a cracked roof light from the garden, say so in the brief. Do not test it.

HSE: work at height. QuoteZila is not affiliated with this organisation.

What to hand the roofer

Give every roofer the same pack, or the quotes will describe different roofs.

  • Photos from the ground, of each slope, the ridge and any stained ceiling. Please do not climb to take them.
  • Where water has shown, if it has, and how long you have watched it. A worn slate slope is not the same brief as an active leak.
  • Whether you want cracked slates refixed, or a new covering. Say which.
  • Access: a narrow side passage, a conservatory under the eaves, a neighbour's path. Say what a pack of slates has to pass.
  • Whether the property is listed, in a conservation area, or you do not yet know.
  • Who will clear old material from the garden.
  • Your postcode. A crew based in Cheshire still has to reach the house.

Anyone in the UK can post a job or register a business. How many replies you get depends on which roofers have joined near you, because QuoteZila is new [QZ5].

Jobs you might post

These are examples, not taken from real job posts.

  • Replace the slate covering on both slopes of a two-storey semi. Photos from the ground only. Ask the roofer to say whether more than half the area is included, and to name underlay, battens and ridges.
  • Refix and replace cracked slates on one slope, and to write down what the battens are like if a patch has to be lifted.
  • Re-cover a garage in slate so it matches the house, priced as its own total rather than folded into the house with no split.

How to read slate quotes

Lay the quotes side by side and mark any line that appears in only one of them. The missing line is often the one that explains a low total. Citizens Advice says to pay by card if you can, to pay in stages, and to avoid deposits or paying everything before the work [S1]. If a deposit cannot be avoided, do not agree to more than 25%, and get a receipt [S1]. Check the trader's insurance before you say yes, and tell your buildings insurer what is happening, because they may want to know [S1].

The National Federation of Roofing Contractors says to select up to three roofing contractors to look at the job, to invite a quote from each, and not to choose only because a figure is the lowest [S5]. It says to base the choice on the quality of the advice and your confidence in the contractor [S5]. It also says to ask for a guarantee on new or refurbishment work, and it recommends an insurance-backed guarantee [S5]. Ask what that document covers, and who provides it. QuoteZila does not provide one.

Red flags on a slate price

  • A single rate per slate presented as the whole roof. Ask for this roof to be quoted as this roof, with the slopes and the waste line named.
  • No written total. Citizens Advice treats a refusal to write the quote down as a warning [S1].
  • Cash only, or the whole sum before any slate arrives [S1].
  • A promise to strip the roof with no sentence about scaffolding, on a slope where HSE expects edge protection [S3].
  • Silence on what happens if the timbers are soft once the slates are off [S5].

Posting a job is not open yet

See the roofers page for the trade, or all services. A patch repair is a different brief from a full covering, and the roof repair cost guide is about reading a repair quote. For another Cheshire guide to a written price, see plumber cost.

Questions about slate roofs

How much does a slate roof cost in Cheshire?

Area, pitch, access and what sits under the covering all change the job. Compare written quotes that name the same slopes, the same underlay and the same waste line. A supply-only stack of slates is not the same quote as supply and fit.

Do I need building regulations approval to replace slates?

GOV.UK lists replacing roof coverings on pitched and flat roofs as work that can need approval, and says approval is different from planning permission. You might need both. You do not have to arrange the approval yourself if you use someone on a competent person scheme. Ask building control which case your roof is.

What if more than half the roof is replaced?

The National Federation of Roofing Contractors says its Competent Person Scheme operates in England and Wales where more than 50% of the roof area is being replaced, and that those members can self-certify without a building inspector. Membership is voluntary. A few slipped slates are a different job. Say which one you want priced.

Why can the price change after the slates come off?

The same federation says an estimate for refurbishment can change once the covering, such as tiles or slates, is removed and the sub-structure can be seen. Citizens Advice says you agree extra work before the trader can charge more for it, apart from a genuine mistake in the written price. Put that agreement in writing before anyone strips the slope.

Is scaffolding part of a slate quote?

Only if the quote says so. HSE says sloping roofs need scaffolding so people and materials do not fall from the edge. For short tasks, which that page measures in minutes, properly secured ladders and proper roof ladders may be used. Ask who provides the access and whether it is inside the total.

Does QuoteZila check the roofer?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a slate job on QuoteZila?

Yes. Name the slopes, say whether this is a repair or a full covering, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
