How much does a shed roof cost in Cheshire?

In Cheshire, a shed roof price depends on whether you are patching a covering, replacing it, or rebuilding the shed. Those are different briefs, so ask the quote to pick one.

A small roof with a large unknown

A shed roof in Cheshire is whatever is keeping the rain out of a garden building. The sheds this page starts with are the timber ones and the older workshops in gardens around Crewe, Nantwich and Sandbach. This page does not print a figure, because we could not find two dated public sources that agree on one. A felt patch on a timber shed, a new sheeted roof on a workshop, and a shed that is rotten enough to rebuild are not one product. Ask the quote to pick one of those briefs.

Start by saying which of those three you think you want, and say if the walls are soft. A contractor who prices a covering onto a shed that will not carry it is not quoting the same job as a contractor who prices a new shed. Photos of the corners, from the ground, stop that mix-up.

Rules that apply when the shed itself is new

If the job is really "build a shed", the Planning Portal's outbuilding limits are the ones to read, and they are not a price list. Outbuildings and garages are to be single storey. The maximum eaves height is 2.5 metres. The maximum overall height is four metres with a dual-pitched roof, or three metres for any other roof. Within two metres of a boundary the maximum height is 2.5 metres [S3]. No outbuilding may sit forward of the wall that forms the principal elevation [S3]. Verandas, balconies and raised platforms are out, and a platform must not exceed 0.3 metres [S3]. No more than half the land around the original house may be covered by additions and other buildings [S3].

On designated land, buildings, enclosures, containers and pools more than 20 metres from the house are limited to 10 square metres of cover, buildings at the side need permission, and any outbuilding in the curtilage of a listed building needs permission [S3]. "Original house" means the house as first built, or as it stood on 1 July 1948 if it was built before then [S3]. A previous owner's shed counts toward the half-garden limit. This page cannot add up your garden.

Building regulations are separate again. For a small detached shed or summerhouse, they will not normally apply if the floor area is less than 15 square metres and nobody sleeps there [S4]. Between 15 and 30 square metres, you will not normally need approval if there is still no sleeping accommodation and the building is either at least one metre from any boundary or built substantially of non-combustible materials [S4]. A replacement roof on a shed you already own is not the sentence those paragraphs answer. Ask building control if the structure is changing. Do not treat a felt-and-battens repair as a free pass, and do not treat a full rebuild as a repair.

Sheets that might be asbestos cement

Older sheds and workshops were often roofed with fibre-cement sheets. Some of those sheets contain asbestos. HSE publishes Asbestos essentials for building and maintenance trades, covering how they carry out non-licensed work with asbestos [S5]. The list includes a sheet for removing asbestos cement sheets, gutters and small structures, and a sheet for cleaning weathered asbestos cement roofing and cladding [S5]. Those are trade methods. They are not instructions for a Saturday in the garden, and this page does not copy them.

If you think the roof might be asbestos cement, say that in the job and leave the sheets whole. Do not saw, drop or pressure-wash them to "see what happens". The contractor should be the person who decides the method against HSE's sheets.

Height on a low building

A shed is lower than a house, and people still fall from sheds. HSE's definition of work at height is any place where a person could fall a distance liable to cause injury if precautions were not there [S6]. It says to avoid that work where reasonably practicable, and otherwise to use competent people and the right equipment [S6]. Measuring the ridge by standing on a chair at the eaves is the sort of shortcut this page will not recommend. Pace the footprint on the ground and photograph the roof from the path.

Money lines that are not a shed price

Citizens Advice says a quote is a fixed price and an estimate is a rough guess [S1]. Ask whether the firm charges to come and write the quote [S1]. Get written prices from at least 3 traders if you can [S1]. The quote should say whether VAT is included [S1]. A business registers for VAT when turnover across the last 12 months exceeds £90,000, or is expected to exceed it in the next 30 days [S2]. If a deposit cannot be avoided, keep it to no more than 25% and take a receipt [S1].

What to send

  • Photos of all four sides and the roof, taken from the ground.
  • A note if the shed is within two metres of a fence, because that changes the height limit for a new outbuilding [S3].
  • Whether anything is stored that must stay dry on the day.
  • Whether you want the old shed gone.
  • Your postcode.

Anyone in the UK can post or register. QuoteZila is new, so how many replies you get depends on who has joined nearby [QZ5].

Jobs you might post

These are examples, not taken from real job posts.

  • Replace the felt on a small timber shed. Walls are solid. Photos from the path. No one should need to stand on the roof for the quote.
  • Quote to re-roof a workshop that may have asbestos cement sheets. State that the sheets must not be broken by the householder, and ask the firm to name their method.
  • Remove a rotten shed and price a new one on the same spot, with height and floor area written down against the Planning Portal limits.

Felt, boards and a shed that has spread

A felt roof fails at the laps and at the eaves long before the walls look tired, and it also fails because the boards under the felt have cupped. Ask the quote to say which of those it includes. "Re-felt" with the old boards left in place is a different instruction from "new boards and felt". If the door no longer shuts, the shed may have racked, and a new covering on a racked frame will not last in the way a new covering on a square frame will. Say that the door sticks, if it does. Do not pay for a covering that assumes a frame you can see is out of square.

Water from a shed roof has to go somewhere. A quote that ends at the fascia has not said whether a gutter is included, or where the water currently dumps onto a path. That is not a building-regulations point this page can settle. It is a line on the price. Ask for it.

If the shed sits close to a fence, a new higher roof can cross the two-metre boundary height on the Planning Portal even when you thought you were only "doing the roof" [S3]. Measure the distance on the ground. Two metres is the Portal's boundary test for the height cap of 2.5 metres, not a suggestion from this guide [S3].

Comparing shed quotes

A felt price with the old boards left in place is not comparable with a price that includes new boards. Write the difference in the margin before you decide. Citizens Advice says to be cautious when one price is a lot lower, because the work may not match [S1]. Pay by card rather than cash if you can [S1]. Check the firm's insurance yourself [S1].

Questions about shed roofs

How much does a shed roof cost in Cheshire?

Felt on a small timber shed is not the same job as sheets on an old workshop. Compare quotes that say whether the walls stay and what the new covering is. A rotten shed that needs rebuilding is a third brief, not a felt patch.

Do building regulations apply to a new shed?

The Planning Portal says building regulations will not normally apply to a small detached shed if the floor area is under 15 square metres and there is no sleeping accommodation. Between 15 and 30 square metres, approval is not normally required if there is still no sleeping space and the shed is at least one metre from a boundary or built mainly of non-combustible materials. Those sentences are about putting up a shed, not about every later repair.

What if I am only replacing the roof?

Do not assume the new-shed tests answer a roof repair. GOV.UK's list of work that can need approval is a separate page about buildings generally. For a shed, ask building control if the roof change is structural. This page does not grant an exemption.

Could the old sheets be asbestos cement?

HSE's Asbestos essentials is written for trades doing non-licensed work, and it includes sheets for removing asbestos cement sheets and for cleaning weathered asbestos cement roofing. This page does not repeat those methods. If the shed roof might be asbestos cement, do not break it up yourself.

Can I climb on the shed to measure it?

Please do not. HSE says work at height should be avoided where that is reasonably practicable, and that it must be done by competent people where it cannot. Photos from the ground are enough for a first quote.

Does QuoteZila check shed roofers?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a shed roof on QuoteZila?

Yes. Say repair, new covering, or new shed, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
