How much does an outbuilding cost in Cheshire?
In Cheshire, an outbuilding price depends on size, height, how close it sits to the boundary, and whether it is only incidental to the house. Ask the quote to name the use before it names the height.
Last reviewed:Start with the use, then the box
Cheshire outbuilding quotes cover a shed, a workshop, a garage or a garden room on a particular patch of ground. The Planning Portal groups those with playhouses, greenhouses and other ancillary garden buildings, and also with pools and enclosures, when the purpose is incidental to enjoying the house [S1]. It does not group them with a new dwelling. No figure is printed, because we could not find two dated public sources that agree on one. Say what the building is for before anyone prices the height.
The height and position limits
Outbuildings are considered permitted development, subject to limits the Planning Portal lists [S1]. No outbuilding on land forward of a wall forming the principal elevation [S1]. They are to be single storey, with a maximum eaves height of 2.5 metres and a maximum overall height of four metres with a dual-pitched roof, or three metres for any other roof [S1]. Within two metres of a boundary of the curtilage, the maximum height is 2.5 metres [S1]. No verandas, balconies or raised platforms, and a platform must not exceed 0.3 metres in height [S1]. No more than half the area of land around the original house may be covered by additions or other buildings [S1]. The original house means the house as first built, or as it stood on 1 July 1948 if it is older [S1].
In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites, the maximum area covered by buildings, enclosures, containers and pools more than 20 metres from the house is limited to 10 square metres [S1]. On designated land, buildings at the side of properties need planning permission [S1]. Within the curtilage of a listed building, any outbuilding needs planning permission [S1]. Designated land here includes conservation areas as well as the landscapes just named [S1].
Flats, maisonettes, and various houses created through change-of-use permitted development, are outside these allowances [S1]. So is a plot where a condition or an Article 4 direction has removed them [S1]. If you are unsure the building even counts as an outbuilding, the Portal says contact the local planning authority [S1]. For a house in Crewe, Nantwich or Sandbach, that conversation is with Cheshire East.
The use test is as important as the height. The rules do not cover use as separate self-contained living accommodation [S1]. A heated garden room you sit in during the day, incidental to the house, is the sort of purpose the page is written for. A place with its own address is not. Do not brief a firm to "put a bedroom in the garden" and expect the height rules to carry the planning.
Building regulations for the building you want
Do not assume a small floor area is exempt. GOV.UK says you must check whether you need approval before you construct or change buildings in certain ways, and that the Building Regulations 2010 cover the construction and extension of buildings [S2]. If you cannot decide, check with a building control body [S2]. That is the instruction to put in the quote: who asked, and what they said about this building.
GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.
Electricity inside the building is a further question. If you want sockets, use a registered electrician. The Planning Portal says electrical installation work in a home or garden must comply with the building regulations, and that a registered competent person can self-certify [S5]. A new circuit is notifiable [S5]. Do not run a permanent supply yourself.
Electrical Safety First: find a registered electrician; NICEIC; NAPIT. QuoteZila is not affiliated with this organisation.
If the building will have a new circuit, check that electrician on the Electrical Safety First search and on the NICEIC or NAPIT register before you accept the name on the quote.
Boundary, height and the neighbour
Within two metres of the boundary the Portal's height cap drops to 2.5 metres [S1]. That single figure changes a dual-pitched garage into a lower building, or pushes it further into the garden. Measure to the boundary before you ask for a ridge height of four metres.
GOV.UK says new building on or at the boundary of two properties, and excavation near to and below a neighbour's foundations, can fall under the Party Wall etc. Act 1996 [S3]. The Act is separate from planning permission and from building regulations approval [S3]. Where it applies, use a party wall notice. A fence is not the same as a wall: the guidance excludes timber fences from its garden-wall example [S3]. Replacing a fence is a different job, covered on the fencing cost page.
What belongs on the quote
| Line | Why it moves the job |
|---|---|
| Use of the building | Incidental use is the permitted-development purpose; a separate dwelling is not [S1] |
| Position: behind the principal elevation, or not | Forward of that wall is outside the allowance [S1] |
| Eaves and overall height, and distance to the boundary | 2.5 metres eaves; four metres dual pitch or three metres otherwise; 2.5 metres overall if within two metres of the boundary [S1] |
| Floor area against half the garden, including other buildings | Earlier sheds count [S1] |
| Base and access for delivery | Often larger than the kit |
| Electrics | A new circuit has to comply [S5] |
| Building control | Ask the body about this building [S2] |
| Listed building or conservation area | Side buildings and listed curtilages have extra limits [S1] |
| VAT | Registration over £90,000 of taxable turnover [S6] |
What to send
- A sketch with distances to the house, the boundary and the road.
- The use, in one sentence: workshop, store, gym, office used with the house.
- Photos of the garden and of anything already built on it.
- Whether you want power.
- The postcode.
Jobs you might post
These are examples, not taken from real job posts.
- "Garden in Nantwich, behind the house. We want a workshop, single storey, more than two metres off the fence if that keeps a dual-pitched roof inside the height rules. Please state the heights you have assumed and include the base. No sleeping accommodation."
- "Side of a semi in Crewe. Please say if a building at the side needs an application because of the plot, and do not price a structure forward of the front wall."
- "We have a shed already. Please count it when you say whether another building would cover more than half the land around the original house, and price only the new one."
Comparing quotes
Citizens Advice wants written quotes from at least three traders, a fixed price rather than a rough estimate, and caution when one price is a lot lower [S4]. Ask to see insurance [S4]. Keep any unavoidable deposit to no more than 25%, and get a receipt, especially if a kit is paid for before it arrives [S4]. Some firms charge to quote: ask first [S4].
Delivery, the base and the garden you already have
A kit on a lorry is not a finished building. Ask how it gets from the street to the spot: side gate, crane, or panels carried through the house. A narrow passage in a Cheshire terrace can decide the panel size. Say how wide the passage is if you know it.
The base should be in the same quote as the shell, or the quote should say the base is excluded in words a second firm can price. Services under the lawn, a tree close to the footing, and a fall toward the house are reasons to look before the concrete goes in. Ask the firm to state the slab thickness, or to say in writing that the base is excluded.
If the building will hold tools or a mower, say so. Weight on the floor is part of the description. A summerhouse used as a seat is a lighter brief than a workshop with a bench.

Garden buildings of this sort sit with builders. Power sits with electricians. The surrounding ground may involve landscapers. All services.
Questions about outbuildings
How much does an outbuilding cost?
A small shed and a garden room with insulation and power are different buildings. Compare quotes that state height, floor area, distance to the boundary and whether electricity is included.
When is an outbuilding permitted development?
The Planning Portal says outbuildings can be permitted development if the limits are met. Nothing forward of the principal elevation. Single storey. Eaves no higher than 2.5 metres. Overall height no more than four metres with a dual-pitched roof, or three metres for any other roof. Within two metres of a boundary, the maximum height is 2.5 metres. No more than half the land around the original house may be covered.
Can I sleep in it or rent it out?
The Portal says the rules cover buildings for a purpose incidental to the enjoyment of the house. They do not cover use as separate self-contained living accommodation, or another change of use. A bedroom or a flat is a different proposal. Talk to the planning authority before you brief a builder on that basis.
Do building regulations apply?
Ask building control whether this building needs approval before you copy a floor area from anywhere else. GOV.UK says you must check if you need approval before you construct or change buildings in certain ways, and that the Building Regulations 2010 cover the construction and extension of buildings. Ask building control about the building you actually want. A guess from a forum is not an exemption.
What if it stands on the boundary?
Height is tighter within two metres of the boundary. GOV.UK also says the Party Wall etc. Act 1996 can cover new building on or at the boundary of two properties, and excavation near a neighbour's foundations. Where the Act applies, use a party wall notice.
How should a deposit work?
Citizens Advice says to avoid a large payment up front, to think about buying materials yourself, and not to agree more than 25% where a deposit cannot be avoided. Garden buildings are often paid for before delivery. Take a receipt.
Does QuoteZila check outbuilding firms?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
Can I post an outbuilding job?
Yes. Give the use, the rough size and a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
