What changes the price of mould removal in Cheshire?
In Cheshire, mould removal is priced from the cause, the extent and who is competent to deal with it, not from a wipe-down rate. This page prints no pound total, and it sets out the health points and the hiring questions that belong on a written quote.
Last reviewed:Mold removal is the search. Mould is the word on the wall
People type mold removal because that is the American spelling. In a Cheshire house the growth is mould, and the job is still about why it is there. This page does not print a pound total for removing it. Crewe, Nantwich and Sandbach are where the examples sit. Anyone in the UK can post or register.
Damp-proofing firms and painters and decorators get asked about the same stain for different reasons. A decorator can price a repaint. A damp firm can price an investigation. Those are not the same quote, and a single total that says "mould sorted" does not tell you which one you are buying. Say which rooms, how long the mark has been there, and whether it comes back after a wipe. Do not send a diagnosis you have invented.
What the health guidance actually says
GOV.UK's guidance on damp and mould says damp and mould primarily affect the airways and lungs, and that they can also affect the eyes and skin [S1]. The respiratory effects can cause serious illness and, in the most severe cases, death [S1]. Everyone is vulnerable to those health impacts, but people with certain health conditions, children and older adults are at greater risk of more severe impacts [S1]. That is a reason to take the mark seriously. It is not a diagnosis of anyone in the house, and it is not a reason to publish a scare in a job post.
The same guidance is primarily aimed at social and private rented housing providers in England [S1]. Owner occupiers and tenants may also find it helpful [S1]. If you rent, the landlord's duties sit in that guidance and in the law it points to. Those duties are not turned into a script, and a tenant should not start building work from these notes. If you own the house, you can still read the health and cause sections. You are not a landlord just because the page uses that word for housing providers.
The cause is the price, and a surface clean is not the cause
The guidance tells landlords to remove mould, to address the health risk to tenants, using a qualified professional when appropriate [S1]. It tells them to identify and tackle the underlying causes, including building deficiencies, inadequate ventilation and condensation [S1]. It then says, plainly, that simply removing surface mould will not prevent the damp and mould from reappearing [S1]. A quote that stops at a wipe, a spray and a coat of paint has not engaged with that sentence.
No product, bleach mix or scraping method is named. Do not wash the wall from a cost guide. Ask the firm what they will remove, what they will leave, and what they think is feeding the growth. Condensation, inadequate ventilation and a defect in the building are the causes the guidance lists [S1]. A leaking roof is a question for a roofer, not a conclusion to draw from a photograph. If the ceiling stain is the issue, the roof repair guide is about how to read a roofing quote, and roofers are the trade. Put "possible roof leak, not confirmed" in the post if that is all you know.
Where the remedial work is itself construction, GOV.UK's building regulations page says you could need approval for works that are not in its example list, and that you should check with a building control body if you cannot decide whether approval is needed [S4]. A ventilation change, a rebuilt wall or a new extract is a different project from a clean. GOV.UK: building regulations approval. QuoteZila is not affiliated with this organisation. GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.
The guidance also tells landlords to inspect the home at least 6 weeks after the remedial work, to see that the issue has been fixed and that damp and mould have not come back [S1]. If they have come back, it says further investigation should follow [S1]. That six-week look is written for landlords. An owner can still ask a firm what they offer if the mark returns, and can write that answer into the quote. It is not a warranty.
Asbestos is a question, not an assumption
HSE's asbestos guidance includes the duty to manage asbestos in buildings: what the dutyholder must do, including identifying asbestos, assessing the risk and making a plan [S2]. That is not a statement that every mould patch sits on asbestos. Old boards, insulation, and textured coatings are the sorts of materials people ask about. If the work might disturb them, say so in the enquiry and read the HSE asbestos guidance before anyone opens the wall. Health and Safety Executive (HSE). Asbestos removal is not described, and you should not take a sample. Ask the firm whether their price assumes the material is ordinary plaster, and what happens if it is not. A price that is silent on that point cannot be compared with a price that includes a competent check.
What to put on the enquiry so the quotes match
Citizens Advice separates a quote, a fixed price, from an estimate, a rough guess [S3]. Collect written quotes from at least three traders [S3]. Be wary of a figure that is much lower: the work may not be the same work [S3]. The trader should not charge more than the quoted price unless you want extra work, you agree to extra work they have told you about, or they made a genuine mistake in the calculation [S3].
| What you show | Why it belongs on the quote | What a vague line hides |
|---|---|---|
| Rooms and photos | The extent is the job | "Whole house" with no rooms named |
| How long it has been there | A new patch and a long-standing one are different conversations | A clean priced as a repair |
| Ventilation you already have | Inadequate ventilation is one cause the guidance names [S1] | A fan assumed, or ignored |
| Suspected leak, if you have a reason | So a roofer is not forgotten | A damp firm asked to price a roof |
| Who does the removal | The guidance points to a qualified professional when appropriate [S1] | A decorator's repaint read as a cure |
| Return visit | Landlords are told to look again after at least 6 weeks [S1] | Silence if the mark comes back |
| Asbestos doubt | HSE's duty-to-manage guidance is the place to start [S2] | Drilling priced as if every wall were plain plaster |
| VAT | Whether the total includes the standard 20% on most work to a house [S5] | A net total beside a gross one |
GOV.UK puts VAT at 20% for most work on houses and flats by builders and similar trades [S5]. Nothing on that page turns mould treatment into a new house at a zero rate. Ask whether the firm is registered. The threshold is taxable turnover over £90,000 in the last 12 months [S6]. Citizens Advice says the quote should state whether VAT is included [S3].
A deposit, where you cannot avoid one, should not go above 25%, and you should get a receipt [S3]. Buying the materials yourself is their alternative [S3]. For this job, materials without a competent person are not the point. Contact the buildings insurer if the work opens up a wall or a roof. Cover can cost more during and after, and the insurer will probably want the trader's details and insurance [S3].
The England range is not your street
GOV.UK reports estimates of homes in England with damp and mould ranging from 4% to 27% of homes, or 962,000 to 6.5 million households [S1]. The figure varies because of how damp and mould is measured and how it is reported [S1]. People in private or social rented housing are, on that page, more likely to live with damp and mould than owner occupiers [S1]. None of those sentences is a count of houses in Crewe, Nantwich or Sandbach. Do not put a percentage in your job post. Put the rooms.
Crewe station is on the West Coast Main Line. Nantwich is on the River Weaver. Sandbach is on the Trent and Mersey Canal, and the market square has the Saxon crosses. A river, a canal and a railway do not, by themselves, explain a patch on a bedroom wall. The guidance's causes are building deficiencies, inadequate ventilation and condensation [S1]. Photograph the patch, the window, the extractor if there is one, and the outside of that wall. Leave the town's landmarks out of the diagnosis.
Jobs you might post
These are examples, not taken from real job posts.
- Investigate mould on an external bedroom wall in Crewe, including whether ventilation is adequate, and price any removal separately from any building work.
- Quote to remove surface mould in a Nantwich bathroom and to say, in writing, what would be needed if it is condensation rather than a leak.
- Look at a ceiling patch in Sandbach that might be a roof leak, with a roofer's visit described separately from any mould clean.
- Ask a qualified professional to deal with mould on old textured coatings, and to say whether an asbestos check is required before any removal.

Questions about mould removal
Does QuoteZila check the businesses?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
Will wiping the surface stop the mould coming back?
GOV.UK's damp and mould guidance says simply removing surface mould will not prevent it from reappearing, and that the underlying causes include building deficiencies, inadequate ventilation and condensation. A quote that only prices a clean has not priced the cause. Ask what the firm thinks the cause might be, and what they will do if the mould returns, before you compare totals.
Who is the damp and mould guidance written for?
GOV.UK says the guidance is primarily aimed at social and private rented housing providers in England, and that owner occupiers and tenants may also find it helpful. The instruction to inspect at least 6 weeks after remedial work is written for landlords. An owner-occupier in Cheshire can still use the health and cause sections. It is not a Cheshire housing statistic, and it is not a method for doing the work yourself.
Does every mould job disturb asbestos?
No. The guidance does not say that every mould job disturbs asbestos. HSE publishes guidance on the duty to manage asbestos in buildings, including identifying asbestos, assessing the risk and making a plan. If the work might disturb old boards, insulation or textured coatings, ask the firm whether asbestos could be present and read that guidance before anyone starts. Do not remove asbestos from these notes, and do not take a sample.
How widespread is damp and mould in England?
GOV.UK says estimates of homes in England with damp and mould range from 4% to 27% of homes, or 962,000 to 6.5 million households, and that the figure varies because of how it is measured and reported. That is not a rate for Crewe, Nantwich or Sandbach, and it is not a prediction for one house. The quote is still about the rooms you can show the firm.
What should a written mould quote include?
Citizens Advice says a quote is a fixed price, an estimate is a rough guess, and you should try to get written quotes from at least three traders. A much lower price can mean the work is not the same work. Ask for the rooms, the suspected cause, whether a qualified professional is doing the removal, and whether VAT is included. A deposit, if you cannot avoid one, should stay at or under 25% with a receipt.
