How much does a loft ladder cost to fit?

In Cheshire, a loft ladder price depends on the hatch, the ladder type and whether the loft floor can take a person. Ask the fitter to separate that storage job from any plan to sleep in the loft.

Last reviewed:

A ladder into a loft is not a new room

In Cheshire, fitting a loft ladder means making a safer way through an existing hatch so someone can reach stored things. On the Planning Portal's wording, that is not the stair that turns a loft into a bedroom. Households mix those two jobs up and then compare a ladder visit with a conversion. No figure is printed, because we could not find two dated public sources that agree on one. Keep the storage job and the bedroom job on separate quotes.

What the Planning Portal says about the floor you would stand on

Building regulations approval is required to convert a loft into a liveable space [S1]. The Portal gives examples of what that covers: strength of the new floor, stability of the roof, escape if there is a fire, safely designed stairs, and sound insulation [S1]. A spare bedroom used infrequently still counts as liveable space [S1].

Storage is discussed separately. In most homes the joists that form the floor of the loft were not designed to support a significant load [S1]. Extra load from storage may push them past their design capacity [S1]. If you lay flooring boards over those joists, you may need to apply to a building control body [S1]. Installing a stair and lining the rafters, so the space becomes more habitable, is likely to need more work, and the regulations are likely to apply [S1].

A ladder does not answer those sentences. If the brief is "so we can put boxes up there", say that, and ask the fitter and building control whether the joists and any new boards need approval. If the brief is "so the children can sleep up there", stop and read the loft conversion rules instead. A loft conversion, with a stair, is that other job.

The hatch and the landing

Measure the existing opening only if you can do it from the landing without climbing into the loft. Write down the length and the width, and say they are approximate. Note the ceiling height of the landing, because a ladder has to stand somewhere when it is down, and it has to clear the hall.

Ask whether the quote includes:

  • enlarging or reducing the opening
  • a new lining
  • an insulated, draught-sealed lid
  • making good the plaster
  • who takes the old hatch away

A ladder supplied only, with you left to alter the ceiling, is a different contract from supply and fit. Say which you want.

Work above the landing

The Health and Safety Executive says work at height means work where, without precautions, a person could fall a distance liable to cause injury [S2]. It includes falls through fragile surfaces [S2]. Someone standing in an unboarded loft, or on a ladder in the hall with their head through the hatch, is in that territory. The page says the work must be planned and carried out by competent people, and that height should be avoided where reasonably practicable [S2].

Hire a carpenter or joiner who will say how they will work. Do not go through the hatch to "see if a ladder would fit", and do not walk on the backs of the ceiling boards. The plaster you would fall through is the ceiling of the room below.

What to send

  • A photo of the hatch from the landing, and of the landing itself so the ladder's footprint is visible.
  • Whether the loft is already boarded.
  • What you will store, in ordinary words: suitcases, or nothing heavier.
  • The postcode.

Jobs you might post

These are examples, not taken from real job posts.

  • "Landing in a house in Crewe. Existing small hatch. We want a loft ladder for occasional storage, not a bedroom. Please say if the opening needs to change, if the joists are suitable, and include making good. Do not board the whole loft unless you tell us building control is required."
  • "Hatch already lined, in Nantwich. Please fit a ladder to the opening we have, or explain why it will not suit, before anything is ordered."
  • "We thought we wanted a ladder, but we also want to sleep in the loft. Please do not price a ladder for that. Tell us the job is a conversion with a stair."

Comparing the quotes

Citizens Advice says get written quotes from at least three traders [S3]. A quote is a fixed price; an estimate is a rough guess [S3]. A much lower figure can mean the firm is not quoting for the same work [S3]. Ask to see insurance [S3]. If a deposit cannot be avoided, do not agree more than 25%, and get a receipt [S3].

Storage, the hatch and what you are not building

The Planning Portal says ceiling joists in most homes support the ceiling below and tie the roof, and were not designed for a significant extra load, and that laying boards over them may mean you need building regulations approval [S1]. A ladder that makes the loft easier to reach does not cancel that sentence. If the quote includes chipboard or plastic loft legs, ask whether anyone has looked at the joists, and whether building control has been asked. Do not walk the loft and judge the timber yourself. Put the question to the firm and to building control.

A spare bedroom used only now and then is still liveable space if that is what you are making [S1]. A ladder plus a mattress is not a way around the stair and the fire rules that apply when a loft becomes a room. If the plan is to sleep up there, stop and describe a conversion. If the plan is suitcases and decorations, write "storage" in the first line so nobody prices a stair.

The opening limits which ladder will fit. Measure it from the landing if you can do that without climbing into the roof void. Write the length and the width on the job. Say whether the hatch is in a hallway, on a landing, or inside a bedroom. A ladder that swings down over a flight of stairs is a different hazard from one that swings into a bedroom floor. Ask the fitter to describe the swing in the quote, including what it passes and whether a handrail is in the way.

Insulation is often piled around the opening. Fitting a ladder can push it aside and leave a cold patch in the ceiling below. Ask whether the quote includes putting the insulation back, or a lid that is itself insulated. Ask the firm to name the lid they will supply.

A light in the roof space, if they offer one, is a separate line from the ladder. Ask who will do that wiring and whether it is part of their price or an electrician's. Ask who will run the cable, and do not open the ceiling to find a route yourself. If you do not want a light, say so, or it may appear as an extra on the day.

Making good the ceiling around the new lining is easy to forget. The old lid may have been painted into the ceiling. A new liner can leave a square of bare plaster. Ask who fills and who paints. If painting is excluded, the quotes are for a different finished landing.

Where this applies. The stair and joist points are the Planning Portal's account for a house loft. They are not a product price. A flat or a house over three storeys can need more, which the same page flags [S1].

Questions about loft ladders

How much does it cost to fit a loft ladder?

Hatch size, the type of ladder, insulation around the opening and whether the joists can carry anyone all change the job. Compare quotes that have seen the hatch.

Is a loft ladder a stair for a new bedroom?

No. The Planning Portal says a liveable loft, including a spare bedroom used only sometimes, needs safely designed stairs, and that building regulations approval is required for that conversion. A pull-down ladder is not described there as that stair. If you will sleep in the loft, ask building control about the stair before you buy a ladder.

Can the existing joists take someone standing in the loft?

Often they were not designed for that. The Planning Portal says the ceiling joists in most homes support the ceiling below and tie the roof, and were not designed for a significant extra load. Laying boards over them may mean you need building regulations approval. Do not stand on the ceiling from below, and do not assume the hatch is a safe floor.

Is fitting one work at height?

It can be. The Health and Safety Executive says work at height includes any place where a person could fall a distance liable to cause injury if precautions failed. Opening a hatch and working above the landing is that kind of place. The work should be done by someone competent, and avoided where there is a reasonable way not to be up there. Do not hang the ladder yourself. Hire someone competent for the hatch.

What should the quote say about the hatch?

The opening size, whether the existing lining and insulation will be kept, who makes good the ceiling, and whether a new insulated lid is included. A ladder that does not fit the hole is a different product from the one in the brochure.

What about a deposit?

Citizens Advice says to keep any unavoidable deposit to no more than 25%, to consider buying the ladder yourself, and to get a receipt. Some traders charge to quote: ask before they come.

Does QuoteZila check the fitters?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a loft ladder job?

Yes. Say it is for storage, give the ceiling height if you know it, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
