What changes the cost of laminate flooring?
A laminate flooring quote is driven by the state of the floor underneath, what has to come up first, the shape of the room and the edges, and whether the fitter or you buys the boards. This guide does not print a price per square metre, so compare quotes line by line instead.
Last reviewed:Why do two laminate quotes for the same room differ?
Laminate looks like one product, but the fitting price depends far more on the room than on the boards. A fitter quoting for a spare bedroom with a flat floor and square walls has an easy day. The same fitter quoting for a hallway with a stair, four doorways, a radiator and an old tiled floor has a much longer one.
This guide does not print a price per square metre or a day rate. It sets out what each fitter should write down, so that two quotes can be compared on the same terms. Our flooring fitters page covers the trade, and carpenters and handymen also take on laminate in some homes.
QuoteZila starts in Cheshire, with Crewe, Nantwich and Sandbach first, and anyone in the UK can post the job. Whether the room is a new-build lounge or an older kitchen, the questions below are the same.
What does the fitter look at first?
The floor underneath. Laminate floats on underlay, but it still needs a floor that is flat, firm and dry. Floorboards that bounce or squeak, a concrete floor with dips, or tiles with raised edges all need work before the first board goes down. That preparation can be a bigger part of the job than the laying itself. If the concrete needs a new levelling layer, floor screed costs explains that separate job.
What is already down. Carpet and gripper, vinyl glued to the floor, old laminate, or ceramic tiles each take a different amount of time to remove. Glued vinyl can leave a residue. Tiles may be left in place if they are flat and firmly stuck, or lifted if they are not. Ask the fitter which they plan.
The shape of the room. Long straight walls are quick. Bay windows, chimney breasts, built-in cupboards and curved walls mean more cuts. Every doorway needs the boards cut round the frame or under the architrave, and a threshold where the laminate meets the next floor.
Pipes and fixed items. Radiator pipes coming up through the floor need neat holes and cover rings. A kitchen with fitted units means deciding whether the laminate goes under the plinths or stops at them.
Doors. A new floor plus underlay usually raises the floor level. Internal doors that cleared the old carpet or vinyl may now scrape. Trimming doors is a separate task that some fitters include and some do not.
What should a laminate quote list?
| Line | What a clear quote says | What a thin quote leaves out |
|---|---|---|
| Area | Each room measured, with the total area and the allowance for cutting | One figure with no rooms named |
| Boards | Product name, thickness and number of packs, or "customer supplied" | "Laminate" |
| Underlay | The type, and whether a damp-proof layer is needed on concrete | Nothing, or "standard underlay" |
| Preparation | Lifting old flooring, fixing loose boards, levelling dips | Assumes the floor is ready |
| Edges | Skirting left on with beading, or skirting removed and refitted | "Edges finished" |
| Thresholds | Number of door bars and what they join to | Missing until the day |
| Doors | Whether doors are trimmed to clear the new floor | Left for you to sort |
| Waste | Old flooring and offcuts taken away, or left on site [S3] | Bags in the garden |
| VAT | Included or added. Registration is required above £90,000 of taxable turnover in the last 12 months [S2] | A surprise on the invoice |
| Payment | When money is due, and any deposit with a receipt [S1] | "Cash on the day" |
A quote that covers every line will usually look higher than one that covers half of them. That is not a reason to pick the shorter one.
How do edges and skirting change the price?
There are two common ways to finish laminate at the wall.
Leave the skirting on and fit a strip of beading or scotia along the bottom to hide the expansion gap. It is quicker, but you can see the strip, and it has to be cut and fixed in every room.
Take the skirting off, lay the laminate, and refit the skirting on top. It looks neater, but old skirting can split when it comes off, and some walls are uneven behind it. If the skirting needs replacing, skirting board costs covers that job.
Ask which method the fitter is pricing. If you want the skirting off and they have priced beading, the two quotes are not the same.
What changes the price room by room?
Living rooms and bedrooms are usually the most straightforward, as long as the floor is sound. Furniture has to be moved out first. Ask whether the fitter moves it or expects the room to be empty.
Hallways have more doors, often a stair, and sometimes a meter cupboard. They take longer per square metre than an open room. Where the hall meets the stairs, ask how the laminate finishes at the bottom step.
Kitchens have plinths, appliances to slide out, and water risk at the sink and dishwasher. Check that the board is meant for a kitchen.
Bathrooms and utility rooms are wetter still. Many laminates are not designed for them. If you want a wood look in a bathroom, ask the fitter about the alternatives. The flooring guide compares different floor types.
Stairs are their own job. Laminate on stairs needs nosings and careful fixing on every tread, and it is not the same as floating a floor in a room. Ask for stairs as a separate price.
Who buys the boards, and why does it matter?
If the fitter supplies the laminate, they carry the risk of ordering the right amount, matching the batch, and getting it delivered. Their quote should name the product so you can check it.
If you supply the boards, ask the fitter how many packs to buy before you order, and keep the receipt. Leave the packs in the room for a while before fitting if the maker's instructions say so. If boards are damaged in the box, that is a matter for the seller, not the fitter.
Citizens Advice suggests that, if a trader asks for a deposit to pay for materials, you offer to buy them yourself instead, so at least you own the materials if something goes wrong [S1]. That applies to laminate as much as to a kitchen.
What about the old floor and the waste?
Old carpet, underlay, gripper, vinyl and offcuts add up to several bags or a van load. GOV.UK's waste code says a tradesperson who works on your property is responsible for the waste they produce, including its transport and disposal, and that the cost should be included in what they charge [S3]. If you take up the old floor yourself and ask a business to take it away, you have a duty to take all reasonable measures to make sure you only hand it to an authorised person [S3].
Ask the fitter to say on the quote that waste is included, and where it goes.
How do you compare quotes fairly?
Send every fitter the same information: the rooms, rough measurements, what is down now, photos of the floor and the doorways, and whether you are supplying the boards.
Citizens Advice suggests trying to get written quotes from at least 3 different traders, and says that some traders charge for quotes, so ask about this first [S1]. A quote is a fixed price. An estimate is a rough guess, and you might end up paying more [S1]. After you say yes to a quote, it is a binding agreement, whether it is written down or not [S1].
If the work goes wrong later, Citizens Advice says the Consumer Rights Act 2015 requires services to be provided with reasonable care and skill [S4]. A clear written quote makes it easier to show what was agreed.
Do not agree to pay everything up front. Citizens Advice says that if a deposit cannot be avoided on a long job, push it down as much as possible, do not agree to more than 25%, and always get a receipt [S1].
What if you are doing it yourself?
If the floor is sound and the room is simple, some people lay laminate themselves. How to lay laminate flooring walks through the stages and the places where a professional is worth calling.
Cutting laminate makes fine dust. HSE's woodworking guidance says wood dust can cause serious health problems, and that for very dusty jobs such as sanding a suitable face mask should be worn as well as using extraction [S5]. A fitter with the right saw and extraction keeps most of that out of the house.
Jobs you might post
These are examples, not taken from real job posts.
- "Living room, roughly square, carpet to come up and go away. I have bought the laminate and underlay. Please quote for fitting with beading, and say whether the door needs trimming."
- "Hallway and kitchen in one run, old vinyl glued down. Please include lifting the vinyl, any levelling, door bars and taking the waste away."
- "Two bedrooms upstairs. Floorboards squeak in places. Please quote for fixing the boards first, then supplying and fitting laminate, with skirting off and refitted."

Questions about laminate flooring costs
How much does laminate flooring cost to fit?
This guide does not print a figure. Two rooms of the same size can be very different jobs if one has a flat, dry floor and the other has old tiles, a dip by the door and three radiator pipes. Ask each fitter to split the quote into preparation, fitting, trims and waste so you can see where the money goes.
Does it cost less if I buy the boards myself?
It can be, but it moves the risk to you. If you buy the boards, you are responsible for ordering enough, for the right underlay, and for the boards arriving in a fit state. If the fitter buys them, ask for the product name and pack quantity on the quote. Either way, the fitting labour should be its own line.
Should the quote include taking up the old floor?
Ask for it as a separate line. GOV.UK's waste code says that when a tradesperson works on your property, they are responsible for the waste they produce, and the cost of its disposal should be included in what they charge. If you lift the old floor yourself and ask them to take it, the code says the duty of care applies to that waste.
Can laminate go in a kitchen or bathroom?
Some laminate is sold for those rooms and some is not. Read what the maker says about water and about wet rooms before you buy, and ask the fitter how they will finish the edges by the sink, the bath or the back door. A quote for a bedroom and a quote for a kitchen are not the same job.
Does VAT change the price?
It can. A business must register for VAT if its taxable turnover for the last 12 months goes over £90,000. Ask whether VAT is included in the total, so you are comparing like with like.
How many quotes should I get?
Citizens Advice suggests trying to get written quotes from at least 3 different traders. It also says a quote is a fixed price and an estimate is just a rough guess. Ask for a quote, not an estimate, once the fitter has seen the floor.
Does QuoteZila check flooring fitters?
No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.
