How much does a fibreglass roof cost in Cheshire?

In Cheshire, a fibreglass roof price depends on the deck, the outlets, the trims and how the edge is protected while the covering is laid. Ask each quote to name the deck and the outlets.

A liquid covering on one flat deck

People in Cheshire type "fibreglass roof" when a flat deck over an extension, a garage or a bay needs a new covering. The decks this guide starts from are the ones over rooms in Crewe, Nantwich and Sandbach. The word is not a specification on its own. Two flat roofs with the same footprint can need different preparation if one holds puddles and the other does not, or if one has a single outlet and the other has two. This page does not print a figure, because we could not find two dated public sources that agree on one.

Fibreglass, in the way householders ask for it, is a liquid-applied covering. Felt, rubber and single-ply sheets are other coverings people name in the same breath. They are not interchangeable. A quote that says only "flat roof" can be any of them. Ask for the system the contractor will actually lay, in writing, before you compare totals.

The deck you cannot see from the lawn

The covering is the visible part. The deck under it decides a lot of the labour. A sound plywood or timber deck is a different visit from a deck that has gone soft around an outlet. The National Federation of Roofing Contractors says an estimate for refurbishment can change once the main covering is removed and the sub-structure can be seen [S6]. That sentence was written around tiles and slates, and the same uncertainty applies when a flat covering comes off: the contractor is then looking at timber that was hidden. Agree, before work starts, that anything extra is explained and accepted by you first. Citizens Advice says a trader cannot charge above a quote unless you asked for extra work, you agreed extra work they told you about, or there was a genuine mistake in the written calculation [S1].

Outlets, upstands against the house wall, drip trims and internal corners are the lines that go missing from a short quote. A price that stops at "supply and lay fibreglass" has not yet said who cuts the outlet, who makes the chase into the wall, or who takes the old covering away. Put those questions in the same email you send to every contractor.

Working at height on a flat roof

Flat roofs still put people at a height where a fall can injure them. HSE's definition of work at height is any place where, if nothing were done to prevent it, a person could fall a distance liable to cause injury, and it gives a fall through a fragile roof as an example [S4]. The work has to be planned, supervised and carried out by competent people, and HSE says to avoid work at height where that is reasonably practicable [S4]. For a householder, that means you do not go up to "have a look" at a soft deck.

On flat roofs specifically, HSE says falls from the edge can be prevented by edge protection, and it describes a secure double guardrail and toeboard around the edge [S3]. All roof work is treated on that page as highly dangerous even when the job is brief [S3]. Where a task is short, and the page measures those tasks in minutes, it allows properly secured ladders in place of fuller access [S3]. That judgement belongs in the contractor's plan. This guide does not tell you how to mix, roll or detail a fibreglass covering, and it does not tell you to step onto the deck.

Approval, and the half-area scheme

Replacing a roof covering on a flat roof is on GOV.UK's list of work that can need building regulations approval [S5]. That approval is different from planning permission. You might need both [S5]. If the person doing the work is registered with a competent person scheme, you do not have to arrange the building regulations approval yourself [S5].

In England and Wales, the National Federation of Roofing Contractors says its Competent Person Scheme applies if more than 50% of the roof area is being replaced, and that members can self-certify that work without using a building inspector [S6]. Membership of NFRC is voluntary [S6]. A small repair around one outlet is not the same instruction as a full replacement. Write the percentage you think you are asking for only as a description of the area, and let the contractor confirm it. Do not treat that percentage as a price band [S6]. It is a scheme threshold, not a tariff.

If the flat roof belongs to a listed building, or the house is of historic value, NFRC points readers to members on its National Heritage Contractors Register [S6]. A modern extension roof in Nantwich is often not that case. This page will not guess which houses are listed.

What the written price should name

Citizens Advice says some traders charge for a quote, so ask before anyone comes [S1]. It says to try to get written quotes from at least 3 traders [S1], and to be wary if someone will not write the price down [S1]. A quote should say whether VAT is included and how long the figure stays valid [S1].

A business must register for VAT when taxable turnover over the last 12 months passes £90,000, or when it expects to pass £90,000 in the next 30 days [S2]. Ask for a total that states whether VAT is in or out. The threshold is a tax rule. It is not a fibreglass rate.

What you asked forWhat the quote should answer
The covering systemThe product name, not only the word fibreglass
The deckLeft in place, overlaid, or replaced, and why
Outlets and overflowsHow many, and who alters them
Trims and wall upstandsIncluded, or a separate line
Edge protectionGuardrail or another method, and whose job it is [S3]
Old covering and wasteTaken away, or left for you
Area replacedWhether the job is above 50% of the roof area [S6]
VATIn or out, against the £90,000 registration rule [S2]

What to send before anyone prices it

Contractors price the roof they can picture. Send the same pack to each.

  • The rough length and width, paced if you must, and say that it is paced.
  • Photos from a window or the garden: the whole deck, each outlet, the junction with the house wall, and any ponding. Stay off the roof to take them.
  • Whether water comes in, and where it shows inside.
  • What is on the roof now, if you know, and whether you want it removed.
  • What sits underneath the eaves: a patio, a greenhouse, a neighbour's fence.
  • Whether the room below is heated living space or a store.
  • Your postcode.

Anyone in the UK can post a job or register. QuoteZila is new, so the number of fibreglass quotes you receive depends on who has joined near you [QZ5].

Jobs you might post

These are examples, not taken from real job posts.

  • Replace the covering on a flat roof over a single-storey kitchen. Photos from the garden. Ask for the system name, the deck decision, and the outlets in the written total.
  • Cut out a soft patch around one outlet and report, in writing, whether the rest of the deck should be left alone.
  • Recover a garage flat roof at the same time as the house extension, with two separate totals so the jobs are not blended.

Reading fibreglass quotes against each other

Put the quotes in a row and highlight every line that only one contractor mentioned. A missing outlet is not a saving. It is a different roof. Citizens Advice suggests paying by card where you can, paying in stages, and avoiding a demand for the whole sum before work starts [S1]. If a deposit really cannot be avoided, do not agree more than 25%, and take a receipt [S1]. Ask to see the contractor's insurance, and tell your own buildings insurer, before you accept [S1].

NFRC says to invite quotes from up to three roofing contractors, and not to pick a firm only because the figure is the lowest one [S6]. It says the choice should rest on the advice you were given and on your confidence in that contractor [S6]. It also says to ask for a guarantee on refurbishment work, and it recommends an insurance-backed guarantee [S6]. Ask who issues it. QuoteZila does not.

Signs to pause

  • The only words on the price are "fibreglass roof" with no deck, no outlet and no trim.
  • You are told the edge needs nothing, on a roof where people will stand near a drop. HSE describes edge protection for flat roofs [S3].
  • The whole sum is required in cash before materials arrive [S1].
  • A tiny patch price is presented as the cost of a full replacement. Ask for the full job to be quoted as a full job, with the deck, the outlets and the trims named.
  • Nobody will say whether more than half the area is being replaced [S6].

Post a fibreglass roof

Describe the flat roof and the town. Up to five matched local businesses can reply [QZ2]. QuoteZila is free for customers and local businesses [QZ1].

Honest status: QuoteZila is new. We're starting in Cheshire, beginning with Crewe, Nantwich and Sandbach, and growing area by area. Anyone in the UK can still post a job or register a business. How fast you get quotes depends on how many local businesses have joined near you. Businesses can register and receive jobs straight away. We don't check insurance, qualifications or registrations, so please check these yourself before you hire.

Posting a job is not open yet

The roofers page covers the trade. A leak that might only be a split outlet is closer to the roof repair cost guide than to a full replacement. All services lists the other trades.

Questions about fibreglass roofs

How much does a fibreglass roof cost in Cheshire?

Deck condition, outlets, trims and access all change the job. Compare quotes that name the same deck and the same outlets. A patch on a sound deck is not the same brief as a full replacement with new trims.

Is a fibreglass roof the same job as felt?

Not unless the quote says so. People use felt, rubber, single-ply and fibreglass for different flat coverings. This page does not treat those words as one product. Ask for the system name, the deck it needs, and what happens at the outlets.

Do flat roof coverings need building regulations approval?

GOV.UK lists replacing roof coverings on pitched and flat roofs among work that can need approval, and says you might need both approval and planning permission. You do not have to arrange approval yourself if the contractor is on a competent person scheme. Ask building control if you are unsure.

What is the half-roof point?

The National Federation of Roofing Contractors says its Competent Person Scheme, in England and Wales, applies where more than 50% of the roof area is replaced, and that those members can self-certify without a building inspector. A patch is a different instruction. Write down which one you want.

Who keeps people back from the edge?

HSE says falls from flat roof edges can be stopped with edge protection, and it describes a secure double guardrail and toeboard around the edge. Work at height has to be planned and done by competent people. Ask whether that protection is in the price. This page does not tell you to work on the roof.

Does QuoteZila check roofers who lay fibreglass?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a fibreglass roof on QuoteZila?

Yes. Say it is a flat roof, name the rough area if you know it, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
