How much does a conservatory roof replacement cost?

In Cheshire, replacing a conservatory roof is priced from the structure you already have, the new covering and whether the room still meets the exemption tests. Ask each quote to say whether the frame stays.

Replacing the lid is not the same as building the room

Replacing a conservatory roof in Cheshire is the job of changing the covering on a room that is already standing. The examples this page has in mind are the older lean-to roofs around Crewe, Nantwich and Sandbach, where the walls are staying and only the top is being discussed. This page does not print a figure, because we could not find two dated public sources that agree on one. A like-for-like panel swap and a solid build-up are different briefs, so the quote has to say which one it is.

People often start from the day the room was added, and assume the paperwork for a new conservatory still answers a later roof. It may not. The room's age, whether it is still separated from the house, and whether the new roof is heavier or warmer are questions for the quote and, where the rules bite, for building control. This guide keeps those questions visible.

Planning rules that belong to a new conservatory

The Planning Portal says that if you want to add a conservatory to a house, that project falls within the same planning rules as any other home extension [S4]. The extensions page then gives the usual single-storey rear limits: not more than four metres beyond the rear wall of the original house if the house is detached, and not more than three metres for any other house, and not more than four metres high [S5]. Where prior approval is available, and the site is not Article 2(3) designated land or a Site of Special Scientific Interest, those rear limits can rise to eight metres for a detached house and six metres otherwise [S5].

Those sentences are about adding or enlarging. A like-for-like roof swap that does not make the room bigger is not the same sentence. If the new roof changes the height, the footprint, or the way the room joins the house, you are back in planning territory and you should ask the local planning authority before you treat a contractor's "no permission needed" as the last word. This page cannot see your roof.

Flats are outside ordinary householder extension rights on the Planning Portal's householder pages. If the conservatory belongs to a flat, do not borrow the house limits.

The exemption tests, all of them

Building regulations are a separate gate. The Planning Portal says building regulations generally apply if you extend a home, and that conservatories are normally exempt only when all of the following are true: the conservatory is at ground level; the floor area is less than 30 square metres; it is separated from the house by external-quality walls, doors or windows; heating is independent, with separate temperature and on/off controls; glazing and any fixed electrical installations comply; and it is single storey [S6].

Miss one test and the "normally exempt" sentence no longer describes your room. The same page says any new structural opening between the conservatory and the house needs building regulations approval even when the conservatory itself is exempt [S6]. It also advises against siting a conservatory where it would block ladder access to windows that serve rooms in the roof, particularly windows meant for escape [S6]. A replacement roof that sticks out over those windows is a reason to stop and ask, not a detail to leave off the quote.

Why a new roof can change the answer

GOV.UK lists replacing roof coverings on pitched and flat roofs among alterations that can need building regulations approval, and says approval is different from planning permission [S3]. You might need both [S3]. You do not have to arrange the approval yourself if you use someone on a competent person scheme [S3].

A solid or insulated replacement does not automatically keep the conservatory exemption, and it does not automatically lose it either. The exemption text is about a conservatory that still meets every test, including separation from the house and its own heating controls [S6]. If the works open the wall through to the kitchen, or tie the heating into the house system, you are describing a different building. Put that in the brief so every contractor prices the same thing. Ask building control which file you need. Do not take a salesperson's exemption claim as the decision.

Working on the roof that is already there

Someone has to remove the old panels or glass and handle the new covering. HSE says all work on roofs is highly dangerous, even if it only takes a few minutes, and that the people doing it must be trained and competent [S7]. This page does not tell you which panels to undo, and it does not tell you to walk on glazing. Ask the contractor, in the quote, how the edges will be protected and who supplies that protection.

If the conservatory roof is fragile, say so. You do not need to prove the material. A photo from the garden is enough.

Lines worth comparing

Citizens Advice says to get the price in writing, and to be wary of a trader who will not [S1]. Some traders charge to prepare a quote, so ask first [S1]. A quote should be a fixed total, should say if VAT is included, and should say how long it stays valid [S1]. A business must register for VAT above £90,000 of taxable turnover in the last 12 months, or if it expects to cross that line within 30 days [S2].

Where a deposit cannot be avoided, do not agree more than 25%, and keep the receipt [S1]. Pay by card if you can [S1].

DecisionWhat every quote should say
Keep the frame or replace itNamed, because a frame repair is not a new room
New coveringGlass, polycarbonate, or a solid build-up, in the contractor's words
Link to the houseAny new opening called out, because that needs approval even if the room is exempt [S6]
HeatingStill independent, or joined to the house [S6]
Floor areaWhether anyone is relying on the under 30 square metres test [S6]
Edge protectionIn the total, or absent [S7]
VATIncluded or not, beside the £90,000 rule [S2]

What to photograph from the ground

  • Each slope or panel, the ridge, and the bars, from the garden.
  • The doors that separate the conservatory from the house, because separation is one of the exemption tests [S6].
  • Any window above the conservatory that a ladder would need to reach [S6].
  • Leaks, misted panels, or a dip you can see without climbing.
  • Rough width and projection, marked as approximate.
  • Your postcode.

Anyone in the UK can post a job or register a business. QuoteZila is new, so replies depend on which firms have joined near you [QZ5].

Jobs you might post

These are examples, not taken from real job posts.

  • Replace the roof panels on an existing lean-to conservatory and keep the brick base and the frames. State that no new opening into the house is wanted.
  • Price a solid roof on the same footprint, and say in writing whether the exemption tests would still be claimed.
  • Replace misted roof glass only, as a glazing job, with the frames left as they are.

How the quotes drift apart

One firm prices panels on the old bars. Another prices a new roof structure because the bars will not carry it. Those are different jobs, and a lower number is not a better one until the specification matches. Citizens Advice says a price far below the others may mean the work is not the same work [S1]. NFRC is not the only body in this trade, and this page does not tell you to use one federation. It tells you to read the lines.

Questions about conservatory roofs

How much does it cost to replace a conservatory roof in Cheshire?

Frame condition, the new covering, insulation and access all change the job. Compare quotes that describe the same roof and say whether the walls stay. A panel swap and a solid build-up are not the same specification.

Does adding a conservatory use extension rules?

The Planning Portal says adding a conservatory to a house falls within the same planning rules as any other home extension. On the extensions page, a single-storey rear addition must not go more than four metres past the original rear wall if the house is detached, or three metres for any other house, and must not exceed four metres in height. A replacement roof on a room that is already there is not automatically that same application. Ask the council if you are enlarging anything.

When is a conservatory exempt from building regulations?

The Planning Portal says conservatories are normally exempt only when every listed test is met: ground level, under 30 square metres, separated from the house by external-quality walls, doors or windows, its own heating controls, compliant glazing and electrics, and a single storey. A new opening into the house needs approval even if the conservatory itself is exempt.

Does a solid replacement roof keep that exemption?

Not automatically. The exemption is written for a conservatory that still meets every test on that page, including being separated from the house. A roof change that alters the structure is a question for building control. GOV.UK also lists replacing roof coverings as work that can need approval.

Who works at the edge of the roof?

HSE treats roof work as highly dangerous even when it is brief, and it requires competent people. This page does not tell you to remove polycarbonate sheets or glass yourself. Ask the contractor who provides edge protection and whether it is in the total.

Does QuoteZila check the firms?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Can I post a conservatory roof on QuoteZila?

Yes. Say whether you want the existing frame kept, name the rough size, and add a Cheshire postcode. Up to five matched local businesses can quote. QuoteZila is free for customers and local businesses.
