Replacing a UPVC window handle in Cheshire

A UPVC window handle is a small repair until the quote turns into a new window or door unit. In Cheshire, ask a glazier what is included, and treat building regulations as a separate question if the frame itself is being replaced.

Last reviewed:

A handle is not the same job as a new window

The part you grip is one piece of a UPVC window. The locking strip, the hinges, the glass and the outer frame are others. A quote that says "handle" and a quote that says "new sash and handle" are not the same visit. Ask the glazier to name the parts in writing.

The GOV.UK booklet on building work, replacements and repairs, updated 3 November 2014 and applying to England, gives examples of work you do need to tell a building control body about unless the installer is on a relevant competent person scheme [S1]. Replacement of window and door units is on that list [S1]. The same booklet says most repairs, replacements and maintenance do not have to be notified, with stated exceptions that include glazing units [S1]. A handle is not named. If the job stays a handle, say so in the request. If it becomes a new unit or a new sealed glass pane, use the booklet's lists and, if you are unsure, contact a building control body before the work starts [S1]. The lists are examples, not a complete catalogue [S1].

The booklet names FENSA among the schemes for replacement windows, doors, roof windows or roof lights in dwellings [S1]. A scheme installer should notify the local authority and you should receive a certificate of compliance within 30 days of completion [S1]. If you do not, the booklet says to contact the scheme operator [S1]. QuoteZila is not a scheme operator and does not look anyone up for you.

What to tell a glazier

Send the same note to each business: which room and floor, what the handle does when you turn it, whether the glass is clear or misted, and that you want the frame kept unless they explain otherwise. Photos from inside, taken from the floor, are enough. Add your postcode.

The Planning Portal says repairs and minor improvements, including repainting frames, do not usually need a planning application [S2]. New windows and doors that are of a similar appearance to those used when the house was built usually do not either, except that an upper-floor side window must be obscure-glazed and either non-opening or more than 1.7 metres above the floor level [S2]. A new bay window is treated as an extension and may need permission [S2]. Listed building consent is a separate consent for significant works to a listed building [S2]. An Article 4 direction can withdraw permitted development rights, and a leaseholder may need the landlord's permission [S2]. Those limits are about the window, not about a handle screw. They matter on the day the quote grows.

Cheshire houses, and the opening you already have

QuoteZila is starting in Cheshire, with Crewe, Nantwich and Sandbach among the first towns. Anyone in the UK can still post a job or register a business [QZ5]. Photograph your own window.

If the opening itself would get wider, stop. Do not cut the wall. Ask a building control body before anyone widens the opening [S1]. GOV.UK: building regulations approval. QuoteZila is not affiliated with this organisation.

How to read the quote

Citizens Advice says a quote is a fixed price and an estimate is only a rough guess, so you might pay more on an estimate [S3]. Try to get written quotes from at least three traders [S3]. Be wary of a trader who will not write the quote down, and of a price far below the others, which may not be the same work [S3]. Some traders charge for quotes, so ask before anyone comes [S3].

A quote should say whether VAT is included [S3]. You must register for VAT if your total taxable turnover for the last 12 months goes over £90,000 [S4]. A sole trader under that line may not add VAT. Ask, and get the answer on the quote.

If a deposit is unavoidable, Citizens Advice says do not agree to more than 25%, and get a receipt [S3]. For a single handle, ask whether a deposit is needed at all.

Hiring, without a league table

Honest status: QuoteZila is new. We're starting in Cheshire, beginning with Crewe, Nantwich and Sandbach, and growing area by area. Anyone in the UK can still post a job or register a business. How fast you get quotes depends on how many local businesses have joined near you. Businesses can register and receive jobs straight away. We don't check insurance, qualifications or registrations, so please check these yourself before you hire.

Ask to see the trader's insurance and check it will not run out before the work finishes [S3]. Public liability is the cover Citizens Advice describes for injury or damage to property [S3]. We don't check insurance, qualifications or registrations, so please check these yourself before you hire.

Up to five matched local businesses can send quotes [QZ2]. QuoteZila is free for customers and local businesses [QZ1]. How many replies you get depends on how many glaziers have joined near you [QZ5].

Posting a job is not open yet

Read the glaziers page for that trade, or joiners if the frame is timber rather than UPVC. A wider opening is a builder's question as well as a glazier's: see builders. For how a written trade price is read on another job, see plumber cost and roof repair cost.

This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.

Jobs you might post

These are examples, not taken from real job posts.

  • "UPVC casement in a bedroom in Crewe. Handle spins. Frame and glass to stay. Photo attached."
  • "Kitchen window in Nantwich. Handle snapped. Please say if the lock needs a new strip."
  • "Side window upstairs in Sandbach. Handle only, unless you think the sash is twisted. Do not price a new frame unless you say why."

Questions about handles

Is a broken UPVC handle the same job as a new window?

Not by itself. A handle, a lock or a stay can be a repair on the frame you already have. GOV.UK's booklet on home building work lists most repairs as work you do not have to tell a building control body about, and lists replacement of window and door units, and of glazing units, separately as work you do, unless a competent-person installer certifies it. If the fitter's quote swaps the whole frame, ask which of those it is before you agree.

Do I need planning permission to change a handle?

The Planning Portal says you do not usually need planning permission for repairs, maintenance and minor improvements such as repainting window and door frames. A new window has to be of a similar appearance to the ones used in the construction of the house, and a new bay is treated as an extension. A handle on its own is a repair. Listed buildings, an Article 4 direction and a lease can still change what you may do, so ask the council if the house is restricted.

What should the glazier's quote include?

Citizens Advice says a quote is a fixed price and an estimate is a rough guess, and that you should try to get written quotes from at least three traders. Ask whether the price is for a handle only, or for a new locking strip, a new sash, or a new frame. Ask whether VAT is included. A business must register for VAT when taxable turnover for the last 12 months goes over £90,000.

Should I pay a deposit for a handle repair?

Citizens Advice says some traders charge for a quote, so ask before anyone comes, and that this is not the same as the price of the work. If a deposit cannot be avoided, aim to keep it to no more than 25% and get a receipt. Offer to buy a small part yourself if the trader wants money up front for one handle.

Does QuoteZila check the businesses?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.
