How can you tell a load-bearing wall from a partition?

You often cannot tell from the room, because a load-bearing wall both divides space and carries load down to the foundations, while a non-load-bearing wall only divides rooms. In Cheshire, treat removal as a building regulations job and do not cut an opening to find out.

Why do two walls that look alike behave differently?

An internal wall can be doing one job or two. The Planning Portal says there are two types [S1]. A load-bearing wall provides separation between rooms and is also required to transfer loads from other parts of the structure, the roof and the floors, down to the foundations [S1]. A non-load-bearing wall provides separation and is not required to transfer those loads [S1]. The paint and the skirting do not tell you which you are looking at. Joists above a wall, a wall that continues upstairs, or a wall under a chimney are clues a designer uses. They are not a householder test this page is willing to turn into instructions.

QuoteZila is starting in Cheshire. Crewe, Nantwich and Sandbach are among the first towns. Anyone in the UK can post a job or register.

What permission applies before an opening?

The Planning Portal says that if you want to build a new internal wall, remove an internal wall, or form an opening in an internal wall, building regulations will normally apply [S1]. A new internal wall generally requires approval under the building regulations [S1]. In a conversion, the new wall may also have to separate habitable space for fire and heat, and a door in that wall may need to be self-closing with adequate fire resistance [S1]. Sound insulation can be required depending on the use of the room [S1].

GOV.UK says building regulations approval is different from planning permission, and you might need both [S2]. You do not need to arrange approval yourself if you use someone registered with a competent person scheme [S2]. An opening in a living-room wall is not automatically that scheme. Ask the building control body which application they expect.

GOV.UK: find your local council for building control. QuoteZila is not affiliated with this organisation.

Why is "just a doorway" still a design?

The Planning Portal says care should be taken before removing any internal wall, because these walls can have a number of functions that could affect the building and the safety of the occupants [S1]. A steel beam, padstones and temporary support are the designer's answers when the wall is carrying load. This page does not name a beam size, and it does not tell you to prop a ceiling. Ask the builder whether their price includes a structural design or assumes you will supply one. Two prices are not comparable until that line matches.

If the wall is a party wall, GOV.UK says the Act covers work to an existing party wall, and that cutting into a party wall is one of the works it may include [S3]. A party wall can stand on the lands of two or more owners and form part of a building [S3]. The Act is separate from planning permission and building regulations approval [S3]. The adjoining owner is told by a party wall notice in the way the Act sets down [S3]. A wall on the boundary with next door is the one to flag in the job post. A wall between your kitchen and your own dining room usually is not, but say which rooms it divides so the designer can check.

What belongs in the quote, and what you should not do first?

Citizens Advice says some traders charge for quotes, so ask first, and to collect written quotes from at least 3 traders [S4]. It treats a quote as a fixed price and an estimate as a rough guess [S4]. If a deposit cannot be avoided, do not agree to more than 25%, and get a receipt [S4]. A business registers for VAT when taxable turnover for the last 12 months goes over £90,000, or is expected to in the next 30 days [S5]. Ask whether the opening price includes VAT, the design, the beam, making good, and decoration. Decoration is often a separate trade.

Do not drill a row of holes to "find the joists". Do not remove the skirting to see the bricks and then keep going. Write down which floor the wall is on, which rooms it divides, and whether anyone has already taken a wall out above or below it. Photos of both faces, and of the floor above if you can take them without lifting boards, are enough for a first conversation.

Jobs you might post

These are examples, not taken from real job posts.

  • Opening between a kitchen and a dining room on the ground floor. Say you do not know if the wall is load-bearing. Ask for a design and a builder's price based on that design.
  • Doorway widened in a bedroom wall. Say what is on the floor above.
  • Wall thought to be on the boundary with the next house. Ask whether a party wall notice is included.

Anyone in the UK can post or register. QuoteZila is a new, early-stage project, so how many builders reply depends on who has joined near you [QZ5]. Up to five matched local businesses can quote [QZ2]. QuoteZila is free for customers and local businesses [QZ1].

Questions about load-bearing walls

What does the Planning Portal mean by load-bearing?

It describes two kinds of internal wall. A load-bearing wall separates rooms and also transfers loads from other parts of the structure, such as the roof and floors, down to the foundations. A non-load-bearing wall separates rooms and is not required to transfer those loads.

Can I knock a doorway through to see if it is load-bearing?

No. The Planning Portal says care should be taken before removing any internal wall, because these walls can have functions that affect the building and the safety of the people in it. Building regulations will normally apply if you remove a wall or form an opening. This page does not tell you to cut plaster or brick.

Does a shared wall change the paperwork?

It can. GOV.UK says the Party Wall etc. Act 1996 covers work to an existing party wall, and gives cutting into a party wall as an example. The Act is separate from planning permission and from building regulations approval. Adjoining owners are told by a party wall notice in the way the Act sets down.

Does QuoteZila check builders?

No. We don't check insurance, qualifications or registrations, so please check these yourself before you hire. You can report a quote or a business from your job page.

Honest status: QuoteZila is new. We're starting in Cheshire, beginning with Crewe, Nantwich and Sandbach, and growing area by area. Anyone in the UK can still post a job or register a business. How fast you get quotes depends on how many local businesses have joined near you. Businesses can register and receive jobs straight away. We don't check insurance, qualifications or registrations, so please check these yourself before you hire.

Building regulations approval, as distinct from planning permission, is set out on GOV.UK.

This page is general information, not professional or legal advice. QuoteZila does not check Gas Safe, WaterSafe, NFRC, NICEIC or other registrations against the register on your behalf: look them up yourself.
